This is a brief summary of my construction background that began in the summer o
f my high school sophomore year of 1972 in the city of Chicago. Concrete foundat
ions, concrete finishing, framing, finish carpentry, painting, and masonry were
the trades I started to master until graduating from Arizona State University in
1982. By working construction, I was able to finance my college education.
By 1989, I was the Superintendent for a total of 2,425 single-family homes and 2
,540 multi family condominiums within the state of Arizona.
Upon moving to Washington State, I was the Production Manager for two of the lar
gest single-family custom homebuilders. I Supervised 2,225 completed custom hom
es and 965 completed condominium units. I Project Managed seven 26,860 sf assis
ted living centers and one apartment project over a four year period within five
states.
I have accumulated a total savings of $1.3 million over my last three Project Ma
nagement positions through earthwork and foundation height engineering due to so
il conditions and quantity of onsite material needing exported. I credit this a
ccomplishment to Frank Greening, a retired Construction Manager with Lennar Home
s who taught me a strong development background along with the ability to compar
e, negotiate trade contractor bids wisely, and completely follow through with th
e highest quality of workmanship for all homeowners.
I have been self employed for since 2004 as Sulzer Development, LLC and have bui
lt a 500 sf Casita in Gold Canyon, 2,800 sf Tenant Improvement at University Cen
ter, built a 2,600 sf historical home in Phoenix, and a 8,500 sf Custom Home in
Queen Creek, Managed a 190 unit assisted living center in Mesa, Construction con
sulting for H & S International, and Operations Manager for WPCI Construction, L
LC/Cobra Steel, LLC/Viper Steel LLC for mid rise all steel buildings using own p
atented system of metal fabricated exterior panelized walls and red iron steel f
abrication, concrete decks, interior metal framing, exterior gyp, and drywall fo
r a large Canadian Developer.
