AGREEMENT FOR LEASE

This agreement for LEASE executed at CITY on this 1st day of January 2xxx
between Thiru xxxxxxxxxxx residing at address, hereinafter Called the
lesser, on the one Part:
AND
Thiruyyyyyyyyyyyyyy, son of Mr. yyyyyyyyyyyyyy, residing at Adress,
hereinafter called the Lessee on the other Part:

Whereas the Lesser is the absolute owner of the Premises at Address, and
the Lessee approached the Lesser to lease the Ground Floor of the portion
address on a monthly Rent of Rs.XXXX/= (Rupees Five thousand Only)
from 1st day of January 2xxx.

Lesser agreed to Lease the premises from 1st day of January 2xxx subject to
the following terms and conditions:-

1. The Lessee agreed to pay the monthly rent at Rs.XXXX/- (Rupees Five
Thousand only) for the above mentioned premises.
2. The duration of lease shall be Eleven months commencing from 1st day of
January 2xxx.
3. The Lessee shall pay the monthly rent regularly before the 5th of every
month.
4. The Lessee shall be liable to be evicted from the said premises, if he
commits default in payment of rent regularly every month on the due dates,
without any notice.

5. The Lessee shall pay all the Electricity charges of portion as per bills
being received From the Electricity Board and agrees to keep the
installations in service at all times till the period of occupation.
6. The Lessee shall not sub-let or re-let the entire or part of the premises.
7. The Lessee shall keep the premises in a clean and decent condition at all
times till the period of occupation.
8. The Lessee shall not alter or add to the premises without the written
permission of the Lesser.
9. The Lessee shall be responsible for the loss or damage caused to the
premises during his stay and bears the entire expenses involved for
replacements or repairs.
10. The Lessee shall permit the lesser or his representative to inspect the
premises at all times during the day and at all reasonable hours.
11. The Lessee shall use the premise solely for the purpose of dwelling and
shall not use for any commercial purposes or unlawful activities.
12. The Lessee shall give three months prior notice. If he desires to vacate
the premises, and hand over vacant possession to the lesser only and lesser
shall also give similar three months for termination of lease.
13. The Lessee has received the premises in good condition and agreed to
hand over the same in good condition at the time of surrendering of
possession of set premises to the lesser.

14. The Lesser has today received a sum of Rs.00, 000/- (Rupees ZERO
thousand only) as security deposit from the lessee receives which is
refundable without interest at the time of surrendering of vacant possession
of the above said premises in good condition.
15. The Lessee confirming to all the above terms and conditions, shall
peacefully enjoying the premises without any hindrance by the lesser or any
body claiming through or under him.
