We have pleasure to inform you that we advance financial assistance against mortgaging immovable properties like Building Land, Business Premises, Cinema Hall, Hotels, Open Plots, Agricultural Land, Shops, Factory, Industrial Units, Ownership Flats, etc. Below are our Terms and Conditions for loan: THE TERMS AND CONDITIONS ARE AS FOLLOWS:1. The amount to be advanced is against 70% to 80% of the market value of the security. 2. The repayment period of loan is maximum 10 years plus 2 years of moratorium period, if required. 3. Interest levied shall be @ 10% per annum and charged on reducing balance amount due from year to year and to be paid in equated installment. 4. Repayment of loan is by equal installments either Monthly or Quarterly. 5. 6. Physical verification and inspection of the security offered is most essential. Borrower will have to bare the To and Fro travelling expenses and boarding cost if required. The travelling expenses can be paid by D.D. or M.O. in favour of Syndicate Finance payable at Mumbai. Please let us know the exact rout to depute our representative to your place for inspection of your property. 7. Loan is paid in full amount; no interest or any other amount is deducted from the loan amount at the time of disbursement. 8. Loan is advanced only against English Registered Legal Mortgage of immovable property only and not otherwise. 9. All money transaction by D.D. only and not in cash. Copies of the documents, papers should be in English version only if they are in local language. PROCEDURE: On confirmation of Terms and Conditions and receipt of travelling expenses our representative will visit your place on prior intimation. After personal inspection of your property, our representative will prepare a report and take formal application of loan with your signature. On receipt of report and application, proposal will be considered. If your loan is sanctioned you will have to visit to our establishment to execute the loan MOU and pay the Legal Expenses with legal expenses @ *% of the loan amount. Legal expenses are towards the cost of legal fees for investigation of title search, preparing mortgage documents, stamps duty, registration charge and other related cost. You also have to provide two Male solvent income tax payee businessmen or property holder (who should not be agriculturist) as guarantors for which separate forms will be sent along with mortgage document to be filled by them. After two weeks of your executing the MOU and paying legal expenses we shall send you a copy of mortgage documents with two guarantors forms which are to be filled in and signed by the guarantors and to be send to us duly completed. On receipt of these papers our legal advisor will verify and scrutinize all the papers and documents. If approved thereafter within 10 days we shall send our representative for mortgage Registration and at the time of executing the document our representative will deliver your D.D. of loan amount.
