now located. The Jenkins purchased their home on
Saddleback Road for $25,000 in 1941 and included
a barn, stable and guesthouse on 5 acres. Jenkins
daughter, Rachel Jenkin’s Sulmeyer, (whose current

issue) reflects on the early years of growing up
in Rolling Hills: “During the early years, there was
approximately 60 families living here. The roads were
dirt, and the area was very rural. The only mode of
transportation was by horse or foot and I remember
riding to nursery school on horseback. We farmed,
had cattle and chickens and lived a ranch lifestyle.”

The Beginning…
It all began when Beverly Hills landscape architect A.E. Hanson was tapped by
landowner Frank A. Vanderlip Sr. to develop a community on part of the 1,000
acres of Palos Verdes Peninsula land that Vanderlip had acquired in 1913. In 1932,
Hanson began to sell the idea of developing the city’s large lots into single-family
vacation dude ranches, which eventually evolved into a development of one-story
luxury homes with a minimum lot size of one acre, allowing plenty of room to keep
and ride horses.
