The Lazy H Ranch in Central Colorado consists of over 4,000 acres some of the best hun ng and shing in
Colorado. This land ranges from river bo om on the North Fork of the Gunnison River to high country
and aspen quakies. The improvements on the property are excellent with the cornerstone being a large
luxurious Colorado custom home. Addi onal improvements include a late 1800s remodeled farmhouse in
excellent condi on, a semi-completed custom home at sheetrock stage, a 1400 sq hun ng cabin on the
mountain and a large outbuilding with o ce and a walk in freezer.

Lazy H Ranch is immediately available for inspec on by appointment. The inspec on period shall begin on
Monday, February 14 at 9 am and conclude on Friday April 14, 2011 at 4:30 p.m. MST. Hayden Outdoors

HUNTING
Perhaps the most attractive things on the Lazy H Ranch are the animals
that call it home. Ask around and you will see that this is arguably one of
the best big game hunting ranches on the market today. The property
is loaded with world class mule deer that thrive in the oak brush
and canyons scattered throughout the ranch. Believe
it or not, it is not unusual to kill bucks measuring
over 200 inches gross and 30+ inches wide. The
topography which is full of benches, plateaus, hillsides
and canyons and the road sys- tem makes hunting these
animals perfect for all ages and all calibers of hunters. The area
has 2 to 3 resident elk herds and is located in the migration route, so it
offers excellent elk hunting every season. The area is not known for its
huge elk, but the ranch offers and excellent kill
ratio of average to good quality bulls. The
ranch is located in game unit 53 which is an
over the counter unit for elk, so your friends
and family are always welcome to join in the
hunt. Additional hunting opportunities in-
clude black bear, mountain lion, turkey, sage
grouse and various other furry creatures. In
the past, the owners of the Lazy H Ranch

FISHING
The North Fork Gunnison River
(locally known as the North
Fork) is a tributary of the
Gunnison River, approximate-
ly 25 miles long, in south-
western Colorado. It drains
part of the southwestern
flank of the Elk Mountains
northeast of Delta. It is
formed in the mountains of
northwest ern Gun nison
County and follows along
State Highway 133 on the
south side of McClure Pass.
It descends to the southwestern
through a widening valley past Somerset, Paonia, and Hotchkiss. The
North Fork joins the Gunnison River in eastern Delta County, just down-
stream from the famous Black Canyon. The valley of the river, called the
North Fork Valley, has a temperate climate that has historically been a
center of fruit growing in Southwestern Colorado. This healthy river is
home to a large number of German Brown and Rainbow Trout. Trout in
this section average 14-20 inches with fish over 2 feet long always
lurking in the shadows. Perhaps one of the most prolific and anticipated
insect hatches in the country occurs in the on the North Fork of the
Gunnison and Gunnison Rivers. The Giant Salmonfly hatch normally
occurs in June when the water temperature rises to about 50 degrees.
The hatch begins at the confluence with the North Fork and moves
upstream. If timed correctly, dry-fly fishing with Stoneflies and
Stimulators is about as much fun as one can have! Luckily, the Lazy H
Ranch is positioned perfectly for the start of this epic trout fishing
event.

All sealed bids must be in writing on the sealed bid registration form provided by Hayden Outdoors. The bids must be
submitted to Hayden Outdoors, 1613 Pelican Lakes Point, Suite 201, Windsor, CO 80550 Attn: Lazy H Ranch on or
before 4:30PM Mountain Standard Time, Friday, Friday April 14th, 2011. Each sealed bid should include the following:

Signed sealed bid auction form. (Located in PIP Packet);
10% deposit made payable to First Gunnison Title & Escrow. Successful Bidder’s deposit will become non-
refundable upon signed purchase contract by both parties.
All sealed bids must be in possession of Hayden Outdoors before 4:30PM MST on April 14th, 2011.
Buyer shall have a confidential, qualifying review with Hayden Outdoors as to their ability to purchase said
property. Hayden Outdoors will then relay to the Seller whether or not Buyer has the ability to successfully
purchase the Lazy H Ranch at the agreed upon value.
Terms and Conditions of Sale
The transfer of this property is for all cash. Bidder must be prepared and qualified to complete this transaction by
April 28nd, 2011. Highest accepted bidder will be notified on the April 15 th, 2011 at the opening of the sealed bid.
The winning bidder will be required to sign a purchase contract (See PIP Packet), within 2 business days after notifi-
cation and acceptance. Winning bidders deposit will be non-refundable upon electronic delivery of purchase con-
tract signed by both parties. Non-winning bidder’s deposits will be returned within 3 business days of the sealed bid
opening.
The highest bid shall be considered an agreement to buy and is final, if accepted by Seller. Buyers acknowledge that
this parcel is being sold at sealed bid auction subject to all existing covenants, conditions, restrictions, reservations,
easements, rights of way, assessments, zoning and all governmental doctrines (See Title Report in the PIP Package).

Buyer Affirmation
Upon submission of sealed bid form Buyer affirms that they have:
Investigated and inspected the property to their satisfaction and are familiar with the condition of the
property and has made their own determination as to the merchantability, quantity, and quality
condition of the property including the presence of toxic or hazardous substances.
Buyer acknowledges that the property is suitable for Buyer’s particular use. Buyer hereby accepts the prop-
erty in its present condition on an “As Is, Where is”, basis and acknowledges the existing condition of the
property and therefore Sellers shall be under no obligation whatsoever to undertake any repairs or alter-
ations with respect to any portion of the property.
Title and Escrow Fees
The Sellers warrant that title to the property on the date of sale is free of all monetary liens unless disclosed.
Title insurance, documentary transfer tax, auction fees, ½ of escrow fee will be paid by the Seller.
First Gunnison Title and Escrow located at 113 East Georgia Avenue, Gunnison, CO 81230 will process the all
escrow documentation and title transfer.
Buyer’s Broker Participation
A 2.5% fee will be paid to any properly licensed real estate broker who registers a successful bidder
according to the broker participation agreement. Buyer registration forms are available from Hayden

SEALED BID OFFER TO PURCHASE AND BIDDER REGISTRATION FORM

The undersigned (Offeror) hereby offers to purchase the right, title and interest in land commonly known as
Lazy H Ranch in Delta and Gunnison Counties, Colorado.
The land referred to herein below is in Delta and Gunnison Counties, State of Colorado and is described by
the following Assessor’s Parcel Numbers:
Delta County: 318714100005, 318722100001, 318727100002
Gunnison County: 318500000026, 318700000006
Any amount can be bid subject to the Sellers’ acceptance The sellers reserve the right to accept or reject
any and all bids by the buyer. To be qualified, a bidder must deposit 10% of the Offeror’s purchase bid in the
form of U.S. legal tender, Cashier’s Check or Wired Funds.
BID PRICE $
The deposit shall be made out to First Gunnison Title & Escrow. The deposit will be held in their trust
account until the winning bid is announced. All unsuccessful bidder deposits will be returned within 3
business days. Successful Offeror’s deposit will be held with Title Company, with a signed purchase contract
for the completion of this purchase. The contract will be completed for Offeror’s signature within two days of
acceptance and returned signed within 3 business days. Upon receipt of signed contract via mail or
electronically, Offeror’s deposit becomes non-refundable, but is applied to the sales price.
10% of Bid Price $
The property will conveyed by General Warranty Deed Offeror will provide escrow holder with legal vesting
within 10 days of closing of escrow. The closing of the sale will occur on April 28nd, 2011.
This offer shall be irrevocable until 4:00pm MST on Wednesday, April 27th, 2011. If the offer is accepted by
the Offeree, but the Offorer fails to perform the contract, the bid deposit of 10% shall be forfeited by the Of-
feree as liquidated damages.
Condition of “As Is” Property Offeror acknowledges that except for the expressed warranties and represen-
tations contained in the agreement and General Warranty Deed, Offeror is not relying on any oral, implied, or
other representation statements or warranties by Offeree, Hayden Outdoors or it Brokers and Associate Bro-

…representing warranties or agreements if any are merged herein. The residences and land are being sold
without reservation by the owner. Inspections and condition must be verified by purchaser during inspec-
tion period.
Other than specifically disclosed herein offeree has not made, does not make and expressly disclaims any

Upon conveyance of the property Offeror affirms that it has:

The property suitability or fitness for any particular use Offeror hereby accepts the property in the
present condition on an “As Is, Where Is”, basis
Offeror further acknowledges that the provisions of the sale have been fully explained to the Offeror
and that the Offeror fully understands and accepts the same.
Notification of the Offeree acceptance Winning bidder will be notified by Hayden Outdoors the next day
following opening of the sealed bids. Upon notification a contract will be prepared and once signed within 2
days of notification an escrow will be opened and completed on or before April 28th, 2011.
Transferring and Escrow an Escrow Account and Preliminary Title Report has been established with First
Gunnison Title and Escrow, Inc. located at 113 East Georgia Ave, Gunnison, CO 81230 and contracted to
complete the transfer of this property. A copy of the Preliminary Title Report and other information has been
made available to the Offeror for complete examination (PIP Packet). Offeree will be responsible for custom-
ary charges associated with the transfer of this property including, but not limited to, title insurance, County
documentary transfer tax, and ½ of the closing costs.
The Offeror has read and agrees to the foregoing sealed bid auction agreement and by affixing the signature
on this form accepts the responsibilities and duties of this agreement.

nancial advisor led me to the Hayden Outdoor family. Along with enjoying the blessings of my 5
children, I love to spend me outdoors on horseback, and tag along with my husband hun ng birds
