    A comprehensive look at home sales data for all of Sonoma County, California through October 31, 2010. This includes single-family homes, condos and farm and ranch property. Sales dropped a whopping 25% from October 2009 and the median price fell 9%, after 18 months of fairly steady or stable behavior. Newly pending sales remained at a good level--about 60% were bank-related--I am guessing short sales. My guess is that all the "Robo-Signing" controversies put an early damper on this fall and winter's sales. Months Supply of Inventory remained steady at about 4 months supply at the current sales rate. Look for that to increase if sales continue to slide and inventory does not. The big question is how temporary is this trend---is it a reflection of an early winter chill or a longer term trend as buyers become more cautious, despite unheard of low rates. The irony? There are still multiple offer competitions for special homes, well-priced.
