PROJECT A consists of two (2) contiguous residential serviced apartment buildings one of forty -two (42)

storeys and another of thirty-one (31) storeys, with seven-level double helical basement areas. The
building features two independent towers linked by elevator and stair cores and include apertures
designated as “sky gardens”. It has no floor identified as the thirteenth (13 th).

The building has a total of one hundred and fifty one (151) apartment units identified as follows:

1. Two-Bedroom Apartment Units from Mezzanine to Twenty-Second Floor;


2. Three-Bedroom Apartment Units from Eighth to Twenty-Second Floor;
3. Four-Bedroom Apartment Units from Nineteenth to Twenty-Eighth Floor and from Thirty-
Second to Thrity-Eighth Floor;
4. Maisonettes at Twenty-Ninth, Thirty-Ninth and Forty-First, consisting of upper and lower
levels.

The basement has five hundred seventeen (517) parking spaces, rentable storage rooms, driver’s
transient quarters and lounge with lockers, toilets and baths, garbage collection areas, air conditioning
and ventilating equipment, sump pumps and sewage ejectors, transformer vaults and switchgears, and
spaces for administration use.

The building is constructed of reinforced concrete structural framings, floorings, and foundations. It ha s
polished granite on concrete, and partly glazed and tempered reflective glass on aluminum frame walls.
The ground floor is utilized as the main lobby and receiving areas with granite slab interior finish on floors,
frame-less glass panel, glass panel on aluminum frame, granite, marble, and plastered cement finish on
concrete interior walls, painted gypsum ceiling board with covelighting on the main entrance and typical
lift lobbies, and tempered glass panel on aluminum frame entrance doors. The common areas and
hallways have granite slab on concrete floors and walls, painted gypsum ceiling board with covelighting,
and wood panel and fire rated insulated metal panel doors. The basements are utilized as parking areas
designed in conformity with modern parking standards. The building is equipped with provision for fiber
optic telephone lines, provision for internet and cable TV system, 24-hour security close-circuit television
monitoring, and four (4) passenger elevator units for each building. It is provided with air conditioning for
the lobbies and hallways and independent per unit air conditioning system, fire alarm with smoke and
heat detectors, automatic sprinklers and advanced fire suppression and management system, and
standby generator with automatic transfer system for emergency power back up during utility outage.

Interior finishes for all units are typical and consist of wood panel and ceramic tile finish on concrete
floors, wallpaper finish on concrete walls and partitions, versalex painted plywood ceiling with mouldings,
glazed tempered reflective glass panel on aluminum frame windows, and wood panel doors. The unit also
has a modular kitchen system with stainless steel kitchen sink. It is likewise painted and provided with
plumbing and telecommunications facilities.
