Upgrade
Before Selling?

Very few home remodeling
upgrades are good financial
investments. The best return on
investment often results from a
kitchen upgrade, which typically
increases the value of a home by
about 75 cents for each dollar
spent. Swimming pools, backyard
landscaping, entryway flooring,
and similar upgrades produce an
even lower return on investment
for a seller. Why, then, should a
home owner install upgrades
before putting their home on the
market?
Many dont. They might sell the
property as-is or offer different
types of credits or allowances
that are really nothing more than
price adjustments that acknowl-
edge outdated features or a flaw in
the property. Credits for worn-out
carpet, unusual paint colors,
faded kitchen cabinets, falling
fences, and roofs that are about to
leak are common. If the seller
doesnt have the desire or cash to
remove these flaws, buyers will
notice them and lower their offer
price if they make an offer.
Despite the lack of return on
investment in most upgrades,
there are times when making
them could be the difference
between getting offers or not get-
ting offers. Homes that have not
been updated will often have
problems selling under these con-
ditions:
High number of homes for sale
Relatively low number of quali-
fied buyers
Most of the competing homes
in the neighborhood have been
updated
Offering allowances or credits
assumes that the buyer will
update the home after they buy it.
Unfortunately, most of todays
buyers are putting nearly all of
their available cash into their
down payment and have little left
over to invest in upgrades. It is
usually easier for a buyer to pay a
little more for an updated home
and spread the higher cost over
the life of the mortgage. Yes, some
buyers have extra cash to make
the upgrades, but they usually
make up just a small portion of all
buyers.
Updating a home prior to put-
ting it on the market is usually not
about getting back the dollars
invested, its about generating any
reasonable offers at all. In a com-
petitive selling environment,
homes that are move-in ready
will sell faster and for a higher
price than homes that are not.
Exceptions exist, usually because
of a propertys unique location,
but in most cases the updated
home is more competitive.

Otsego Lake is one of north-
ern Lower Michigans foremost

I
t is one of the oldest family-operated restaurants in
Michigan, and one of the most desirable of dining des-
tinations.
Founded in 1919 by George Dumas, the Sugar Bowl in
Gaylord was launched as a homemade candy and ice cream
shop, employing what was a common name at that time for
candy emporiums across the United States. Soon after
opening, Georges brother Harry joined the operation and
within a few years the Sugar Bowl began offering sandwiches
to their customers, and the nearly 100 year-old legacy of this
downtown Gaylord landmark began.
Today, the Sugar Bowl Restaurant is operated by George
Dumas son, Bob, managed by Tony Kaly, and offers a full
traditional American style menu featuring a variety of spe-
cialties such as delectably tender prime rib, fresh whitefish,
gourmet salads, and tantalizing homemade desserts high-
lighted by red raspberry pie, cheese cakes, and Greek rice
pudding and baklava. During the weekends, a Sugar Bowl
specialty is steaks grilled over charcoal and sauts created
right before the eyes of the diners. Expertly prepared by
head chef, Bob Kidder, who has overseen the kitchen at the
establishment for more than 35 years, the enticing menu at
Sugar Bowl Restaurant draws area residents and visitors to
northern Lower Michigan back time and time again.
The quality our food, states Bob Dumas, and the consis-
tency of our meals and our service bring our guests back
often. We are known across the United States as a restaurant
destination here in Northern Michigan.
The ambience inside the Sugar Bowl Restaurant beautiful-
ly reflects the establishments 93-year heritage. It is elegant
yet family-friendly, with a large family dining area serving
breakfast, lunch and dinner, and a formal dining room fea-
turing tablecloth service during evenings after 5:30 pm.
Vintage photos line the walls, providing a fascinating
glimpse of early Gaylord and Otsego County.
The care and attentiveness of the chefs and servers in pro-
viding customers with the ultimate up-north dining experi-
ence is an ongoing hallmark of the Sugar Bowls legacy. The
entire staff is dedicated to ensuring each customers visit is
an enjoyable and satisfying one.
The Sugar Bowl Restaurant is located at 216 West Main
Street (M-32) in downtown Gaylord, the same place the
establishment has been since it was founded back in 1919.
Hours of operation are Monday thru Thursday, and Sunday
from 7 am until 9 pm, and Friday and Saturday from 7 am
until 10 pm.

Three recent cases of tetanus infection in southeast Michigan
have prompted local public health officials to remind adults that
immunizations arent just for kids.
Adults who are uninsured or whose health insurance policy
does not cover immunizations, are eligible for $15 Tdap immu-
nization at the Health Department through the Michigan Adult
Vaccine Replacement Program. The Health Department can bill
Medicare, Medicaid, or private insurance; no one is turned away
for inability to pay. Call 800-432-4121 to schedule an appoint-
ment in Antrim, Charlevoix, Emmet, or Otsego counties.
Tetanus, also known as lockjaw, is an infection caused by
bacteria. Tetanus bacteria is commonly found in soil and can
enter the body through wounds contaminated with dirt, feces,
soil, or saliva. Tetanus infection can cause a person's neck and
jaw muscles to lock, making it hard to open the mouth or swal-
low. It can also cause breathing problems, severe muscle spasms,
and seizures. Tetanus is a serious disease from which it can take
months to recover. If left untreated, it can be fatal.
It is important for teenagers and adults of all ages to get vac-
cinated against tetanus, said Joshua Meyerson, MD, Medical
Director for the Health Department of Northwest Michigan. The
best treatment for this disease is prevention through immuniza-
tion.
Meyerson urges teenagers and adults to get vaccinated with
Tdap vaccine, which protects not only against tetanus, but also
diphtheria and pertussis (whooping cough). Because immunity
to tetanus decreases over time, most adults need to get a booster
shot every 10 years to stay protected. Adults who haven't received
Tdap vaccine should receive Tdap instead of their next regular
tetanus (Td) booster. Adults who have contact with infants
should get Tdap vaccine as soon as possible because being vacci-
nated against whooping cough will prevent them from spreading
the disease to vulnerable infants. Its a good idea for adults to talk
to their doctor about what vaccines they might need.
Vaccination is a lifelong process, Meyerson said. Its impor-
tant that adults of all ages get vaccinated against serious diseases,
such as flu, tetanus, and whooping cough.
Many newer vaccines are recommended for adults, including
vaccines to protect against shingles, pneumococcal disease, and
human papillomavirus (HPV). Other vaccines adults may need
include measles, mumps, and rubella; varicella; hepatitis A and
B; and meningococcal vaccines.
Seasonal flu vaccine is now recommended for everyone, every
year. The single best way to prevent the flu is to get vaccinated.
Adults should talk to their health care provider about the vac-
cines they need to be healthy.

Coronary heart disease and heart attack and stroke
can be avoided to a large extent by lifestyle measures.
The direct causes of coronary heart disease and
stroke are factors like these:
- Restriction of blood vessels in the heart and the rest
of the body by arteriosclerosis.
- High blood cholesterol level.
- High blood pressure.
- Excess weight.
- Diabetes.
- High level of the amino acid homocysteine in the
blood.
- High content of low density lipoprotein (LDL) and
low-density lipoprotein (HDL) in blood. Lipoprotein is
a combination of protein and fatty substances that are
linked to each other.
- Inflammation in the circulatory system.
- High age.
- Inherited tendencies for high cholesterol and heart
disease.
- Men are more likely to get heart disease than
women.
These factors are interrelated in complex ways, and
are causing or amplifying each other. For example, arte-
riosclerosis will cause higher blood pressure, high
blood pressure and will cause even more atherosclero-
sis. Many of these factors are ultimately caused or
aggravated by the lifestyle of these factors:
-Too-high intake of fat, cholesterol and sugar.
-The fat consumption of the wrong type.
-Lack of fiber, vitamins, minerals and other dietary
deficiencies.
-The stress at work and
in everyday life.
-Smokers.
-Lack of exercise.
Lifestyle adjustments
will therefore be the main
methods of prevention of
heart failure. A diet with
the aim of preventing
heart disease is usually the
same as a diet to prevent cancer and other diseases.
Here is general diet advice:
- Avoid or reduce the amount of food that are indus-
trially processed, artificially made or heavily fried.
- Eating fish at least every second day. Also eat
seafood and fouls.
- Do not eat much red meat.
- Eat 5 fruits or vegetables per day. Each piece should
be the size of an apple or carrot. They should be raw or
carefully boiled so that nutrients are not washed out.
- Eat full corn bread, whole grain corn, peas, beans
and potatoes.
- Eat only a moderate amount of fat.
- Consume cholesterol rich foods like egg, spawn or
liver in only moderate amounts.
- Ideally most fat you eat, shall be of the mono-unsat-
urated. You also need some of the polyunsaturated
omega-3 and omega 6, but not too much of omega-6.
The consumption of saturated fats should be moderate.
- In order to achieve a balance of fat, most of the fat
supply should come from a mixture of sources such as
olive oil, canola oil, nuts, sunflower oil, sunflower oil,
linseed oil (oil fiber), fish and fish oil.
- Use only a moderate amount of soy oil and corn oil
in the diet. Only using such oil types will give you too
much polyunsaturated fat of the omega-6-type.
- Use only a very moderate amount of fat sources like
butter, coconut oil and palm oil. A high level of con-
sumption of these fat sources gives you a lot of saturat-
ed fat.
- Avoid letting the fat has been chemically modified,
thus called trans-fat. This type of fat is often found in
margarines, crackers, snack foods, fast food and other
food pre-made.
- Consume just a very moderate amount of sugar,
refined flour or refined cereals.
- Consume just a moderate amount of tranquilizers
and stimulants like alcohol and caffeine.
- Use only a moderate amount of salt in food.
However, in hot weather and the hard physical work,
you will need more salt.
Evidence suggests that it will be helpful to take sup-
plements of some natural remedies to prevent heart
disease and help improve already have heart problems.

Gaylord Otsego Memorial Hospital
(OMH) in Gaylord has joined Helen DeVos
Childrens Hospitals Partners in Childrens
Health, becoming one of 31 hospitals to affil-
iate with the childrens hospital in an effort to
enhance the care of children throughout the
state. Partners in Childrens Health brings
hospitals together to improve access to pedi-
atric specialty services and continuing pro-
fessional education.
We are pleased to have been offered the
option to join 30 other Michigan Hospitals in
becoming a partner in practice with Helen
DeVos Childrens Hospital, said Diane Fisher,
Vice President of Patient Care Services at
Otsego Memorial Hospital. This opportunity
provides OMH with access to a regional sys-
tem of healthcare for children, assistance
with quality initiatives, and continuing med-
ical, nursing and community education.
As part of the affiliation agreement, Helen
DeVos Childrens Hospital offers assistance
with quality initiatives, clinical outreach and
pediatric-specific continuing medical educa-
tion programming for the hospitals pediatri-
cians and other clinical staff members. The
affiliation also provides an opportunity for
periodic community education programs and
advocacy for childrens health and safety in
Gaylord.
The agreement provides a
framework to work together
to strengthen pediatric care
in Gaylord and the surround-
ing community, said Bob
Connors, MD, president,
Helen DeVos Childrens
Hospital. The partnership
connects Otsego Memorial
Hospital to a regional system
of care for children, dedicat-
ed to providing care close to
home and linking the hospital to a compre-
hensive childrens hospital.
Otsego Memorial Hospital is an independ-
ent, fully accredited primary and secondary
care facility located in Gaylord along the I-75
corridor. The total service area of OMH
encompasses nine communities and more
than 40,000 people (not including increased
summer populations). The medical staff
includes over 120 physicians in 28 medical
specialties, and with 46 acute care beds, OMH
offers the kind of personalized care delivered

Helen DeVos Childrens Hospital, a member
of Spectrum Health, is a Grand Rapids-based
