INTERNAL FACTORS IN THE COMPANY SERVICE

CONSTRUCTION

(CASE STUDY PT KARTIKA ASRI PRIMA)

1.1. Preliminary

Sne construction project is a series of activities carried out only one time and

is generally short term. In a series of activities, there is a process that processes of

project resources into an activity results in the form of buildings. Besides the

construction project also has the characteristics that are unique, requiring a power

source that is working and "something" (money, machines, methods, materials), as

well as the need of the organization (Ervianto, 2005). The construction project is a

unique and complex activities and all activities in it has one purpose which must be

completed on time, on budget, and within specifications (Soeharto, 2001).

PT Kartika Asri Prima is a company engaged in construction services in the

specifications to handle sub-areas development of telecommunications

infrastructure supporting device, supporting device installation of

telecommunications infrastructure, civil works, Project Management Services,

Maintenance Services and Tower Security Services. So far, PT KAP remain focused

and continue to run the business in the world of construction by working with

private agencies.

1.2. Internal Environmental Analysis Company

Analisis SWOT is a tool (tool) which can be used for qualitative analysis.

SWOT can be used to identify and analyze various factors systematically to

formulate the government's strategy in managing the region. This analysis is based

on the logic that maximizes the strengths (strengths) and opportunities

(opportunities), but simultaneously to minimize the weakness (weakness) and

threats (threats). (Freddy Rangkuti, 2006: 18-19).

Pola simple thought SWOT strategy is when we know the strengths and

weaknesses of yourself (internal) the opportunities that can be achieved and

threats that will arise can be anticipated (external). (Robert J. Kodoatie, 2005:

419).

PeStrategic Planning for analyzing internal and external environment to

determine the strengths and weaknesses of the company are being handled and to

know possible opportunities and threats that can be monitored in future

developments. Knowing the condition of the company concerned, the need to

know and identify an internal strategic factors and factors external strategy in the

matrix IFE (Internal Factor Evaluation) and EFE (External Factor Evaluation).

(Freddy Rangkuti, 2006: 24-26). Factors affecting the internal condition is sebegai

follows:

1. Morking. In each project, the contractor must provide capital for various

purposes, including the cost of making the offer document, guarantees or

insurance costs which usually consists of a bid security, performance bonds,

guarantees payment of labor, building damage insurance, and the cost of

implementation work. Overall, the capital required contractors to handle a

project of between 25% to 100% of the project value.

2. Labor (Human Resources). Labor factor is a necessity in the construction.

Contractors are faced with the decision to establish the amount of labor as it

relates to labor costs or scheduling. Labor contractors can be divided into

skilled labor (carpenters and foremen), labor administration (accounting and

finance part of the project), and experts (engineers and staff).

3. Equipment. Progress was very rapid technological developments also affect

the development of construction equipment. High-tech and user friendly

facilitate the work being developed. The use of high technology to be aware

of the level of effectiveness and efficiency to complete a job that is relatively

easy, especially in terms of cost and time due to possible ineffectiveness and

equipment into losses contractor.

4. Construction methods. To get the final result of a construction project

activities such as roads and bridges, we need a method that is arranged for a

series of projects will be able to achieve the results the corresponding optimal

quality, cost, and time specified.

5. Material. Is one component of an important resource in a project. Therefore,

the material must be planned procurement progressively during the

construction phase progresses. Planning and controlling material adverse

effect on the overall project implementation. To be able to plan and control

the material well need a system that is able to provide the latest information

is accurate, relevant, and fast.

6. Teamwork (Team Work). One of the core structure (core structure) of the

organization is a construction company project team (project team work).

7. Network (Network). In a construction project there are three parties involved

in the process, namely the owners, consultants and contractors. Third parties

must be in a network that has a good synergy.

8. Quality Control (Quality Control). To produce a good construction work

according to the specifications that have been hinted at, the contractor must

have a quality control system.

9. Work Experience and Reputation. This type of contract by open tender is one

of the company's experience points assessment (administration), while for the

type of contract with a system of direct appointment reputation is the main

thing that determines the magnitude of the opportunities to get the project

contractor.

10. Safety factor. In the reconstruction work that many have a high risk, should

pay attention to safety of workers and people who are around the project so

as to prevent things that are not desirable.

11. Supplier. A contractor will be fluent in the project if it is supported also by

suppliers that provide the materials / items required by the project. However,

the contractor must also consider the quality of the material / goods that exist

under conditions specified in the technical specifications of the contract.

12. Productivity Management. Is as the results obtained from production using

one or more factors of production, productivity is usually calculated as an

index and the ratio of output to input. Human Resources plays a leading role

in the process of increasing productivity, because the means of production

and the technology is essentially a man's work (Kohler's Dictionary for

accountant 1983).

13. Organizational structure of the company. An organizational structure in the

company is important to give a clear job description and responsibilities and

coordination among employees from top to bottom level both horizontal and

vertical relationships. On a more technical organization and project is usually

small and not too complicated in coordination. Organizations in all types of

projects could not be the same, it is adjusted to the work performed and

habits organizational structure owned project owner.

14. Standarisasi Program and Work Procedure. Business processes within the

company will run smoothly and in accordance with the vision of company if

you have an SOP (Standard Operating Procedure). Every employee from the

lower level up to the top will easily understand the work to be done and its

responsibility, and have a clear workflow so that business processes run

automatically.

15. sistem Management Information (SMI) and Computerized. In this modern

era, the computer is very important in supporting the company's performance

especially contractors. A cross between a computer and the Internet will make

the company easier to get the information updated on the progress of the

construction world. Through the Internet, the contracting company can get a

project done by way of e-procurement, which is now being intensified by the

government to reduce corruption.
