Kim Nicols is a full time licensed Realtor who has been actively selling homes and land since 1992. Her sincere interest and
desire to become a Realtor dates back to when she was a small child. While other young girls were playing “house” Kim and her
sister used their mom’s real estate magazines and props to play “real estate”. Who knew a childhood pass time would blossom
into a long term career. After graduating from college in Santa Barbara, Kim returned to the Bay Area and joined her mother in a
successful partnership, Alain Pinel Realtors, a high end boutique company in Silicon Valley, in which they specialized in selling
luxury homes. In 2003, Kim relocated to the Sacramento area with her husband and daughter. Kim’s extensive experience selling
properties that range from one bedroom condos to multi-million dollar estates has resulted in her in-depth knowledge and
understanding of our current market conditions and trends.

Kim has earned many designations and awards over the years such as Top 100 Realtors in Silicon Valley, President’s Club, Masters
Club, Certified Relocation Specialist but says her success is a result of doing what you love. I try to live by the famous quote,
“...work like you don’t need the money.” Kim is a volunteer for Special Olympics and Make a Wish Foundation.

Over 85% of Kim’s business is referrals from either past clients, friends, and other Realtors. Kim genuinely cares about her clients
(as many will attest to) and is apparent with the hundreds of discriminating buyers and sellers Kim has helped make the best
moves of their lives over the years.

“My husband and I have bought and sold several properties with Kim and it’s her commitment to treating each client as an
individual that sets her part from other agents. She is our Realtor for Life and a dear friend.” ~ Bonita & John Freitas

She also says her belief that people have high expectations of Realtors and the fact that she wants to exceed those expectations
keeps her striving to do even better. Today’s market demands that you have an experienced and professional Realtor working on
your behalf. Whether you are buying or selling a home, you deserve to have, Kim Nicols, working on your behalf. Thinking of
making a move… Now could be the right time.

Why Women Make Great Franchisees
Some women plan on becoming business owners practically as soon as they can talk and others fall into it by happenstance, but the motivation is often the same - they
want to escape the drudgery of working for someone else and make their own business decisions.
Because so many women have already spent years in the work force by the time they’re ready to take the leap, becoming a franchisee is a great way for them to jump
into business ownership without having to spend several more years doing research. Choosing a franchise still requires lots of due diligence, of course, but the biggest
bonus of franchising is that it’s a proven system. Many women, especially those supporting a family, appreciate knowing they don’t have to make the same mistakes the
franchise’s founders did.
Franchising also plays to several traits women tend to have. Women are natural networkers, a skill that’s fundamental to becoming a successful franchisee. Being the
new business owner in town, means going out into the community and attending events. Women tend to be good at networking within the business community and
sustaining support systems with both men and women. Women with a nurturing side tend to excel at customer service - something on which a franchise’s success often
depends. Women are very good at managing other people, an ability that’s vital to training and retaining employees.

When women find the right brand for themselves, that passion transfers to the business, it seems that women have the ability to be passionate about whatever business
they own, be it a senior care service or a janitorial service. They’re great ambassadors for their brands. They talk about it, they live it, and they breathe it.

The 2 most important thing in researching/selecting a franchise are:

Using your transferable skills and separating the function of the business from the function of the business owner. Remember the story about Danny and
Nancy? Example: A Fast Food Owner and A Residential Cleaning Service. One is food and one is service, but their function is the same…managing
managers; doing financials and handling the marketing.
To find out if franchising is the right “fit” for you, you are invited to attend a free seminar on November 9th
in Roseville; details and registration at: www.frannet.com/cvinci
