* Operation and start up: Was responsible for training City/State personnel in a

ompliance, equipment testing/commissioning, start up, and Welding and Piping Ce

* Coordinated construction of a 400,000 sq. ft. warehouse/office, directed proje
ct managers and sub-contractors; building had active leases with fit-outs ahead
of targeted dates
* Experienced negotiator for union and non-union contracts. Negotiated minimal
wage increases of 2% while increasing service delivery by 10%. Resolved labor i
ssues when they occurred.
* Completed the full repair and refurbishment of roofs on 50 buildings two years
ahead of schedule; conducted this assignment from bid process and contract nego
tiation to actual supervision of task to come in 40% under budget
* Selected and installed dual fuel Boiler system to upgrade heating system; tota
l project cost savings were realized in one winteras operation
* Project Management Installation of Instant Hot Water Heaters NYPA Contracts 1
to 5 New York City Housing Projects, Manhattan, Brooklyn, Bronx, Queens, $8M to
$12M. Energy Savings of 35%
* Fast tract New Boiler Construction 5 Boilers 150HP-200HP to include all piping
, pumps, and tanks . New York Power Authority/New York City Housing Projects Ma
nhattan. Removed Con Ed High Pressure Steam. Realized 20% Construction savings,
