India s first of its kind 100% self sufficient multi storied residential building.

Orange County 2 is a residential project done by SCN Groups at Pashan, Pune. The group has built Orange County 2, a nine storied residential building having 36 flats, ( 27 flats : 2 BHK and 9 flats : 3 BHK ) which is in true sense self sufficient building in terms of electricity, water, sewage and garbage processing. Background : The concept has originated from Orange County by SCN Groups. The architectural planning is the Atma of the entire concept. The result, when flats were given possession in October 2007 almost all flats were occupied within no time. The maximum demand of electricity is 83 kvA as against installed / theoretical required capacity of Transformer of 630 kvA (which is just 18% of total available capacity).

How this has been achieved ?

Reducing the use of electricity.

Using energy efficient fixtures and fittings.

Using green power for minimum basic needs.

Installing the systems of optimum capacity.

Architectural Planning :

Building is planned to have maximum Natural Light, Natural Ventilation considering local wind data and solar path analysis, which has been confirmed later on by computer simulation.

All flats are Three Sided Open.

No Common wall in between any of the flat which achieves very good cross ventilation.

Total area of opening ( inlet and outlet ) is more than 30% of floor area.

Minimum Lux level under overcast sky conditions for a typical summer day.

Kitchen / Dining : 200 Lux Living Room : 50 Lux Study Room and Common Bed Room : 160 Lux Circulation : 30 Lux

The practical results achieved are in consistent with the theoretical considerations.

Consideration for Execution of Residential Area :

All points ( Light, Fan, TV, Computer etc. ) except power points in all flats have Green Energy as primary source and grid energy as Stand by .

All flats have solar water heating system.

Common amenities such as Lift, Water Pumps etc. are running on Green Energy .

Common lighting in outdoor passage as well as parking areas has T5-28W tube lights. These all light points have time and motion sensors i.e. after sunset they will automatically turn on and then

turn off during availability of optimal sunlight. The lights start again when there is any motion, and turn off automatically when there is no motion for a period of one minute.

At night all the 9 floors are dark. To avoid any mishap, every mid landing has 3W LED light which is sufficient for the entire common area. Thus the building practically runs on only 27W power throughout the night, which saves electricity in common area by 80%.

Again all these light points are on Green Energy .

One of the two lifts is Green Lift i.e. it is without a machine room, gear less and is fitted with weight-sensing device. Due to this the energy consumption will be as per the weight inside the lift and this lift always run on Green Energy .

It is compulsory to use energy efficient fixtures & fittings in each flat such as :

All Tube Lights- T5-28 W or CFL only.

All Toilets & Terraces- CFL lights only.

All Fans - Energy Saver or Power Saver - 50 W only.

Then only possession is given. To make sure that the flat owner will use the same energy efficient fixtures throughout the life the building has a unique system which is as follows :

Every flat has Blink Free Changeover (BFC) switch, which limits use of current from Green Energy up to 1.5Amp. i.e.

If the consumption exceeds 1.5 Amp, the system will change automatically from Green Energy to Grid Energy . This will be shown by LED on the changeover box, which will create awareness towards energy saving.

Normally minimum 3 T5 Tube Lights, 2 CFL, 2 Fans, 1 TV / Computer can run in the limit of 1.5 Amp current.

Green energy is free of cost to flat holders this automatically controls the usage of Grid Energy.

Hybrid Power System :

The system has two windmills located on top of the terrace, each of capacity 5KW peak and 36 solar PV Panels, each of capacity 120W and 54 solar PV Panels, each of capacity 144 Watt i.e. totaling to 12.0 KW peak, which will be able to produce, combined together, 22 KW peak i.e. maximum 60 units per day.

The Hybrid Power Collector (HPC) is designed to generate electricity even at wind speed as low as 2m/sec (being hybrid energy source and using boost charging method).

The HPC has a display panel which shows all the details of hourly electricity produced by both windmills and solar PV separately, for 365 days.

The battery is SMFVRLA type ( 2V, 200Ah, No. : 180) having expected life span of around 10 years, without any maintenance.

The battery caters the need of entire building for 24 hours. Thus the building does not require any other backup.

DELTA :: Innovative Solar Water Heating System

The maximum domestic electrical consumption is attributed to water heating. (approximate 55% of domestic electrical consumption in this part of the country). Therefore to minimize this consumption, we have provided fully programmable solar water heating system of 5000 liters per day, i.e.

27 Flats ( 2BHK ) : 125 liters per flat per day = 3375 9 Flats ( 3 BHK ) : 150 liters per flat per day = 1350 4725

In this option there is no big solar water tank on the roof. Instead, each flat is provided with one insulated hot water tank of the capacity, for 2BHK : 125 liters per day and for 3BHK : 150 liters per day, fitted with electrical heating coil of 3KW rating with ISI mark thermostat.

There is a Programmable Logic Controller ( PLC ) for automation to ensure that each flat gets fixed quantity of hot water, and also the electrical heater maintains the minimum reserve level of hot water at any given time.

Problems associated with conventional solar water heating system for a multi-storied residential building.

Lack of control on consumption of hot water by members resulting in unequal hot water distribution leading to misunderstanding between residents.

The number of persons in a flat and hot water usage habits per person vary resulting in failure of designed capacity standard requirement, leading to disputes.

Round the clock availability of hot water if provided, means uncontrolled, intermittent use. This results in mixing of cold water in the hot water tank and unsatisfactory system performance.

If provided-Fixed hours only, availability of system hot water puts restriction on use at desired time and defects the purpose of system for free hot water round the clock availability.

If provided with electrical back-up, it consumes electricity from common meter.

Heavy heat loss during transfer of hot water from the tank at the roof top to flat due to difference of temperature at the peak bathing hours in during morning-evening.

Heat loss from the hot water storage tank being exposed to the weather on terrace.

Akson s DELTA is a unique fully programmable solar grid hybrid water heating system that offers a hot water system eliminating all above problems associated with the conventional solar systems ensuring instantaneous hot water on 24 hours X 365 days basis.

Thus the Solar Water Heating System will save at least 7.2 units / flat / day for average 300 days. i.e. 7.2 x 27 x 300 + 8.7 x 09 x 300 = 81810 units / year.

Sewage Treatment Plant by Natural Process of Root Zone Cleaning System.

Presently sewage is treated by conventional treatment with physical and biological treatment units. The principle of conventional sewage treatment is based on removal or destruction of pollutant by physical, chemical and biological methods to bring down pollutants within permissible limits. Conventional treatment system requires capital cost, energy to operate system, skilled manpower and maintenance cost of mechanical equipments.

Another natural treatment system existing in nature and well known to this subcontinent is use of wetland species for sewage treatment. This ancient technology using wetland species is named as ROOT ZONE CLEANING SYSTEM. The name itself indicates that root zone of plant along with the soil system plays an important role in wastewater treatment. The treatment efficiency is 90 to 98%.

Salient features of RZCS :

Aerator and recirculation pumps are not required so energy is not required.

It uses PhragmatisAustalis as wet land species.

It is very cost effective system.

Gives Crystal clear water safe for reuse.

The Orange County has this RZCS STP of capacity 35,000 liters. Daily weget treated water of approximately 20,000 liters without any electricity or any chemical. The BOD of treated water is in the range of 5-8 and COD 25-35.

Landscape details :

All trees planted are Native Fauna of Pune. e.g. Bahava, Kadamb, Saptaparni, Sitaphal, Shirish, Mango, Sonchafa, Limbu.

The trees are planted in such a way that after 5 years most of the paved area will be covered by shadow of trees.

All trees are numbered and allotted to the flat owners who will take care of them.

The open parking lots are covered by group of vines such as Jai, Jui, Krishna - Kamal etc.

The complex has a vegetable patch from where all the flat owners will get daily vegetables which are produced by Organic method.

Other Innovative / Eco sensitive Measures :

Designated parking lot for vehicles which will use Alternate fuel . Electric charging point for charging of vehicles is provided which will use Green Energy only.

All WC are with dual flush system with a flow rate of 3 liters and 6 liters per flush.

We have also provided separate chutes for collection & separation of 100% bio-degradable, and non-biodegradable wastes. Also we have onsite treatment plant using bio culture for the treatment of 100% of organic wastes. The manure from bio-degradable wastes, will be utilized within the site itself.

Benefits :

Every unit of solar energy saves 3.3 Ltrs of fresh water and prevents release of 1kg of CO2.

T5 Tube Lights : 212 ( Nos ) x 20 ( Watts ) x 6 ( Hrs ) x 365 ( Days ) = 9285 Units

CFL : 162 ( Nos ) x 30 ( Watts ) x 2 ( Hrs) x 365 ( Days ) = 3547 Units

Power Saver Fans : 117 ( Nos) x 30 ( Watts ) x 6 ( Hrs ) x 365 ( Days ) = 7686 Units

Green Lift : 5 ( KW ) x 60% x 5 ( Hrs ) x 365 ( Days ) = 5475 Units

Thus, Total Energy Saved = 25993 Units ( ~ 26000 Units )

The Total Energy Produced and Saved = 125000 Units

218750 units required to be produced by Grid Power due to transmission and distribution losses (as per the data of MSEB). Hence the Total CO2 emission saved : 185 Tones / year.
