Driving Directions from Orlando Airport


Follow the signs North Exit out of Orlando Airport and follow the signs for the Beach line Expressway
(528) WEST. Once on the Beach line you will pass through two tolls. The first is 75c and the second is
75c.Continue on this road until you reach the I-4. Take I-4 WEST (towards Tampa). Continue heading
WEST on the I-4 until you reach exit 58 (Hwy 532). Exit and merge right. Make your first right in
between Chilis Restaurant and 7 Eleven. Follow the road all the way down until you hit Tuscana

Follow signs towards the Florida Turnpike, heading north. Merge on to the Turnpike. *Turnpike is a
toll hwy. Take the Florida Turnpike to Orlando I-4 WEST EXIT. Continue heading WEST on the I-4 until

Tuscana– Background Information.

Tuscana began construction in late 2005 and opened in 2007. All the condos and facilities are modern, spacious and
very comfortable. The gated resort consists of a large clubhouse with a 30 seat movie theatre (this can also be used
a meeting room), a fully equipped fitness centre and computer access with high speed internet. There is a bar and
restaurant onsite, offering poolside dining as well as a takeaway service. At the back of the clubhouse there is a
large, private pool with plenty of sun loungers and shaded cabanas, and small children’s pool and hot tub.

The condos are all open plan and fully furnished with all modern appliances and fittings. They range from 3 bed/2
bath to 2 bed/2 bath. All of the bedrooms and bathrooms are very spacious and have generous storage room.
Condos have a screened balcony with a table and chairs and some with views overlooking the golf course.

When the developer was in the last phase of selling the units in 2008, the lenders involved pulled their funding and
ultimately hindered the sales of many units. This situation created an opportunity for our investment group. Our
equity team is purchasing in bulk, the notes in default and passing a percentage of the inventory to individual
investors that are looking to buy one or two units for a 2 to 3 year hold.

All records for Tuscana are available on the Osceola County Property Appraisers website
www.property-appraiser.org

- The 2 bed units were last year (2009) assessed at $237,700 and the taxes were $3,963.48.
However the 2 bed units have just been assessed this year (2010) at $88,700, so it is fair to say the taxes will be
reduced considerably for 2010.

- The 3 bed units were last year assessed at $253,000 and the taxes were $4,211.24
The 3 bed units have just been assessed at $94,500 again it is fair to say the taxes will be reduced considerably
for 2010.

These number shave also lowered for 2011 to $1,600 per year.
