RENTAL AGREEMENT

THIS DEED OF LEASE executed at Bangalore on 23rd day of March 2010 between Mr
S Veera Manohar , A-104, Aishwarya Serenity, Airport Road, Marathahalli, Bangalore-
560037, hereinafter called the LESSOR (which expression shall wherever the context so
requires or admits means and include his heirs, executors, administrators and assigns) of
the ONE PART and Mrs Neha Sengupta aged about 29 years, w/o Mr Subhadeep
Sengupta, working in Motorola India(P) Ltd, Bangalore, presently residing at A-104,
Aishwarya Serenity, Airport Road, Marathahalli, Bangalore- 560037 hereinafter called
the LESSEE (which expression shall wherever the context so requires or admits means
and include his heirs, executors, administrators and assigns) of the OTHER PART.

WHEREAS, the lessor is the absolute owner of A-104, Aishwarya Serenity, Airport
Road, Marathahalli, Bangalore- 560037 hereinafter called as the said premises.

AND WHEREAS, the lessor has agreed to lease the entire part of A-104,1st Floor
approximately 1090 sq ft of the said premises and one covered car parking in the
basement on the terms and conditions hereinafter contained.

AND WHEREAS, the lesse has agreed to take the aforesaid premises of 1090 sq. ft.
approximately of the premises on lease on the said terms and conditions.
I. NOW THIS INDENTURE AND IT IS AGREED BY AND BETWEEN THE
PARTIES HERETO AS FOLLOWS:

1. That in consideration of the rent hereinafter reserved and of the covenants and
conditioned herein contained the Lessor both hereby lease unto the Lessee the aforesaid
premises hereunder written.

2. To hold the said premises unto the lease for a term of 11 months at a time from
23rd March 2010 to to 23rd feb 2011, at a monthly rent of Rs 18500 +
2000(maintenance)/- (Rupees Twenty thousand five hundred only) for 11 months.

3. The Lesse has paid a paid of Rs 50000(Rupees fifty thousand only)( Cheque
number 329351 drawn at HDFC Bank) for which the Lessor shall give a stamped
receipt. This sum shall be refunded at the time of handling over the premises by
the Lessee and after adjusting any dues towards electricity, water and other charge
and any damages to the premises, amenities, fixtures and articles thereof.

4. Every month the rent for the Leases premises shall be paid to the Lessor by the
Lessee in advance by Cheque/ DD or cash in favor of the Lessor on or before 5th
of every month.

5. Every month the applicable maintenance charges shall be paid to the Aishwarya
Serenity Apartment Owners’ Association on or before 7th of every month.

II. THE LESSEE CONVENANT WITH THE LESSOR AS FOLLOWS:

1. To pay the reserved rent on the day in advance and in the manner aforesaid and to
pay all charges for electricity, water to the demised premises.
2. To pay the applicable monthy charges to Aishwarya Serenity Apartment Owners’
Association
3. In case the Lessee intends to stay beyond 11 months the rent will be enhanced at
10% on every year at the existing rent.
4. Not to make any additions or alteration in the demised premises except with the
written permission from the Lessor.
5. To use the demised premises only for residential purposes of the Lessee and not to
do or suffer to be done in the demised premises anything which may be or
become a nuisance or annoyance to any other person in the complex or to any
other tenants.
6. Not to sublet the demised premises either in whole or part. Only Mrs Neha will be
staying along with family.
7. To maintain the premises and keep the amenities, fittings and fixtures thereon in
good and tenantable condition.
8. To have the right to take away any fixtures that the Lessee may attacht to the
demised premises such as AC. Shades, water heater and other electrical
appliances or any other items owned by the Lessee and to make good and the
damages that are occasioned by such fixtures and the removal thereof, leaving
away the fittings provided by the Lessor.
9. On the determination of tenancy agter tgiving one month notice to yield up the
demised premises in as good order & condition as the same are at the time of
taking over the same by Lessee at the commencement of this lease.

III. THE LESSOR COVENANTS WITH THE LESSEE AS FOLLOWS:


1. During the said term to pay all the rates, municipality property tax, urban land tax,
sewerage tax, any other tax, if levied and outgoing imposes or payable in respect
of the demises except the charges covenanted to be paid by the Lessee as
mentioned in clause I above.
2. on the Lessee paying the rent hereby reserved & observing & performing the
several covenants & stipulations hereby contained the Lessee shall peacefully
hold & enjoy the demised premises during the hereby mentioned lease period
without any interruption by Lessor or by any other person claiming through under
or trust for him.

IV. PROVIDED ALWAYS AND IT IS HEREBY MUTUALLY AGREED AS


FOLLOWS:
If the rent hereby reserved or any part thereof shall be unpaid in advance for two months
consecutively after becoming payable or it any of covenants on the Lessee’s part herein
contained shall not be performed or observed, it shall be lawful for the Lessor at any time
thereafter to re-enter upon the demised premises or part thereof and hereupon this demise
shall absolutely determine, but without the prejudice to the remedy against the antecedent
breach of covenant herein contained.

It is hereby agreed by the parties that notwithstanding any period of lease mentioned
above either party can terminate the lease by giving one calendar month notice in writing
to the other party.
