By Christine Patrick, Business Writer If youve read recent articles about the Real Estate market in Southwest Florida, it isnt news that things are starting to heat up. Inventory is decreasing and median home prices are increasing. For International buyers, their interest in Southwest Florida has been jumpstarted. And, there are still local residents and visitors interested in getting good deal or selling a property. I recently set out to find the best source of information for residents and visitors alike. I started by making a call to Michael Burke, who is a top producing Realtor in Southwest Florida and the publisher of the Coconut Point Press, a publication dedicated to bringing buyers and homeowners up-to-the-minute real estate news and information. The interview is as follows: Q: Theres so much out there on the news and the Internet about our market. How does a homeowner or buyer find a good real estate agent? A: There are many Realtors selling in Southwest Florida, but finding a good one is harder than you think! A good Realtor should know the market inside and out, and has the sales track record to prove it! I always recommend interviewing a Realtor as you would a potential employee. Ask for credentials and sales history, and dont forget to ask for licensing information as well. Once you find a qualified experienced Realtor, be doing for you? A. Your Realtor should first be helping you set the right price for your home. This is probably the single most important thing youll do to sell your home. It must be priced to sell, meaning that pricing with large margins are not advised. You have to price competitively just to get someone to consider looking at your property. In addition, your Realtor should be offering you marketing tools that will get your house sold. My team uses a variety of online and print marketing tools to get our clients homes seen and is extremely effective at capturing out-of-town buyers in the summer and targeting in-town buyers during season. The newest addition to our superior market campaign is our interactive floor plans and videos. The more eyes we get to the home, the better chance we have at getting top dollar for a sellers home. Q. Are those marketing tools all free to your clients? A. Yes!! Q. What about listing your home? I know were getting close to our upcoming season and many people are waiting to list their homes until season starts. Is this a good idea? A. Absolutely not a good idea to wait! Monitoring Your Home While Youre Away Is Easy And Affordable!


Our family moved to Naples, FL from Auburn Hills, MI on July 4th, 2004. First Hurricane Alex and then Tropical Storm Bonnie threatened the area in August of 2004. While it was scary as we had never experienced this type of threatening weather, it did not compare to when Hurricane Charlie actually hit South West Florida later that month. We had little preparation time, so shutters were made from plywood, our house was lit with candles, and the entire family marveled at the sights and sounds coming from outside of our new home. Being that we just moved, we did not want to evacuate and come back to find our house destroyed, so it was a mutual agreement to ride it out. However I did threaten to move back up North if our house didnt survive. Years later, we rode out Hurricane Wilma. This time we had steel hurricane shutters, a generator and had time to stock up. Yet, riding out a hurricane did not pay for itself. After investing in drinking water, canned foods, batteries, radios, lanterns, gas for the generator and other small items, the bill was substantial. Not to mention the anxiety we had in risking the lives of our children in the storm. The most effective way to stay safe during a hurricane is to evacuate. But after you have fled, how do you know if your house has survived the storm? These situations we experienced as a family and our background in the computer industry got us thinking about a solution. Our parents had experienced a flood in their basement due to sump pump failure twice in Troy, MI when they were visiting their Naples, FL home. Thousands of dollars were spent the first time on replacing everything down to the floors and walls. All of this process had to be repeated three months later. We wont even talk about the smell or the insurance costs. When they investigated ways to monitor their home while absent, all options were costly. They ended up going with a phone based system for almost $1000. Yet they always wondered whether or not the system was working due to having the same issue twice and they had no way of checking. All of these similar experiences came to a head when five years later, we came back from a vacation to a hot, smelly, stuffy house where the air conditioner had failed. We decided that was the straw that broke the camels back. My husband had been talking for quite some time about the system used to monitor computer server rooms. He wondered if he could have the manufacturer take that same technology and modify it for a homeowners use. It would have to be something an average person could install themselves and it should not cut into the family budget. The solution we came up with was The MyEnviro.com messenger. Southwest Florida Real Estate Is On Sale


The Real Estate collapse in values has created an excellent opportunity to acquire Real Estate at prices not seen since the 1980s. Whether you are looking for your primary residence, a second home or investment properties, this is an excellent time to purchase real estate in Southwest Florida. The avenues to acquire real estate are bargains everywhere you look, from the traditional sources of new construction properties, properties for sale on the MultiList with Real Estate agents, or properties for sale by owner. Additionally, there have been new avenues of opportunities created by the real estate collapse. Short Sales, Bank Owned Properties, the foreclosure auction or properties from investors who have bought a distressed property and completed the Re-Hab to bring the property back to proper living standards. Add approximately another $70 a month if less than 20% down payment. So for under $600 a month you could own a 3 bedroom 2 bath 1,500 square foot home. That is just a small example of housing currently available. Easy Cornbread Catfish Gumbo

Ingredients 1 1/2 cups cornmeal 2 1/2 cups milk 2 cups all-purpose flour 1 tablespoon baking powder 1 teaspoon salt 2/3 cup white sugar 2 eggs 1/2 cup vegetable oil Method 1. Preheat oven to 400 degrees F (200 degrees C). In a small bowl, combine cornmeal and milk; let stand for 5 minutes. Grease a 9x13 inch baking pan. 2. In a large bowl, whisk together flour, baking powder, salt and sugar. Mix in the cornmeal mixture, eggs and oil until smooth. Pour batter into prepared pan. 3. Bake in preheated oven for 30 to 35 minutes, or until a knife inserted into the center of the cornbread comes out clean.

Ingredients 1 pound catfish fillets, cut into 1 inch pieces 1/4 cup vegetable oil 1/2 cup celery, chopped 1/2 cup green bell pepper, chopped 1/2 cup onion, chopped 1 clove garlic, chopped 2 cups water 2 cubes beef bouillon 2 (8 ounce) cans diced tomatoes 1 (10 ounce) package frozen okra 1 teaspoon salt 1/4 teaspoon red pepper flakes 1/4 teaspoon dried thyme 1 bay leaf 1/8 teaspoon hot pepper sauce Method 1. In a 3 quart pot, bring the 2 cups of water to a boil. Dissolve the bouillon cubes in the boiling water. 2. In a medium skillet, heat the vegetable oil, and cook the celery, green pepper, onion and garlic until tender. 3. Add the tomatoes, okra and cooked vegetables to the boiling water. Season with salt, red pepper flakes, thyme, bay leaf and hot pepper sauce. Reduce heat, cover and simmer for 30 minutes. Add catfish, cover and simmer for 15 minutes or until catfish is flaky and tender.

Ingredients 1 package (18-1/4 ounces) yellow cake mix 1 can (15 ounces) solid-pack pumpkin, divided 1/2 cup milk 4 eggs 1/3 cup canola oil 1-1/2 teaspoons pumpkin pie spice, divided 1 package (8 ounces) PHILADELPHIA Cream Cheese (softened or cubed), softened 1 cup confectioners' sugar 1 carton (16 ounces) frozen whipped topping, thawed 1/4 cup caramel ice cream topping 1/3 cup chopped pecans, toasted Method In a large bowl, combine the cake mix, 1 cup pumpkin, milk, eggs, oil and 1 teaspoon pumpkin pie spice; beat on low speed for 30 seconds. Beat on medium for 2 minutes. Pour into two greased and floured 9-in. round baking pans. Bake at 350 for 25-30 minutes or until a toothpick inserted near the center comes out clean. Cool for 10 minutes before removing from pans to wire racks to cool completely. In a large bowl, beat the cream cheese until light and fluffy. Add the confectioners' sugar, and remaining pumpkin and pumpkin pie spice; beat until smooth. Fold in whipped topping. Cut each cake horizontally into two layers. Place bottom layer on a serving plate; spread with a fourth of the filling. Repeat layers three times. Drizzle with caramel topping; sprinkle with pecans. Store in the refrigerator. Yield: 10-12 servings. With sabayon and fresh mint leaf.

While it is difficult to predict the exact time, place, and force of hurricanes, it is important to be preparedboth inside the home and outside. Know Your Risk and What To Do Contact your local emergency management office to learn about evacuation routes and emergency plans. Have your insurance policy number and coverage information accessible to you in the event of a loss. Put together an emergency kit that includes a three-day supply of drinking water and non-perishable food; first aid supplies; extra batteries, flashlights and more. Gather important documents such as birth and marriage certificates, social security cards, passports, wills, deeds, and financial and insurance records. Store them in a fire and flood safe location or safe deposit box. Prepare Your Home Before the Storm Make plans to secure and protect the roof on your property before hurricane season starts. In every new home built by LHS, we employ a roofing technique called hurricane blocking. This technique entails installing an additional 2x4 under the truss, allowing a 2-inch air space, which prevents the vacuum that can often occur during high-powered winds. By preventing the air volume to get up under the roof, it can hold the roof in place during a hurricane. If you do not have impact resistant windows, install permanent wooden or metal storm shutters or board up windows with 5/8 marine plywood. LHS can install impact resistant windows, and in older homes, we specialize in an advanced water proofing technique called wet-flashing, which uses a sealant to prevent water from leaking into the rough openings and framing from window and door installations. Trim trees and clear rain gutters and downspouts. As the Storm Approaches Have a full tank of gas in a vehicle, cash, and your disaster supplies kit ready to go. Turn refrigerator and freezer to maximum cold and keep closed. Fill the bathtub and other large containers with water for bathing, flushing toilets, and cleaning, but do not drink this

water. Move anything in your yard that can become flying debris inside your house or garage before a storm strikes. If You are Staying In Your Home Do not go outdoors during the storm, even in its early stages. Flying debris is extremely dangerous. Close all doors, brace external doors, stay clear of windows and keep curtains and blinds shut. Immediately After the Storm Use extreme caution going out of doors. Be alert for downed power lines, broken glass, and damage to building foundations, streets and bridges, and coastal or hillside erosion. Stay on firm ground. Moving water only 6 inches deep can sweep you off your feet. Standing water may be electrically charged from power lines. Once home, check gas, water, electrical lines and appliances for damage. Use a flashlight to inspect for damage. Never use candles or other open flames indoors. The Recovery Process For direct assistance to individuals and families immediate needs contact the American Red Cross or other local voluntary agencies. Check newspapers, television, or radio news for information on disaster assistance available. If you have property damage, contact your insurance company as soon as possible. Tips ToAvoid Common Mistakes On Florida HOA Disclosures


Non-compliance with Florida Statute 720.401 can be fatal to the closing of a purchase and sale contract. Given the current real estate climate, sellers of residential property cannot afford to lose a sale, or become involved in a lawsuit due to mistakes associated with the required homeowner's association disclosure ("Disclosure") specified in such statute. By understanding the law and being aware of the mistakes, a seller and his/her agent can increase the odds of closing a sale without an adverse surprise. The Law Florida Statute Section 720.401, requires owners of real property subject to a homeowner's association(s), to deliver to a potential purchaser the Disclosure prior to contract execution. The form of the Disclosure must be substantially in the same form as identified in the statute. Non-Compliance As a practical matter, the Disclosure is seldom signed before contract execution because the selling agent does not typically know of all the required assessment information to be included in the Disclosure. One way to avoid this problem is to have the seller complete the Disclosure at the time of the listing agreement and include same as an attachment in the property multiple listing service, for use by selling agents. When the Disclosure is not signed before contract execution, the purchaser may terminate the contract (i) within 3 days after receipt of the Disclosure or (ii) prior to closing, whichever first occurs. From timing prospective, it is imperative that the seller deliver the Disclosure to the purchaser as soon as possible after contract execution to run the clock on the purchaser's rescission period. Common Mistakes 1. Non-Delivery of Disclosure. In my experience, I have seen many seasoned listing agents fail to deliver to the purchaser the Disclosure. In some instances, the Disclosure was purposely not delivered to a buyer who coincidentally lived in the same community as the property under contract. The statute does not provide an exception for non-delivery in such case. Knowledge of the law is key. 2. Combining Multiple Communities On One Form. It is not uncommon to view a Disclosure which has combined assessment information for two (2) associations on one (1) Disclosure. Doing so can create a compliance issue, especially if the information is presented in a confusing fashion. The preferential practice is to utilize one (1) Disclosure form for each and every homeowner's association in the community. 3. Seller's Delivery of HOA Governing Documents. Many realtors are under the mistaken impression that the statute requires the seller to deliver to a purchaser copies of the association's articles, by-laws or the community's rules and regulations, financials or declaration of restrictive covenants. The seller is not required to deliver these documents under the statute. It is the purchaser's responsibility, unless the parties contractually agree otherwise. Bottom Line: To prevent an unnecessary contract termination, deliver one (1) Disclosure for each homeowner's association a property is subject to and if a Disclosure is not provided before contract execution, accomplish delivery promptly thereafter.

A New World Order: Investing Internationally


A U.S. investors foreign-investment return depends on both the local currencys exchange value against the U.S. dollar and the stock price in the local currency. As the United States economy continues to sputter, investors in search of better returns and greater diversification are casting their nets elsewhere around the world.1 Looking for growth abroad could be a smart move: Foreign markets currently represent nearly 60% of the worlds investment opportunities -- and that number is only expected to grow.2 But investing internationally adds a different set of risks that typically do not affect investors in the domestic markets, such as higher taxation, less liquidity, political instability, and currency fluctuations. If you are thinking about expanding your horizons to include international investments, be sure to take the time to learn about various global markets and their unique characteristics. Separating Emerging Nations From Developed Nations When categorizing the world markets outside of the United States, countries are typically grouped into one of two types: developed markets and emerging markets. Developed markets include nations with more traditionally stable economies, such as Germany, England, France, and Japan. Emerging markets are typically those nations that are moving toward becoming more established, but still demonstrate higher-than-average volatility, such as the BRIC nations: Brazil, Russia, India, and China. Investing in Foreign Equities One way you can include international exposure in your portfolio is to invest in stocks of U.S. companies that derive a large portion of their annual revenue from overseas markets. Examples of such companies are Coca-Cola, Microsoft, and McDonalds. You can also buy stocks of foreign companies through American Depositary Receipts (ADRs) -- traded on the New York Stock Exchange -- and through mutual funds that invest in foreign companies. ADRs are negotiable certificates that represent the shares of a publicly traded foreign company. ADRs are issued in the United States, and their underlying shares are

Is It Time To Re-evaluate Your Game?


Golfers continually need to keep tweaking their games and golf swings. There are several reasons, to improve to the next level. The second is to keep what we have going backwards and of course the third reason is age. As we age our body will change and so must how we swing the club and how we play the game. These adjustments and changes are critical in order to continue to enjoy the game. Believe it or not some golfers actually do not see the warning signs in time or are not willing to admit the signs are present and in time, they hit the big three, frustration, aggravation and then embarrassment. When the golfer becomes embarrassed they stop going to the golf course because it is to painful to play the game they loved. Luckily this can be avoided and reversed but each case is different and requires an experienced analyst, instructor and coach and of course time to get back on track. Warning signs, major loss of distance, un solid ball contact, pain during and after swings, fear of shots you once enjoyed hitting, shaking over shots, difficulty taking the club away from the ball as if someone is holding you. Some golfers actually have anxiety attacks before play. Step one; find someone who will give you a full game evaluation. This may take a few hours to a full a day at which time many questions will be asked in order to go back to when golf was fun. In most cases, it involves going to the range to hit some shots then on course to play some holes, a look at equipment that might be outdated or is not suitable for your age or ability and in a few cases can be the rout to the problem. In other cases it is very simple cause and effect cinereous, basic pre swing fundamentals cause the swing to change due to compensation for the fundamentals that are lacking, ball striking breaks down and then the game goes, etc., etc. The body has a golf handicap also, which can be checked by a simple Titleist Performance Institute evaluation after the test they design specific exercise programs that will improve not only your motion flexibility and strength but you overall well being. So as you can see there are many options to help any level of golfer enjoy this great game for a lifetime and avoid the big three, frustration, aggravation and embarrassment.
