The Median Sales Price in September was $907,500, up 15.6% from $784,950 in September of 2010 and up 14.1% from $795,427 last month. The Average Sales Price in September was $1,005,333, down -0.7% from $1,012,587 in September of 2010 and up 23.2% from $816,221 last month. September 2011 ASP was at a mid range compared to September of 2010 and 2009.

Selling Price per Square Foot


The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The September 2011 Selling Price per Square Foot of $228 was down -8.4% from $249 last month and down 7.7% from $247 in September of last year.
