2011 Annual Meeting

This year’s Annual Meeting went smoothly and as an added benefit, we have added
two new Directors to our Board!

Since there were no nominations from the floor, the only nominees were the two
vacated Board of Director positions up for election and one Director running for
re-election. Those attending the meeting were asked if there was any objection to
electing the two directors seeking new terms by acclamation. Since there was no
objection, the two newly elected directors were Ross Okamura and Ron Linzy. In
addition, Maureen Meyers was re-elected for another Director term. Following the
Annual Meeting an Organizational Meeting was held.

The following are the Board Members and Officers effective March 30, 2011:

The board would like to extend a big MAHALO! to all owners who participated by
either being present at the meeting or by turning in their Proxies. As you all
know, participating in at least the Annual Meeting is very, very important. Espe-
cially turning in your PROXIES. Without them, a quorum cannot be established
and the whole process of organizing the meeting must be re-done. This costs all
owners unnecessary man power and money to resend notices and redo the sched-
uling. So please keep this in mind every year.

A Message from your President


With much regret we started the year with the resignation of our previous Presi-
dent, Mr. Walter Lieberman. During his tenure, the Naniwa Gardens Board has
directed and accomplished major improvement projects. As all residents now
know, the new elevators, concrete deck waterproofing, pool deck repairs, bath-
room renovations, top parking deck structural concrete repair and drainage im-
provements, were all done in the last three years.

If we can all take a moment to think about this, each of these projects were ma-
jor undertakings that required hours of planning, negotiating, monitoring and
correcting problems that arise as well as dealing with resident’s concerns and
complaints. In researching previous projects here at Naniwa, never has so
much been accomplished in a short amount of time. We all can now rest assure
that Naniwa Gardens Condominium is in the best shape that it has Ever Been!
Also as a Bonus, we have been UNDER BUDGET for the past two years and
have not raised the maintenance fee.

I hope to continue keeping this Board of Directors active in the continual main-
tenance and improvements of Naniwa Gardens while keeping within necessary
economic constraints. I have big shoes to fill and hope to grow into them while
continuing to encourage other like-minded owners to join your fellow owners in
helping to keep Naniwa Gardens one of the best run Condominiums around.

Looking forward, barring any major emergency fixes, I believe Naniwa will be
going through a quiet period of necessary maintenance and reserve replacement
items, such as the current lighting improvements and sign replacement projects.
Additional improvements will be studied based on available funds. One major
item from last year’s survey showed a majority of interest for an emergency gen-
erator. Your Board is currently getting proposals and costs for its design and
installation. We ask for your patience in this matter, as major capital improve-
ment projects like these take time and need to be thoroughly vetted.

In the meantime, may I extend a heartfelt MAHALO and ALOHA for all own-
ers and residents of Naniwa Gardens. I would also like to ask for your contin-
ued support of your current Board of Directors, Tommy, Ray, Nic and our
management firm, Certified Hawaii.

Year to date projects completed by Tommy & Crew

• LOBBY PARKING AREA WALL SURFACE REPAIR: This was


probably the most visible of the projects tackled by the crew. As you can
see from the before and after, the result was really nice and it only took a
week or two. What you can’t see in these pictures is that the crew also
installed a slanted filler section along the bottom of the Gym windows to
reduce water ponding and improve drainage. Nice work guys!

• TOP PARKING DECK DRAINAGE IMPROVEMENT: We still had


Lobby Parking area Wall (During work) some water ponding on the top deck despite the new drainage installed
last year—so aside from hiring the concrete coring portion, Tommy and
crew installed auxiliary drainage pipes that flush out the water. For those
of you who can see the top of the parking deck you will notice after a rain
storm, the water ponding is no more!

• SLATE TILE REPAIRS: We had some slated tiles by the pool that
needed repairs and so, again, the in house crew was on the case!

• KOI POND AREA REPAIRS: We had a drainage problem with the Koi
Pond and Tommy was able to diagnose and fix it in a day or two with
minimal plumbing costs. In addition, the lighting around the garden and
front had some wire corrosion, Tommy again was able to diagnose the

problem thus saving us a bunch of money on having the electrician doing
all the troubleshooting and work. I’m sure you all know how much
plumbers and electricians charge now a days!

• LOBBY AREA PARKING TRENCH DRAIN IMPROVEMENT:


Some of you may have experienced flooding in this area due to the clog-
ging of the drain under the grating. If you take a look now, Tommy and
his ingenuity fixed this problem by placing a vertical strainer (like in the
pool) over the drain to help prevent the leaves from clogging the drain
during a strong rain storm. Pretty clever eh?

Once again our talented in-house crew has saved Naniwa Gardens from
New Auxiliary Drainage Piping hiring everything out to get these projects done. We are very fortunate to
have a very able and talented crew. Please be sure to acknowledge the tire-
less work they perform everyday!

Good News!

Our Oceanic Cable Service has been Upgraded!


Due to our new association with Certified Hawaii, our account executive Kanani Kealoha - Faleafine was
able to secure the following deal in addition to our standard cable service:

* Primary Digital Box upgrade


* Digital Variety Pak Channels upgrade
* Showtime Premium Channels upgrade

The cost of these upgrades are slight and are well within budgetary constraints. If these services were to be
purchased by each unit individually, they would cost considerably more. These upgrade will be effective
May 1st 2011. Each subscriber will be contacted by Oceanic as to changes that will be made to their bill-
ing, due to the fact each subscriber will have different services subscriptions. Your cost should go down if
you are currently paying for the above services. If you currently do not pay for any additional cable ser-
vices, then your situation will remain the same, except you now have the option to get the above services at
no additional billing charges!

We hope all residents enjoy the new upgrades and all owners can see this as an enhancement to their prop-
erty value for the future renting or selling of their units.

Courteous House Rules Reminders


NOISE:
• Keep noise to a minimum, especially in the parking garage areas. Please keep voices a little lower until you
reach the Lobby area or your unit. We all thank you for your conscientiousness!

RECYCLING:
• Please separate your recyclables and remove the bags you bring them in before placing them in the bins. The
vendor has reminded us if they have to remove the paper or plastic bags that contain the recyclables—they will
stop this service! Also, please close the door when you are finished in the trash room.

PETS:
• All Pets must be approved, registered, immunized and insured against liabilities. Please read House Rule—
Article VI, Pets.

ACTIVITY ROOM:
• There is now a $25 private user fee for the Activity Room in addition to the $100 deposit fee. Please read
House Rule—Article IX, Activity Room.

DELIVERIES:
• If you are expecting a large delivery, you must inform the Resident Manager at least 2 days prior to the ex-
pected delivery day. For more information, please read House Rule—Article IV, Sections 3 & 8.
