INVESTMENT OPPORTUNITY
RBC Capital Markets Realty Inc., RBC Capital Markets Real Estate Group Inc., and CB Richard Ellis Limited
(collectively the “Advisor”) have been retained on an exclusive basis by Ivanhoe Cambridge Inc. (“Ivanhoe Cambridge”)
to arrange the sale of six regional and community shopping centres across Canada (collectively the “Portfolio” or the
“Properties”) which are summarized below. The Portfolio is owned and managed by Ivanhoe Cambridge, Canada’s
premier shopping centre developer.
The six institutional grade Properties total over 3.2 million square feet which are well merchandised and positioned
to serve the shopping needs of their respective trade areas in Ontario, Quebec and Alberta. In addition, Target
Corporation has given initial indication that four Zellers stores in the Portfolio may be converted to Target stores(1),
providing an investor with an enhanced high-draw anchor tenancy.
A Portfolio of this size, quality, and geographic diversification represents a unique investment opportunity in the
Canadian marketplace.
