Fishbiel, Wiler, Lotschental, Valais, Switzerland.

The plot is undeveloped and has marvellous views across the valley to the Beitschorn and other mountains. It lies between two chalets on a south facing slope of Fishbiel alp. The plot is on a steep piece of land that lies between the lower side of a flatter piece of alp and an access road below the plot. Pictures 1 & 2 are taken from above the plot and pictures 3 & 4 are taken from below the plot looking upwards. The top boundary is approximately at the same level as the top of the two neighbouring chalets. The lower boundary is on the access road below the plot, which also serves the neighbouring chalets (see Pictures 3 & 4). The chalets nearby have water and electricity services. Fishbiel, Wiler, Lotschental, Valais, Switzerland.

The Lotschental is a beautiful valley in Valais just north of the Rhone valley. Above Wiler there are two south facing alps Lauchernalp and Fishbiel. A road runs from Wiler to both alps and is open in the summer. Access in winter is by cable car from Wiler to Lauchernalp. Fishbiel is slightly lower and about 15 minutes walk away or 5 minutes by the winter snowcat taxi service. In summer there are numerous alpine trails for which the Lotschental valley is renowned. In winter the hub for skiing is Lauchernalp. Above the cable car there is another lift system, which takes skiers up to 10,000 foot. To date building development has been concentrated on Lauchernalp. Land prices have risen considerably over the past ten years with further upward pressure anticipated as available land is used or bought for future development. Recently prices were said to be between CHF 300 up to CHF 450 per sq.m. Land prices on Fishbiel have risen, but not as fast. Currently they are about two thirds to half those of Lauchernalp. In 2003 Fishbiel prices were CHF 50 to CHF 80; in 2008-09 a plot was transacted at CHF 140 and that current prices are in excess of that. The market price is difficult to gauge as plots of land are seldom bought and sold. However, it is thought that, as land becomes more difficult to acquire on Lauchernalp, attention and interest will increasingly focus on Fishbiel and when that happens the difference between prices for land on Fishbiel and Lauchernalp will narrow.
