RESERVATION POLICIES: 1/2 of the rental amount is due at the time of booking. (check cancellation policy listed below) Approx. 30 days prior to arrival we will contact you via e-mail (used in initial booking) to notify you of the final charge that will be automatically charged to your credit card that is on file with our merchant. (unless written prior arrangements have been made and agreed to.)

In the unlikely event the automatic booking program misquotes or reaches an incorrect total, Vacation Country Rentals will notify the renter (with provided e-mail on file) within 48 hours. You will be notified of the change and will have 24 hours from the time of notification to agree to the proper charges or receive a full refund.

SECURITY DEPOSIT = $300.00 Renters acknowledge that Vacation Country Rentals has the right to charge the credit card on file for damages to the home that are above and beyond normal wear and tear. This amount could exceed the $300.00 deposit

SECURITY DEPOSIT ADDITIONAL: Any loss or damage to any Vacation Country Rental property can be deducted from your deposit including but not limited to the following: number of guests exceeds that which is listed for the property. Excessive cleaning/laundry or rearranging furniture that has been moved, replacement of missing items from unit (including towels), soiling of towels, linens and carpets, costs of cleaning beyond the normal, costs to replace keys and misuse of items belonging to the property. Excessive trash will incur charges.

CANCELLATION POLICY: Any cancellations made 90 days prior to arrival will receive a full refund minus a $100.00 cancellation fee. Cancellations taking place under 90 days will forfeit the initial 50% deposit unless the property can be re-rented for the entire time slot. If the property is re-rented a $100 cancellation fee will still be assessed. All cancellation requests must be made in writing (fax or e-mail). If the home is left in a dirty or unsatisfactory condition, a $75.00 cleaning fee will be charged.

TRIP INSURANCE: We understand that there can be unforeseen emergencies that could cause you to cancel your

LARGE GROUPS AND REUNIONS: While we dont want to deny you the ability to have day visitors to our properties we do insist that no large groups or family re-unions take place on any properties. This has, on rare occasion become an issue. We simply will not tolerate large groups. Awesome View and the Gregory are close to each other. Larger groups can rent both homes.

CHECK IN/OUT TIMES: In 3:00 Out 11:00. If the home is not rented and our cleaning crew schedule permits, we can try to extend check out time and allow an earlier check in time. You must call the office in advance to see if this option is available. Please note: Check in and out is based on Guests before and after your booking. The situation can change quickly. Early check in and late checkout can never be guaranteed.

PROPERTY DAMAGE: This rental property is a private residence and you agree to indemnify the owner(s) for any loss to the property or its contents that occur during your stay. The guest (principal signer) will be responsible for all damages accidental or malicious.

REFUNDS: We do not give refunds for rainy or overcast days, hurricanes or mandatory evacuations during severe weather threats or for early departures. No refunds are made for power, cable or telephone outages, we will report the problem. We do not refund for appliance, plumbing, mechanical or utility failure. Report all problems to the office and we will try our best to fix the problem.

PETS: Only Boones Retreat allows pets.

ABSOLUTELY NO SMOKING IN THE HOME. Ashtrays are available. Please use them outside on the decks.

OCCUPANCY: Maximum occupancy is posted for each property on the Rates/Booking pages. Exceeding those limits could result in eviction unless prior arrangements are made in writing. We will only rent to responsible adults. Adults cannot rent properties on behalf of underage guests. We do not rent to prom groups, school or graduation groups, fraternities or sororities or youth groups with or without supervision. Any use of the home for anything other than a family vacation must be addressed at the time of the reservation.

PARKING: RVS and campers are not permitted on the grounds of the house at any time, and parking is not allowed on the street lawns or neighboring properties. If additional parking is needed please contact us in advance so we can make arrangements. We offer motorcycle parking in a neighboring secure building. If you are trailering a bike inform us in advance so we can make the needed preparations for parking. * Noncompliance with the rental agreement, terms & conditions, occupancy rules, subdivision restrictions, guest rules, or pet restrictions or any illegal activity or conduct creating a nuisance, waste hazard or disturbance are each grounds for immediate eviction without refund.

RULES OF THE HOUSE: We respectfully request that you remember you are staying in our home during your vacation. Please treat it with care and leave it in good condition at check out. Guests are responsible for any damage to the property, home or furnishings. 1. We do not permit towels, sheets blankets, pillows, linens, dishes, glassware or any furniture items to be removed from the home. Please see us for any special needs you may have and we will do our best to accommodate. 2. Remember you are in the woods. Do not leave any food items outside, the raccoons are very clever and can open coolers. 3. Smoking is only allowed outside the home. Please use ashtrays for butts not the ground. 4. Outdoor fires are allowed in the designated fire pit. We cannot allow fires that are out of control. Burn at a reasonable level and there will be no problems. Burning is not permitted while the county is under a burn ban. 5. Please respect our good neighbors and keep noise to a within reason. 6. Please do not have doors or windows open while the AC or heat is in operation. 7. Basic overnight occupancy is 7 people. Additional charges for extra people may apply. 8. Alcohol consumption by minors is not permitted on the premises.

FOUR WHEELERS AND MOTORCYCLES: People bringing 4 wheelers and/or motorcycles are asked to exercise a few simple rules. The roads are private and homeowners are responsible for their upkeep. We ask that you avoid driving through the subdivision as much as possible. When you do ride through, keep your speed reasonable. People that cause damage to the roads may be evicted or charged for road repairs. This property is patrolled by the Houston County Sheriffs office. 936-544-2862

PRIOR TO CHECK OUT: 1. All dishes, pots and pans, silverware etc. Should be placed in the dishwasher and the dishwasher run. 2. All trash must be bagged and placed in the trash bin at the side of the home. Excessive trash will be subject to additional charges. 3. Please replace deck furniture where it was upon arrival 4. Please turn off all lights, close windows and lock property. Keys can be left on the kitchen table. Please st heat or A/C at conserving settings. Homes left in an exceptionally dirty condition will be charged a minimum of a $75.00 cleaning fee.
