RENTAL TERMS & CONDITIONS

Thank you for booking a reservation with us. Please review the Rental Terms &
Conditions in its entirety. If you have any questions, please do not hesitate to
contact us. We hope you enjoy your stay and will come back again.

Reservation/Damage Deposit: A deposit of $250.00 is due to book your reservation.


Your reservation deposit can be paid by Visa, MasterCard, Discover, or American Express via
PayPal. You will be emailed an invoice from PayPal; you do not need a PayPal account.
Please just follow instructions. The signed contract can be faxed to 501-623-2356 (Attn:
Thomas), scanned and e-mailed to thomas@irwinfg.com, or sent by mail to the address at
the bottom of the page (If paying by check, please send your signed copy in with you
check).
Your reservation is not confirmed until the deposit is received.

Your deposit is fully refundable within fourteen (14) days of departure, provided the
following provisions are met:
a. No damage is done to unit or its’ contents.
b. No charges are incurred due to contraband, pets, or collection of rents or services
rendered during the stay.
c. All debris, rubbish, and discards are placed in the trash chute and soiled dishes are
placed in the dishwasher and cleaned. One load of laundry is started, as well.
d. All keys are mailed back to us in the provided return envelope and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No early check-in or late check-out
h. The renter is not evicted by the owner (or representative of the owner), the local law
enforcement, or the security company.
If damage exceeds your reservation deposit, you will be billed and held financially
responsible for said difference.

Owner’s Responsibility: Owner agrees to provide unit in a clean, decent and sanitary
condition on arrival of renter. Renter accepts condo as is, and as shown on our website.
Upon arrival, please inspect condo and notify owner of any problems within 2 hours of
check-in. Renter agrees to give owner a reasonable amount of time to resolve any problems
that may be encountered on arrival at property. On some rare occasions, the condo may not
be cleaned before your check-in, by inadvertent fault of cleaners. If condo is not cleaned
with fresh towels and linens upon check-in to our condo or if you find any other problem(s),
Renter agrees to call Owner and Cleaner immediately, so that we may fix problem(s), as
deemed necessary by Owner and at Owner's sole discretion.

Payment: The BALANCE OF RENT is due thirty (30) days before your arrival date. Please
pay this by check. The address is listed below or can be found on your invoice. If you are
unable to pay by check we can accept Visa, MasterCard, Discover, or American Express
through PayPal.

Cancellations or Date Change - A thirty (30) day notice is required for all date changes,
including those that result in a shortened stay. Cancellation charges will be based on the
following time frames:

Booking date to 31 days prior to arrival - $250 deposit is kept.


30 to 14 days prior to arrival - $250 deposit is kept and 50% of total rental amount.
Less than 14 days and “No Shows” - $250 deposit is kept and 100% of total rental amount.

Monthly Reservation Cancellations - Monthly renters must cancel one hundred twenty
(120) days prior to check-in. Monthly renters who make a change that results in a
shortened stay must be made at least ninety (90) days prior to check-in.

Rental Occupancy- The maximum number of guests per condominium is limited to ten
(10) persons. An additional charge or $15.00 per person per night for guests in addition to
ten (10) will be assessed. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY.
We will not rent to vacationing students or singles under 25 years of age unless
accompanied by an adult guardian or parent. NO house parties are allowed. Any
reservation obtained under false pretense will be subject to forfeiture of advance payment,
deposit and/or rental money, and the party will not be permitted to check-in.

Check-In/Check-Out - CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK-OUT IS 10 A.M.


CST. NO Early Check-in or late Check-outs.

Luggage Carts - Luggage carts shall not be brought into the unit. Luggage carts greatly
increase the risk of damage to the unit’s corners/walls. Failure to do so may lead to
damages to the unit that will result in a forfeit of your security deposit.

Keys/Parking Passes – Keys will be mailed to you two weeks before your arrival date.
There are no parking passes in the unit. You must purchase one from the front desk for
$12 (for the whole stay) if you would like to park in the parking garage. After your stay,
please return the keys to us by mail; a prepaid envelope will be included with your keys to
return them to us. Your deposit will not be returned until the keys are received.

Startup Set – We provide a basic complimentary set of toiletry items. These items are not
replenished during your stay – it is the guest’s responsibility to furnish these items during
your stay.

Maintenance – Please report any malfunctioning equipment or damage immediately to


Thomas Rizzo (870-200-2045). Every effort will be made to correct the situation as soon as
possible. The repairman may enter the premises for purposes related to the repair or
maintenance of the property. Basic equipment can be found in the condo such as light
bulbs and toilet plungers.

Grilling- Fire Department regulations prohibit use of grills on all decks, porches or
balconies. There is an area designated for grilling.

Smoking – No smoking is allowed inside the property or on the balcony. Evidence of


smoking inside the premises will cause forfeiture of entire rent and security deposit, plus
any additional damage the smoke may have caused.

Pets - Pets are not permitted in rental units under any conditions. A pet or evidence of a
pet found on premises will cause forfeiture of entire rent and reservation/damage deposit.

Quiet Enjoyment – Guests shall respect the surrounding accommodations and maintain a
quiet environment. If you are reported to being disruptive, you may be forced to evacuate
and will result in forfeiture of advance payments and loss of security deposit.

Furnishings – Please do not rearrange the furniture during your stay.

If you require special appliances or equipment, please bring them with you.

Safety – All rules and regulations at this property must be strictly observed.

Hurricane or Storm Policy - No refunds will be given unless:


a. The National Weather Service orders a mandatory evacuation in a “Tropical
Storm/Hurricane Warning area” and/or
b. A “mandatory evacuation order has been given for the Tropical
Storm/Hurricane Warning area” of residence of a vacationing guest.
The day that the National Weather Service orders a mandatory evacuation order
in a “Tropical Storm/Hurricane Warning area,” we will refund:
a. Any unused portion of rent from a guest currently registered;
b. Any unused portion of rent from a guest that is scheduled to arrive, and
wants to shorten their stay, to come in after the Hurricane Warning is
lifted;
c. Any advance rents collected or deposited for a reservation that is
scheduled to arrive during the “Hurricane Warning” period.

Written Exceptions – Any exceptions to the above mentioned policies must be approved
in writing in advance.

By Signing Below, and/or submitting the $250 deposit, I have read and agree to all terms
and conditions of this agreement in its entirety. The undersigned also acknowledges and
agrees to release, indemnify and hold SRML Properties, LLC harmless from and against any
damages or other liability as a result of any economic loss or bodily injury stemming from
the undersigned’s use of the property described herein.
