LOCATION:
The luxurious Tuscana Condominium Villa Resort is located in the heart of Orlando's premier Golf
Community Champions Gate, Florida. Only two exits south of Disney World (approximately 4
miles) with easy 1-4 access to all Central Florida Attractions. Visit Clearwater or Daytona, east and
west coast beaches, just 60 miles away. Tuscana is the perfect investment property for every kind
of investor.
Tuscana began construction in late 2005 and opened in 2007. All the condos and facilities are modern, spacious and
very comfortable. The gated resort consists of a large clubhouse with a 30 seat movie theatre (this can also be used
a meeting room), a fully equipped fitness centre and computer access with high speed internet. There is a bar and
restaurant onsite, offering poolside dining as well as a takeaway service. At the back of the clubhouse there is a
large, private pool with plenty of sun loungers and shaded cabanas, and small children’s pool and hot tub.
The condos are all open plan and fully furnished with all modern appliances and fittings. They range from 3 bed/2
bath to 2 bed/2 bath. All of the bedrooms and bathrooms are very spacious and have generous storage room.
Condos have a screened balcony with a table and chairs and some with views overlooking the golf course.
When the developer was in the last phase of selling the units in 2008, the lenders involved pulled their funding and
ultimately hindered the sales of many units. This situation created an opportunity for our investment group. Our
equity team is purchasing in bulk, the notes in default and passing a percentage of the inventory to individual
investors that are looking to buy one or two units for a 2 to 3 year hold.

- The 2 bed units were last year (2009) assessed at $237,700 and the taxes were $3,963.48.
However the 2 bed units have just been assessed this year (2010) at $88,700, so it is fair to say the taxes will be
reduced considerably for 2010.
- The 3 bed units were last year assessed at $253,000 and the taxes were $4,211.24
The 3 bed units have just been assessed at $94,500 again it is fair to say the taxes will be reduced considerably
for 2010.
These number shave also lowered for 2011 to $1,600 per year.

For someone putting Down 35% we will provide a 65% mortgage to the buyer with a 5
year balloon payment.

Note: Because of where we are in the real estate cycle, it is
very difficult to show retail comps. The numbers you will
see below are numbers from REO transactions of units that
did not include furnishing. We spoke to several appraisers
who told us that the After Repair Value of these condos
range from $120k - $145k. However, all of the investors
buying these assets are holding them for 3 to 5 years in
order to maximize their returns. These prices are well
below the cost to build and won’t last long.
There is an onsite management company which handles all properties in the investment pool. This
management company handles the marketing for the resort. This includes but is not limited to customer
service, property maintenance, billing and much more.
