DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED made and entered into by:

BARBARA R. SANTOS, of legal age, single, American Citizen, with residence


and postal address at 12 Belen Gutierrez St., BF Resort Las Piñas City, and is herein
represented by MUNICH J. FRANCIA by virtue of a Special Power of Attorney
(herein attached as Annex “A”) hereinafter referred to as the "VENDOR";

- in favor of -

ENRIQUE KATIGBAK JOSE, of legal age, Filipino, married to Kathleen Ann


F. Jose, with residence and postal address at 1004- A. Renaissance 3000, Meralco Ave. Pasig
City, MARTIN KATIGBAK JOSE, of legal age, Filipino, married to Marilyn S. Jose,
with residence and postal address at #42 Jaime Laya st., BF Homes, Parañaque, and
DANIEL KATIGBAK JOSE, of legal age, Filipino, married to Joselyn Gutierrez Jose,
with residence and postal address at U-405 Renaissance 2000 Condominium, Meralco Avenue,
Pasig City hereinafter referred to as the "VENDEES".

WITNESSETH;

WHEREAS, the VENDOR is the absolute and lawful owner of a parcel of land
containing an area of THIRTY-ONE point NINETY-FIVE (31.95 Sq. M.) square
meters, more or less, covered by Condominium Certificate of Title No. 006-
2018013145 issued by the Registry of Deeds of Makati, which is more particularly
described as follows;

-Condominium Certificate of Title No. 006-2018013145-

“Unit 017-00A – A RESIDENTIAL 1-BEDROOM TYPE


CONDOMINIUM UNIT LOCATED AT THE SEVENTEENTH
FLOOR OF ‘SALCEDO SQUARE’ WITH AN AREA OF 31.95
SQUARE METERS, MORE OR LESS. IN THE DIAGRAMMATIC
FLOOR PLAN APPENDED TO THE ENABLING OR MASTER
DEED OF THE CONDOMINIUM PROJECT ANNOTATED ON
TRANSFER CERTIFICATE OF TITLE 201000027 WHICH
EMBRACES AND DESCRIBES THE LAND LOCATED AT CITY
OF MAKATI with an area of EIGHT HUNDRED FORTY (840)
SQUARE METER”

WHEREAS, the VENDEES have offered to buy, and the VENDOR has
agreed to sell the above-mentioned property under the terms and conditions herein
below set forth:

a.) That the purchase price shall be paid by the VENDEES to the VENDOR
through the issuance of a Manager’s Check;

b.) That the Capital Gains Tax, Real Estate Tax, Documentary Stamp Tax, E-
Vat (if implemented), Real Property Tax for the Condominium Common
Area, Documentation, Registration Fees, Transfer Fees, Broker’s
Commission, and other expenses necessary for the issuance of a new title and
transfer of ownership shall be initially shouldered by the VENDEES, but
will eventually be deducted from the Contract Price and reimbursed to the
latter, subject to the presentation of the necessary receipts pertaining to the
expenses mentioned above;

NOW THEREFORE, for and in consideration of the aforesaid premises and


more specifically of the sum of FOUR MILLION SEVEN HUNDRED
THOUSAND (Php 4,700,000.00), Philippine Currency, the receipt whereof is hereby
acknowledged in full from the VENDEES, to the entire satisfaction of the VENDOR,
the said VENDOR does hereby SELL, TRANSFER, CONVEY and DELIVER,
in a manner absolute and irrevocable, in favor of the VENDEES, their heirs, assigns
and successors-in-interest the portion of property above-described.

THAT the VENDOR hereby warrants valid rights and peaceful possession of
the property herein sold and conveyed and further declares that the same is free and
clear of all liens and encumbrance of any kind whatsoever.

IN WITNESS WHEREOF, the parties have hereunto set their hands on the
