Frank Vanderlip Sr., a New York financier and a syndicate of investors purchased the entire 16,000 acre Palos Verdes Peninsula in 1913 for approx. $1.5 to $2.0 million. He had visited Los Angeles a number of times, as he was one of the leading financial figures in the country in the early 1900s as the president of National City Bank of New York (today Citibank) and had been assistant secretary of the Treasury under President McKinley, but had never visited Palos Verdes. Once he came to visit what he had purchased, he fell in love with the Mediterranean splendor of the Peninsula which reminded him of the Sorrentine Peninsula and the Amalfi Drive in Italy. Vanderlip chose the Portuguese Bend area of Rancho Palos Verdes as the site for the Vanderlips summer home, which was constructed in 1916 as the first residence on the Palos Verdes Peninsula other than a couple of ranch houses that no longer exist. The home, a Hudson River Craftsman design, was copied from their vacation house in Shrub Oak, New York. The home was initially called the Old Ranch Cottage, and is now known as The Cottage (see picture next page). The Cottage has been in the Vanderlip family since it was constructed, and was most recently occupied by John Vanderlip and his wife Suzanne. A larger guesthouse known as the Villetta was built in 1924 (re-named as Villa Narcissa for Frank Vanderlips wife). Frank and Narcissa preferred to stay in the Cottage when visiting and used Villa Narcissa to house guests. Vanderlip also constructed a barn and stables called the Farmstead, which later became the Portuguese Bend Riding Club.

At the top of Narcissa Drive just past the Portuguese Bend Riding Club was the proposed site for the Villa Palos Verdes, a grand villa modeled after the Villa Papa Guilio in Italy (today the Etruscan Museum in Rome) which Mr. Vanderlip planned to build. The Great Depression put a stop to those plans however, and when Frank Vanderlip died in June 1937, his grandiose plans died with him. During the 1940s, Villa Narcissa hosted many Hollywood celebrities. Myrna Low, had lived there before World War II, and Paulette Goddard and Burgess Meredith had honeymooned there. In 1946, Franks son Kelvin and his recent bride Elin hosted their good friend Ted Geisel (a.k.a Dr. Seuss, the famous childrens book author) during the summer. Elin continued to add on to the Villa Narcissa and care for her extensive gardens until her death in 2009. The Villa is still owned by the Vanderlip family.

A LOOK AT HERMOSA BEACH


Hermosa Beach, a city in Los Angeles County, California, has a population of approximately 19,500 and is located in the South Bay region of the greater Los Angeles area. It is one of three Beach Cities: Hermosa Beach is bordered by the other two, Manhattan Beach to the North and Redondo Beach to the South and East. Of the three Beach Cities, only Hermosa Beach owns its own beach. The other two cities beaches are owned by the county of Los Angeles. The wide flat beach makes Hermosa Beach one of the most popular places to play beach volleyball, from professional to amateur. The Strand, which stretches North into Manhattan Beach and South into Redondo Beach, is a popular place for walkers, joggers, biking and sightseeing. The city itself is relatively small, extending only about 15 blocks from East to West and 40 blocks from North to South, with the Pacific Coast Highway running down the middle. Situated on the Pacific Ocean, Hermosas average summer temperature ranges in the mid-70s. Consistent ocean breezes lessen what can be high summertime temperatures in surrounding Los Angeles areas, and helps to keep the smog away 360 days of the year. Hermosa Beach was originally part of the 1884 Rancho San Pedro Spanish land grant that later became the ten-mile Ocean frontage of Rancho Sausal Redondo. In 1900 a tract of 1,500 acres was purchased for $35 per acre from A. E. Pomroy, then owner of the greater part of Rancho Sausal Redondo. Its hard to believe that in the early days, Hermosa Beach like so many of its neighboring cities (Inglewood, Lawndale, Torrance) was once vastly sweeping rolling hills covered with fields of grain. During certain seasons of the year large herds of sheep were found grazing over this land, and corrals and large barns stored the grain, in addition to providing shelter for horses and farm equipment on the ranch between Hermosa and Inglewood. Todays Hermosa Beach real estate finds a very different picture than from the early days, with full size lots as small as only 2,400 square feet, built with up to 3 story homes covering nearly the entire lot. Neighbors are just a few feet away and the rolling hills are now covered with homes, apartments, condominiums and small businesses. Because Hermosa Beach was one of the first beach cities to start development, it remains one of the most eclectic. It is not uncommon to see an original beach bungalow sitting next to a 1950s duplex that is located next to a brand new custom home. Although most of Hermosa Beach real estate has been developed through the years, there still remains plenty of undeveloped public land. Most notably is the 24 acres of vacated railway that cuts through the entire city from North to South. The railway once supported the only public transportation available from Los Angeles to Redondo Beach. Local residents fought developers in the 1980s who sought to build condominiums and retail along the corridor and today it remains a very popular & unique hiking and jogging trail. In addition, there are eight other parks found throughout this small city. The school system in Hermosa Beach is divided uniquely into two groups, Kindergarten through 2nd grade with students attending Hermosa View School off of Prospect Avenue, and 3rd grade through middle school students all attend Hermosa Valley School located off of Valley near Pier Avenue. Hermosa Beach does not have its own High School. Residents have the choice of sending students to either Mira Costa High School or Redondo Union High School. Like most beach cities schools, the scores at both schools rank extremely high. You can find more information on the school system online at www.hbcsd.org. The Board of Realtors divides Hermosa Beach into 3 distinct sections. The Sand Section, also known as area 148 on the Multiple Listing Service, is all property West of Valley, adjacent to the Pacific Ocean. The Valley Section (Area 149) is located between Valley and Pacific Coast Highway. East Hermosa Beach is all of the properties located East of Pacific Coast Highway. As with most beach cities property, the closer you get to the ocean, the higher the price. This will vary dramatically, however, based on view, orientation, size of the home, and the year built. In addition, lot sizes will typically increase farther east as you move away from the beach. Hermosa does have its own Hill Section, although not nearly the size of Manhattan Beachs Hill Section. There are some properties that are very large, with a few parcels of land well over 10,000 square feet, capturing sweeping views of the Pacific Ocean from Palos Verdes to the Santa Monica Bay and beyond. Homes of this stature can fetch into the millions of dollars, but rarely hit the market. Hermosa Beach real estate certainly ranks high both in median home prices as well as its ability to retain value as compared to many parts of the United States. Its proximity to Los Angeles makes it an easy commute to one of the busiest and most diverse business cities in the country. Combine that with one of the greatest weather patterns in the world, an award winning public school system and access to one of the best beaches on any coast, Hermosa draws both young and old as a place to call home. Hermosa Beach is known to have the highest ratio of rentals to owner occupied properties in the three Beach Cities with 44.6% being owner occupied and 55.4% tenant occupied. It also has some of the most diverse cross section of homes, from turn-ofthe-century beach cottages, to 10,000 square foot ocean front homes. Prices can vary from $300,000 for a small 1 bedroom condo to over $20 Million for a beach front estate. Currently there are just over 100 properties available for purchase. As far as demographics go, the most interesting piece of recent trivia is that CNNMoney reported Hermosa Beach being ranked the greatest city to live in to find rich single men, as many male residents have a high median household income. The city is a constant buzz of activity from small coffee shops and stores which are all walking distance from most homes, to outdoor eating and bars that line the popular Pier Plaza. Collectively, its a very active lifestyle of outdoor living.

booming, bartenders and customers greet each other on a first name basis, always asking each other how their family is or how their day went. While that isnt uncommon if you go to a bar enough, there is an easiness between the bartenders and customers at Ercoles that you wont get almost anywhere else. Such conversation leads to a true understanding of why Ercoles slogan reads, Your home away from home. Some customers even compare the atmosphere to another well known bar--Cheers. It really is the place where everyone knows your name, Jensen said. Bartender Brittani Montgomery, who has worked at Ercoles for 10 months and is the first female bartender there in over 10 years, compares the bar to a movie that has every type of character you could ever imagine. It has a small town feel, and originally being from Mississippi, I love that, Montgomery

Its a Tuesday night at Ercoles in Manhattan Beach. More specifically, its Taco Tuesday. People begin to file in early in the evening, filling up the wooden booths, the long wooden bar and picnic benches, ready to get their fix. Christmas lights dote the area surrounding the bar, Dodger bobble heads line part of the wall behind it and two 1940s cash registers loudly pop open each time there is a sale. Bull horns even hang right above one of them. Now considered an institution in the South Bay, Ercoles is the oldest bar in Manhattan Beach, opening in 1927. Ercoles is like an old hat, said Gary Moore, who has owned the bar since April 1, 1972. You put it on and dont like your new one. It is comfortable. It is comfortable here. Moore has made sure to change very little in Ercoles throughout the years, a reason so many patrons enjoy the place. About 10 years ago, a grill was put in to serve food, the outdoor wooden signs were replaced with neon ones and just recently, a new juke box was put in. I love this place because it has never changed, said local resident Martin Dirks, whos been coming to Ercoles for close to four decades. It really takes you back in time. It is a nostalgic bar that reminds you of better times. It is an authentic neighborhood bar that is truly a welcoming place. Considered by many to be the ultimate dive bar in Manhattan Beach, Ercoles has gained a following throughout the decades because of its relaxed atmosphere. Located at 1101 Manhattan Avenue, it is only a block from the beach. You always have such great conversations with people who are just real, said Matt Jensen, whos been coming to the bar for 10 years. This is the only bar I go to where I want to know peoples names. Come in anytime during the week, and your bound to see people from all walks of life. You see everyone from a woman in stilettos to guys in sandals, local resident Bob Perkins said. The amazing thing, both are equally as comfortable. Youd be amazed to see the people who come in here every day. It can get especially crazy on one of Ercoles biggest days of the year--Christmas Eve.

With throngs of locals coming into the bar to commemorate the holiday season, Ercoles is usually packed wall to wall. People scrunch into booths and wait to play pool on the lone pool table in the back of the bar. You always have a fun time here on Christmas Eve, Dirks said. It is amazing. With so many regulars keeping business

said. We get so many people who come in here the same time every day. I even have customers tell me they met their wives here or on occasion, Ill even have wives calling up asking if their husbands are there. Never a dull moment. Having a difficult time getting into the bar on the weekend, Robert Aldrete popped into Ercoles for the first time on Taco Tuesday to see what all the hype was about. He wasnt disappointed. It really is a local bar with a local atmosphere. And it has great prices, he said. Those prices are what Moore has tried to stick by since taking over Ercoles 39 years ago. And as the decades have passed, his philosophy hasnt changed. The most expensive thing there is is an empty stool, so instead of having higher prices or charging more money, I try and make more money by having more people, Moore said. Moore used to be behind the bar about 10 years ago. Now, hes at Ercoles every morning from 6-10a.m., doing all the accounting from the previous night and preparing for the night to come. Calling it his 1950s mentality, Moore continues to find new ways to get people into Ercoles. All of the beers on tap cost no more than a few dollars and on Tuesday and Thursday, anyone can come in and get three tacos for $5. On Wednesdays, Ercoles also offers two burgers for $6.25. Not a bad deal for your pocket book. With also many people coming in to watch the hometown Dodgers, Ercoles sells Dodger Dogs for $1. Behind the grill on those nights is Martin Andunano, who has worked at Ercoles for 17 years. With the grill right near a front bay of windows, he chats with people as they walk by, while also taking to-go orders. Enjoying every day he comes to work, Andunano thinks of Ercoles in a special light. This is like a second home, he said. Its a second home not only for him, but countless others who have made their way through Ercoles doors in 84 years. I really take pride in Ercoles being such a winner, Moore said. It doesnt take a genius to run, but we try and do our best.
