Builders hopeful of new year sales boost
HOUSE developers are hopeful that
the recent big freeze will boost
demand for energy-efficient new
homes as they battle to reduce a
backlog of unsold new properties
built up in the final quarter of 2010.
These key points emerge in the
latest New Homes Index from
SmartNewHomes.com, which says
the number of new homes on the
market “more than trebled”
between September and November.
But any price cuts in the autumn
were apparently short-lived – for the
survey says the average price of a
new home rose from £212,000 in
October to £220,600 in November.
Steve Lees, marketing director of
SmartNewHomes.com, said: “Many
developers will have priced
aggressively in October to tempt
potential buyers with the possibility
of moving in before Christmas.

The survey also shows that price
movements have varied according
to property type during the past
year.
While detached houses have risen
by an average 0.8 per cent to
£294,000 since December 2009, semi-
detached houses have fallen 2.5 per
cent to £186,500 and townhouses are
down 5.8 per cent to £207,000.
Apartments, in contrast, have
soared 8 per cent to just over
£197,000.
The report also says that Greater
London saw a 25 per cent plunge in
the number of new homes
completed in the past 12 months,
despite an acute housing shortage
in the capital.
In Greater London the average
price of a new home is now
£337,936.

turned out to be an
annus mediocris for
estate agents. Or to
use a more
contemporary cliché it has been a
year of two halves.
The first six months were rather
good with the property market
getting into its stride early in the
new year. In retrospect it looks
as if all those people frustrated by
the previous two or three years of
stagnated market just wanted to
get on and move.
So, for the optimistic at least, it
seemed for a while that the
market was on its way back. This
certainly included sellers who
saw for the first time in years a
market that was offering real
choice and opportunity.
Prices were also making gains
and in some areas clawing their
way back to 2007 levels. This came

as good news for sellers who
quickly saw the chance to extract
a little more from their sale.
But – and there is always a but
in property – halfway through the
year the mood changed. A negative
pall hung over everything – rather
like the cloud of ash from that
unpronounceable Icelandic
volcano.
Perhaps it was the impending
general election. Perhaps it was
the relentless news of austerity,
cutbacks and public sector layoffs.
Perhaps everyone just wanted to
think about the summer holidays
or the World Cup. Perhaps they
just grew tired.
Certainly they grew tired of the
lack of mortgage funds and the
lack of will on the part of lenders
to provide any. The lenders still
say they will lend but in many
cases the over-harsh lending
criteria has made buying difficult
for anyone without cash or a very
substantial deposit and gold
plated job prospects.
So now we are left at the end of
the year with the lowest mortgage
lending on record. Not such a
good end to a property year that
had started so well.
So the big question now is what
will happen next year? It is a hard
one to call. The austerity and the
mortgage problems won’t melt
away quite so quickly as the
recent snow. Also, all those over-
optimistic sellers will have to re-
adjust their price expectations as
the market settles once again.
But with the UK slowly climbing
out of the economic crisis there
are two things for sure next year.
The British public will be
anxiously looking forward to the
royal wedding in April and to a
steadily improving property
market.

Colourful costumes
of Indian dancer will
bring glamour to sale
Brightwells is selling some of the striking clothes from Ram Gopal’s exotic wardrobe

HEN Ram Gopal
performed with
Natalia Markova in
the early 1960s he had
been long accepted as
the world’s greatest exponent of the
art of Indian dance.
Gopal had enjoyed celebrity in
London in the years before the Second
World War, even taking tea with Queen
Mary who, like other theatregoers,
delighted in the drama and beauty of
his presence and techniques.
Interpretations of Oriental dance had
appeared on stage from the early years
of the 20th Century notably in the
work of Diaghilev while Anna Pavlova
and Nijinsky had both practiced Indian
movements but it was not until Gopal,
shining with oil and costumed in rich
brocades and ornate head-dresses,
revealed the authentic tradition that
Europeans were able to enter this
unique world of the senses.
Next Wednesday Brightwells Fine
Art will be selling some of the
colourful costumes that Gopal had
treasured throughout his life. I
ncluded in the sale at Easters Court,
Leominster, will be two tunics he wore
for social occasions and a number of
headdresses that are embellished with
stones and beads.
They reflect the career and life of a
man who became known as the
Nijinsky of India and whose image was
recorded by some of the world’s
leading photographers. Also in the sale
is a copy of a 1960s programme that
shows how the costumes were worn
and provides a record of some of his
greatest roles.
As a dancer Ram Gopal was probably
at his peak in the late 1930s but

play-worn, unboxed Dinky, Corgi and
Matchbox toys is as great as ever.
In it’s recent sale groups of unboxed
Dinky toys dating from the 1950s and
1960s sold for up to £220, while a boxed
Dinky Toy number. 905 Foden chain
lorry sold for £190.
A boxed Dinky commercial vehicles
gift set made £260 and a group of four
Corgi Batmobiles, in an unopened
blister pack, fetched £120.
Elsewhere in the auction, a boxed
Corgi Magic Roundabout playground
set, complete with all components and
in working condition, made £310.

because of the outbreak of war he
returned to India. He later made his
home in London with periods in Paris
and Venice.
He danced at the Royal Festival Hall
and at the Edinburgh Festival in the
same period and toured continually in
one year playing in London for 14
weeks Paris for three and Stockholm
for four as well as undertaking many
single appearances.
His last dancing tour took place in
1988 and he died in a Surrey nursing
home in 2003.
