Overview:

The home is very well cared for and one of the most appealing ranches I’ve seen in the
area and price point. It’s essentially “move in” and with the updating completed already,
there’s really nothing to do. The disclosure is clean and she’s even replaced the
polybutelyne (blue pipe – gray pipe – PB pipe) that has a tendency to burst where the
main comes into the house. Toss in the replaced roof, water heater, complete kitchen
and master bath renovation, tiled floors, granite and tile in master bath, appliances…..I
see it as an easy place to live in and own. Also good to know is that she appears to be
the original owner, there hasn’t been any Home Depot Ranger work done – weekend
warrior home owners that often mess up jobs and cause issues. I get the impression
that she’s called in trades for any work needing to be done.

Also – in speaking with the agent, he said that she is closing on the home she’s buying
next week and will be out of the house shortly thereafter. He said that she is motivated
to close the book on this and avoid having to worry about a vacant home.

Data:

I attached the MLS listing, tax sheet, appraisal data and plat for the subject. There
doesn’t appear to be a crazy mortgage, that’s good as it appears that she isn’t
mortgaged to the hilt. Note the lower taxes, that’s the senior rate and if your mom is 62
then she can get that as well.

Also attached is data for comparable homes. These are 3BR/2B ranches in the same
competing area. I know several of these, sold two of them over the last year. I cut out
the older ones, ones in need of rehab and foreclosures. When comparing homes,
consistency matters. Note that while many of the comps are noted as updated; none
have the granite, tile backsplash, travertine in the master shower, quality cabinets or full
stainless appliances. I know a few have newer roofs, water heaters, etc but none have
the entire package.

Also attached is document labeled as “smart”. This is an appraisal tool that I use to work
up trends for the competing area; it’s much more detailed as I can set any parameters I
want to pull specific trends. You see the value trend for homes between 100K-200K in
that same competing area. This is broad, broken only by price range as I want to see
what the market is doing specific to this range.

That data shows a year over year drop of 0.34%; from Nov 08 to current shows a 4.1%
drop. From May to current there’s been a 1.7% increase. My call on the market is that it
appears generally stable for the 100-200 range; there will be seasonal fluctuations but
not the crazy drops – from that standpoint it appears that values have generally
stabilized.
Altos Research shows the expected drop in median value. The chart for zip 30102 is
below. This is good for general supporting data but we should place most reliance on the
SMART data as it’s more specifically tailored to the subject.

Application of the numbers:

Comp data suggests the following sale to list ratios:

94% x 145,000 = 136,300


97% x 145,000 = 140,650

FMLS data for the overall section (all sales no criteria) shows:

89% x 145,000 = 129,050

Most reliance is given to the specific comp data as the FMLS general data includes all
price points, foreclosures, bank owned and other data – in short, a bit too broad. Given
the condition of the home and work completed, it’s reasonable to say this will fall in the
upper percentage tier.

If I were to suggest an offer, it would be the following:

• 140,000 price
• 4,000 seller paid closing costs
• Seller paid home warranty - $475+-
• Seller provides termite clearance letter and transfers the bond for at least six
months – $300+-
• Kitchen fridge to transfer at no cost

That would end up being a net to you of around 135K+- and for that price, I think it’s a
great pick up. The home warranty will cover any issues and can be renewed annually.

An additional card to play would be her motivation. The ability to close her new home
and get this one closed right behind it without is sitting vacant and possibly dealing with
two mortgages should be a huge incentive.

Based on conversation with the agent, the owner is ready to look at offers so I think
putting something on the table would make sense.
