Complete check of interior and exterior of property. Reporting back to owner of any issues. Identification of maintenance issues and organisation of repairs. Testing of all appliances, air-conditioning, fireplaces etc. Check all sanitary fittings, including flushing of toilets to avoid unwanted smells. Checking for damp or structural damage. Check swimming pool, garden and water plants. Gathering and forwarding mail. Inspection visit after severe weather conditions. Key holding and emergency services. Keys are held securely in our offices: Keeping your key in safe custody and providing access to the property to your guests or suppliers, with your authorization, should you not be present. Turning on electric and hot water prior to arrival. Ensuring tenants are making good use of your property. Holiday Rental Sevices: We will advertise your property through several mediums: Our own website www.developmentsworldwide.com www.thinkspain.com www.inspain.tv www.fotocasa.es (The top Spanish Portal) www.segundamano.es www.holidayrentalhomes.com www.houseinthesun.com Facebook and other social media. Other portals and mediums may be used as and when. We manage all aspects of the rental, from initial enquiry to taking the booking, taking payment, liaising with guests on their holiday requirements (we provide many extras to guests such as Cot hire, high chair hire, welcome packs, car hire bookings, airport collection and drop off etc.) On arrival to the Coast we meet the tenants, take a security deposit from them to hold against any damages, lost keys etc. We then show them to the property and show them around, and how things function. We leave a Welcome Guide to the Property in the property. This includes basic information on the property, where bins are, security, Wi-Fi codes, local amenities etc. We are on call during the tenants stay for any needs. We often get calls for simple things, like the washing machine door being stuck, light bulbs, electrics short circuiting etc. We meet the tenants on departure, check the apartment, collect keys and garage fob and return their deposit less the cost of any damages caused. Our fees for Arranging Holiday rental bookings are 15% plus the relevant taxes. In addition we charge the above quoted rates for cleaning and laundry, unless of course an owner has their own cleaners. All payments are made at the end of the month that the rental departs, i.e. if a tenant leaves on the 18th then the rental payment is made on the 31st of the same month. Long Term Rental Services: We advertise through various mediums as stated above and through our shared database of over 230 agents on The Coast. We manage all aspects of Long Term Rental from viewing the property with clients, arranging contracts & inventories and of course checking on references provided.

For this service we charge One Full Month Rental as commission plus the relevant IVA. In addition we are able to manage the property monthly and can check rental monies are paid and all utilities are up to date. For this service we charge 10% of the monthly rental payment.* NB This is an optional service. * With the use of this service Developments Worldwide do not accept liability for rental monies not paid.
