Scotch Hall is a landmark development

For our first waterfront regeneration development
we wanted to create a place with a real heart on
the South Bank - a place that lives and breathes 24
hours a day, 365 days a year.

the challenge

For 20 years the South Bank of the river


had been slowly degenerating as one by
one the factories and businesses closed
down and commercial activity moved on.
A combination of poor infrastructure and
outdated buildings meant that the area
rapidly became abandoned and derelict.
At the same time the existing town centre
was thriving. Fuelled by the economic
boom it was struggling to contain itself
within confines of the old Town. Quality
lettable space was at a premium and
expansion was difficult in this already
densely populated area. Douglas Wallace
and Edward Holdings could see the
potential in the south bank.

The design team has made the most of Scotch Hall’s
waterfront location. A modern and contemporary
landmark in the form of an elegant new pedestrian
bridge over the River Boyne now links ‘the old’ with
‘the new’ shopping heart of Drogheda.

arch, sweeping elegantly from one side of the river to

our solution:

With 20,000m2 of retail space, a 100 bedroom
four-star hotel, 3,000m2 of office space and 80
apartments, Scotch Hall is seen as the catalyst
for the start of a major regeneration of the south
side of Drogheda. Features such as riverside bars,
restaurants, boardwalks and a specially designed
pedestrian bridge has made Scotch Hall an
extremely attractive destination for retailers and
shoppers alike.

Our design for Scotch Hall has introduced a


north/south permeability to the site. The scheme
now connects the Marsh Road and Dublin Road to
the riverbanks by means of pedestrian walkways
and the specially designed pedestrian bridge.

The development has been created on a


redundant brownfield industrial site and
incorporates several listed 19th century warehouse
buildings. The medieval town wall and upstanding
medieval remains of a warehouse building have
been retained, and the line of Graves Lane, a
medieval street, has been followed in the
new development.
