This Lease Agreement made as the _____ day of ______________, 2009 between

Richard Kurshan, Lessor


and
_________________________________, Lessee and _________________________________, Lessee
In consideration of the mutual covenants and agreements, the parties agree as follows:
1. The Lessor leases to the Lessee(s) and the Lessee(s) rent from the Lessor the upper apartment at 1014 Winona
Ave., Roanoke, Virginia 24015 for a period of one year beginning on the date above and ending on the ______
day of _________________, 2009.
The Lessee(s) shall pay rent in monthly installments of $7,800.00 per year, payable in installments of $650.00
per month, beginning on the _____ day of _________, 2009 and on the 1st day of each following month. The
rent for the first month shall be pro-rated as of the beginning date noted above. Rent shall be payable at 1236
Wasena Ave., Roanoke, Virginia 24015.
2. The Lessee(s) shall pay the Lessor a security deposit of $650.00 to ensure the prompt payment of all rent by the
Lessee(s) and for all other damages or expenses that the Lessor may incur by reason of the occupancy by the
Lessee(s.) The deposit will be returned (without interest) at the end of the lease, after deduction for all damages
or unpaid rent by the Lessee(s).
3. The Lessee(s) shall pay and be responsible for all electricity used by them in connection with the leased
property. The Lessor shall furnish heat, hot water and cold water and sewer through the City of Roanoke’s
services as currently available. The Lessor shall not be responsible for interruption of utility services outside of
Lessor’ control.
4. The Lessee(s) shall be responsible for all ordinary maintenance, removal of garbage and trash, and minor repairs
in and around the apartment. The Lessor shall be responsible for major repairs to the plumbing, electrical and
heating systems, and for exterior and structural repairs, and common area repairs. The Lessor shall have
reasonable access to the apartment in order to make necessary repairs which are the responsibility of the Lessor,
or which the Lessee(s) shall fail to make.
5. In the event that the Lessee(s) hold over at the end of the term of this Lease, such holding over shall be on a
month-to-month basis and may be terminated by either party with 30 days written notice.
6. The Lessee(s) accepts the apartment "as is", except as noted below, and shall return the apartment to the Lessor
at the end of the Lease in substantially the same condition, reasonable wear and tear excepted.
7. The Lessee(s) shall not make any alterations or additions or improvements to the apartment without the express
written permission of the Lessor, which shall not be unreasonably withheld.
8. The Lessor shall not be responsible for any loss or damage to any person or property arising out of the Lessee(s)’
occupancy. The Lessee(s) shall be responsible for any loss or damage or injury to persons or property arising out
of the use of the apartment by the Lessee(s) or their guests or invitees.
9. The Lessee(s) shall use the apartment for residential purposes. The apartment shall not be used for any illegal
purpose, or in violation of any law, ordinance or regulation. No pets shall be permitted in the apartment without
prior written permission.
10. If the apartment is damaged by fire or other casualty and becomes uninhabitable, the lease shall terminate. If the
apartment becomes partially uninhabitable, then the lease shall continue, but the rent shall be reduced
proportionately to size of the apartment, which remains habitable.
11. If the Lessee(s) fail to pay the rent when due, or violate any of lease obligations, or fail to surrender the

apartment at the end of the Lease, or abandon or vacate the apartment, the Lessor shall have the right:
a. to re-enter and terminate this Lease, or
b. to continue this Lease and rent the apartment as agent for the Lessee(s), applying any rent received to
the amount owed by the Lessee(s); and
c. to collect from the Lessee(s) all costs and expenses, including reasonable attorneys' fees, incurred in
collecting unpaid rent or in enforcing the Lessee(s)' obligations under the Lease.
12. At the end of the Lease term, the Lessee(s) shall continue to be responsible for possession of the apartment and
for rent until all keys are returned to the Lessor.

16. This Lease contains all of the understandings of the parties and may not be modified or changed unless in writing
and signed by the parties.
17. This Lease shall bind and benefit the parties, their heirs, successors and assigns.
18. This Lease is made in and shall be interpreted under the laws of Virginia.
