Westminster Park Plaza Apartment-Homes is a multi-family resident community that
borders north Denver. I have been the Apartment Manager at Westminster Park Pla
za Apartment-Homes for over eleven years. The scope of my responsibilities inclu
de leasing and leasing renewals, monthly billing and rent collection, and overse
eing maintenance and make-readies. After being at the same community for over a
decade, I am looking for new challenges and professional growth. So, if you are

SUPERVISING ON-SITE PERSONNEL


For the past year I have been the Senior Manager, with an Assistant Manager unde
r my supervision.
PROCESSING BACKGROUND CHECKS, APPROVING LEASE APPLICATIONS
I process and approve lease applications for the community. Processing backgroun
d checks includes running credit and criminal reports, as well as contacting pre
vious places of residence and calling personal references. With minor exceptions
, leases are 1 year in term length. 20% of the leases I negotiate stay at least
one to two years beyond their term length. Lease signings include explaining al
l parts of the lease, making sure signatures, dates, and addendums are correctly
inserted and exchanging rent money for keys.
COLLECTING AND DEPOSITING RENT, POSTING DEMAND FOR RENT OR COLLECTION NOTICES AN
D LEASE VIOLATION NOTICES.
I collect record and deposit monthly rent payments by the 3rd day of the month -
most of the time with 0% delinquencies in payments. Approximately 25% of the re
nt comes in before due date. If no communication has been received from the Resi
dents who have not paid by the end of the first week, I send out a note of inqui
ry, and then a Demand for Rent or Collection Notice
ADMINISTERING LATE FEES AND NON-SUFFICIENT CHECK CHARGES
Since I calculate, input, print out and distribute the monthly billing for the r
esident community, it is my responsibility to add late fees, NSF charges, and ad
ditional utility charges to a resident's bill per the stated rent due policies o
f this community.

OVERSEEING MAINTENANCE TECHNICIANS AND SUB-CONTRACTORS


I often collect bids from contractors for services such as tile re-surfacing, pl
umbing, carpeting, painting, cleaning, mowing, asphalt re-surfacing, dumpster di
sposal service...
Bids for work-for-hire come to me for clarification and are passed on (with expl
anation if necessary) to the owner. Invoices are also directed to my office to c
heck for accuracy and quality in the completion of work before being sent on for
payment. Some invoice records are kept at my office, some at the owner's offic
e.
ASSISTING WITH COMMUNITY INSPECTIONS
I have completed five inspections with the City of Westminster Housing Dept. (sc
heduled every other year). These inspections include working through the Housing
Inspection Dept's required list of repairs, and re-inspection to ensure that re
pairs were done satisfactorily. I have received several personal commendations f
rom the City of Westminster Housing Inspection Office.
For the past eleven years, I have participated in the yearly boiler inspections
required for insurance on the two buildings, and have done many inspections with
Westminster's Fire Dept. to check that exits are clearly marked and lighted, an
d that fire extinguishers have an updated recharged date.
COLLECTING ON RENT MONEY OWED
Though very few residents are ever behind in their rent, it is sometimes necessa
ry to collect past due money from a resident. Here are some win-win collections
I have negotiated: In May-June, 2006, I was able to work out a payment plan that
collected about $1700 from each of two longer term residents who had come into
a rough financial stretch. In July, 2010, a resident who left the community owin
g $1600 made her final payment on this debt.

INTANGIBLE BUT ABSOLUTELY NECESSARY SKILLS:


Sales and Customer Service: Because I answer the many internet inquiries for apa
rtment availability, creative and effective correspondence by phone, internet an
d in person is necessary on a daily basis. I do the bulk of the leasing for West
minster Park Plaza, and its' capacity is always 90% or better. Currently, most l
eases I sign are generated through referrals from rent.com and craigslist. Becau
se of many favorable comments from satisfied residents (dating back to 2002), fu
ture residents to the community also come as "referrals" from apartmentratings.c
om.
