Alterations and Extension to Building at:

GENERAL STANDARDS AND SPECIFICATIONS


EXCAVATIONS

All excavations shall be carried out in accord with BSCP 2003 Sub-soil conditions will be determined by the contractor who will satisfy himself as to the depth, nature and presence of water on site. Excavations and pumping operations will be carefully undertaken so as not to disturb any surrounding ground or property. Excessive excavations where undertaken will be filled with 10MN/M2 concrete at the contractors expense including all planking, strutting and disposal of spoil. Bearing surfaces will be filled as required with 10/M2 concrete to all soft spots and defective areas. Prior to foundation concrete being laid, the excavated trench will be made available for inspections and approval by the contract administrator and local B.C Inspector. Conditions: The contractor will include in his tender for the excavation of all ground types including rock, old foundations or slabs below ground level. The contractor will notify all such areas. 1.6 Rock, spoil heaps, surplus material, planking and strutting where required and used, will form part of the contractors tender price which will include for removal of spoil heaps and surplus material from site.

Hard filling and backfilling to make up levels shall be formed approved stone max. size 150mm and will be rolled and compacted in layers of note more than 250mm. Blinding over all hard-core shall be with approved fine materials and where specified.

ALL EXCAVATIONS SHALL BE KEPT FREE OF WATER AT ALL TIMES

DRAINAGE 2.01 Trenches shall be formed in straight lines between manholes and will have vert. Sides with depth taken to 300mm greater than the O/Dia of the pipe to allow for bedding backfilling to be completed using 5mm: 10mm granular material which will be taken up to a height of at least half the O/Dia of the pipe. All rock and hard material from the base of the trench to be covered prior to pipe laying. Excavation for installation of new Klargestar septic tank and associated herringbone soak away (if required) to be completed by contractor to satisfaction of local Environmental Health Inspector. The contractor will include for all backfilling as required to complete the foul and storm drainage systems. Trench beds will be formed with firm load bearing base and where exposed all soft spots or faults will be excavated to such depths as required and filled with granular material well compacted and rammed into place. Buried services if exposed will be supported and protected with timber. All existing drains or sewers will be redirected if required and reconnected or abandoned as directed. Concrete casings will be provided to all drainpipes passing under buildings or passing with 1.0M of buildings or under roads or areas subject to heavy vehicular traffic. All such drains will be laid and encased in 150mm. Th. Conc. Gullies will be normally laid in 100mm conc. Bed to form firm support. 2.6.1 Granular fill material will be provided as 5:10mm broken stone or pea gravel laid in following thickness: Rock or soils containing rock, flints, stones or hard spots.1/4 O/Dia of pipe Otherwise, 1/6 O/Dia of pipe. All compacted in layers of 150mm max. layers and levelled of gradient of pipe. 2.07 Pipe laying will only be completed on a prepared bed of ill material and be true in level line and gradient and not adjusted with hard material after laying. Upon laying all pipe runs must be tested and approved and backfilled with approved material to prevent float in the case of flooding of the trench. Manholes will be formed from precast PVC ring type by REDLAND or equal laid on 150mm conc. base. Provide smooth even concrete benching to 225mm heights at 30deg angle at half channel pipes at bottom of all manholes. Covers will be formed to comply with BS497 with frames bedded in conc., with covers laid level to surrounding ground.

Testing of all drains will be completed to satisfaction of local authority inspector. Contractor will provide a supply of clean water for this purpose and will repair or replace any pipe run that fails and repair or rebuild any manhole that fails a water tightness test. Test method: A ball of dia, equal to pipe 1/Dia less 6mm will pas through all pipes, between manholes and all branches. Test method: The entire system will be filled with water before any conc. surround or haunch has been placed. A water head of 150mm will be maintained for a period of 30 mins, without sigh of leakage. Failed joints will be required and the system retested. Test method: All manholes will be filled with water and be able to retain this level for a period of 2 hours.

CONCRETE WORK All concrete work shall be designed in accordance with CP110 cement will be general OPC to BS12. Course aggregates shall be graded to the requirements of BS882. Reinforcement where applicable shall comply with BS449, BS4461 or BDS4483. CONCRETE Shall comply with requirements of BS5328 and prescribed mixed shall be used where noted otherwise design mixes shall be used in accordance with BS5328. Where ready mix concrete is applied the supplier must be one from BRMCA with approved depot. Water will not be added on site without the written approval of the supplier. Concrete will be finally place within 15mins after leaving the drum. TESTING Where required all concrete delivered to site will be tested by an approved laboratory. All cubes will be stored as required by BS1881 and costs of all testing and associated equipment will be borne by the contractor. MIXING Should the contractor elect to mix on site details of plant and mixing equipment will be required which will include: 1 2 3 4 5 Power driven mixer with water measuring equipment Storage areas to maintain separate storage of cement/sand/aggregates Batching equipment Clean water supply Slump test equipment

METHOD Cement to be weighted separate from aggregates, which will be added and mixed to produce a uniform mix for a period of 3mins. minimum. A slump test of each batch will be carried out. Test results Test results less than 25mm more than 75mm reject batch reject batch

Water/cement ratios may be altered by the addition of approved additives. 3.05 READY MIX CONCRETE Delivery of all R.M. conc. will be the responsibility of the contractor who will ensure the supplier is an approved BRMSCA member. The contractor will also ensure the correct mix quality and quantity are delivered to the site. The contractor will upon delivery accept a delivery document from the supplier, which will be retained as a record of batch and will contain the following information:

Name and number of depot 1 Docket No 2 Date 3 Truck ID 4 Grade and workability of batch 5 Cement type, aggregate size (max) approved admixes 6 Added water if used 7 Batch quantity in cubic metres 8 Cube and slump test location 3.6 CONCRETE QUALITY CONTROL Average strength at 28 days of 4 consecutive results. Not more than 3N/mm 2 above specified characteristic strength. Strength of any single test result not less than 3n/mm 2 below specified characteristic strength. Test results at 14 days will be accepted as advisory but may be adjusted to give the 28 days equivalent. PLACING OF CONCRETE Concrete will be placed to avoid separation of layers and will be vibrated using only approved methods and equipment where slab thickness exceeds 250mm otherwise hand tamping will be acceptable to produce uniform well compacted concrete free from blowholes and honeycombing. Concrete will not be placed when air temps. Fall below 3 degrees C. CONSTRUCTION JOINTS Where not shown on the drawings the contractor will submit for proposals for the layout of all construction joints prior to placing of concrete work. Where formwork is used it shall be constructed of sound clean material of strength suitable to ensure rigidity throughout placing ramming and vibration and allow the concrete to set without visible deflection. PRECAST CONCRETE WORK All concrete units shall be placed in mortar with joints not exceeding 10mm. As far as possible all precast concrete units shall be cast to course with general brickwork. BRICKWORK AND BLOCKWORK Common bricks or facing bricks shall be drawn from approved supplier and have an average crushing strength of not less than 10N/mms, and shall comply with requirements of BS6073 part 1.

CONCRETE BLOCKS Shall conform similarly to above. MORTAR Cement line mortar shall be mixed in the following proportions 1.1.5 of cement lime and sand and the use of plasticisers shall be governed strictly in accordance with manufacturing instructions. Mixing using 1pt sand added after maturing to mix of cement:/sand 1:3mix. N.B lime to stand for 16 hours prior to use in mortar. ALL BRICKWORK AND BLOCKWORK Shall be properly jointed and bedded with perpends, vertical and all joints thoroughly filled. During hot or dry weather they shall be dipped in water prior to use and protected with suitable covering in the event of wind or rain. Brick and block work shall be built so that no part shall exceed another in height by more than 1.5 metres. All divisions and partitions formed in block work shall be bonded and tied to other walls. Bonding will be generally in stretcher bond. SAND LIME Shall comply to BS1200 Shall comply to BD890 Table 1 Part 2

CAVITY WALLS Shall be constructed with inner and outer skins as indicated on drawings and all cavities shall be 75mm unless otherwise stated. Wall tiles shall be manufactured in Austenitic stainless steel 18/8 and be placed at 450mm vertical centres 450mm and at 225mm centres at corners and reveals. Wall tiles shall conform to BS1243 and be a vertical twist type. Where cavity insulation support fixings are specified they shall be of appropriate type to suit the insulation slabs and manufacture in Co-polymer Polypropylene. CAVITY CLOSERS Shall be positioned at the highest point of all cavity work and shall cover full perimeter. Normally formed in two layers of 12.5mm Supalax. CAVITY WALL INSULATION Shall comply with requirements of BS39585 and be water repellent and carry a fire rating of class 1. D.P.C.s Shall be unless otherwise stated Hyload pitch polyment by Ruberoid Co. Ltd. Laid to level bed with min 100mm o/lap at joins. D.P.Ms will be Visqueen 1200g, laid level on prepared bed with min 150mm o/lap at joins and bonded to D.P.C as required. CHASES Vertical chases in all walls to be max 1/3 thickness of leaf. Horizontal chases in all walls to be max 1/6 thickness of leaf.

CARPENTRY JOINERY All timber will be kiln dried and free of all defects including sap and shakes. Timber suffering from rot infestation, splits or loose knots or other defect will be rejected. CARCASSING TIMBER Will comply with BS4798 timber grades to sizes as specified on associated drawings and will be installed in accordance with BSCP 123 pt 2. Moisture contents will be: Maximum 20% Minimum 15% for all structured and external work Maximum 15% Minimum12% for all internal work

SITE STORAGE Timber on site to be stored under cover and protected from all elements including rain, frost and snow. PRESERVATION TREATMENT All structural timber to be treated against rot or infestation by the application of an approved vacuum pressure treatment system, prior to delivery on site. Where timber is subject to site working then all exposed surfaces and end grain will be additionally treated with a brush-applies system from an approved source. TIMBER SIZES All timber sized will be as specified on associated drawings and fixings will be as stated. Wall plates 100 x 50mm fixed at 600800crs with hot dip. Galv. Steel straps (4x35) twice bent to lap over wall plate and into masonry to depths of min 600mm with min 3 no predrilled nail holes. Trimmers: Will be tusk tenon jointed and the same depth as associated joists, but will be twice the thickness of such joists. Notching: Will be restricted to the extreme ends of any member and in no case be applied to the mid third section of any span. Depth and width of all notches to be in accord with BRE code.

PLYWOOD Here specified will be to BS6566 and will be WBP type bond. ADHESIVES Where used all adhesives for timber will be synthetic resin to BS1204 part 1 type WBP or BR.

ROOFING All roofing will comply with BSCP 5534 pt 1 (1978) for slating and tiling. BATTENS Will be 38 x 25mm tanilised battens rough sawn for tiling or Par for slating. All fixed to roof members with galv. Nails 65 x 3.35 smooth rd. HD. To BS1202 pt 1. Battens will be nailed to each rafter or joist and in no case will any batten be less than 1200mm long. Butt joints will be centred on supports and not more than 3, no butt joints will occur in line. FELT UNDERLAY Will be to BS747 type F laid under battens and where required additionally supported to avoid wind suction. SLATING Generally slating will be installed as required by manufacturer but will comply with the following: Nails to BS1202 pt 2 copper clout nails 2 no per slated 35 x 3.35 Size 610 x 305mm unless stated Head lap 75mm. Min Horr lap 150mm Bond Half lap Hooks Stainless Steel

ROOF TILING Conc. interlocking tiles fixed to 25 x 38 battens by acetal co. polymer clips no 9241 and at verges by stainless steel clip no 9297 and alum clip no 9296 at eaves. Provide to ridges universal ridge tile 7146 all fixed as N.B.S clause N13. Additional information on roof tiling and fixing as supplied by manufacturer will also apply to this item. NAILING Will be in accord with the latest BS requirements but will generally be: BS1202 pt 1 galv. Steel nails 65 x 3.35 rd. heads for battens BS1202 pt 2 copper clouts for slates.

RAINWATER GOODS Provide 100 x 75 rect. Angle uPVC r.w gutter to matching down pipe in white all by MARLEY and clipped to position by MARLEY clips at recommended crs. Down pipes taken to 150sq r.w.ts at locations indicated and terminated with Paten shoe section. Discharging directly to r.w.t. Rainwater goods should conform to BS4576. FACIAS BARGE AND SOFFIT BOARDS 19mm timber facia fixed to rafter ends at max 600mm cdrs, by 38mm no 8 screws and over fixed by gutter brackets to conceal nail heads. Cap pit soffit to include C064 vent units all to matching colour and to include facia corner pieces C231 and C232 pieces. EAVES Dress underlay felt into gutter and fix under eaves with proper alignment at 50mm beyond facia. LEAD VALLEYS All lead work to comply with detailed drawings and contractor to ensure correct grade and quality is used. Sheet lead will conform BS1178 (1982) AND BE CODE 5 unless otherwise stated.

PLASTER WORK Patent plaster shall be manufactured by British Gypsum Ltd in accordance with BS1199 and shall be fresh water river sand. Cement shall be OPC and comply with BS12. PLASTER BOARD AND PLASTER LATH Plasterboard shall conform to BS1230 and shall be 12.5 thickness as stated on drawings. Plasterboard shall be fixed to joist studs or battens with galvanised clout nails at 125mm centres with heads driven flush. Joints must be broken and staggered on opposite sides of studwork with a maximum gap of 3mm. At corners strip mesh angle beads manufactured by Expanet shall be used and fitted out in accordance with manufactures instructions. On plasterboard all joints shall be finished with thistle board finished plaster to leave flush. Internal angles and angles between walls and ceilings shall be reinforced with 90mm wide jute scrim cloth imbedded in thistle plaster. Finishing coats shall consist of 1 coat thistle finished plaster or 2 coats of carlite bonding. GENERAL PLASTERING Where applied to brick or block work wetting prior to plaster shall be applied to allow appropriate adhesion. Plasterwork to be carried out by skilled tradesman and to be finished straight and true. Metal lathing will be used to all angles and corners and will be of stainless steel to BS1369.

CERAMIC FLOOR AND WALL TILING Floor tiles shall be laid where specified and must comply with BS4631. Contractors shall use adhesives to BS5442, BS5980 and BS643 in relation to floor tile jointing and laying. BSCP 6093 joint design BSCP 202 floor tiling. CERAMIC WALL TILES Shall be glazed and comply with BS6431 and conform to the adhesion classifications listed above. Contractor to ensure the suitability of all substrates prior to laying or fixing of all tiled area.

SAND/CEMENT FLOOR SCREEDS Floor screeds will be 1:4 cement/sand with max 0.5% water cement ration. Min thickness of any screed will be 75mm laid in max. 15m.sq areas with max 4.0m lengths to any one side. Alternate bays to be laid with 48hrs delay, before infill bays can be laid. Provide between adjoining bays building paper layer. All such screeds to be laid on concrete sub floor, which is clean and free of water pools of ponding but left damp with neat cement brushed over. Finishes will be either tamped to required level to +3mm over entire area with max depression of 3mm in any 2400mm area. OR FLOATED SURFACE USING A TIMBER FLOAT TO ACHIEVE THE REQUIRED SURFACE FINISH

ELECTRICAL WORK Electrical installation shall be designed and installed in accordance with the regulations for electrical equipment of buildings and must comply with the latest edition of the I.E.E. All set in PVC conduits recessed into block work to a depth of: MAX 1/3 thickness of the wall running vertically and MAX 1/3 thickness of the wall running horizontally. All cabling shall be PVC insulated and sheathed and will include an earth conductor wire in accordance with BS 6004 cable sizing to be calculated by contractor and must be in accordance with IEE regulations. Generally MK or Crabtree shall manufacture accessories. SPECIALIST SUB CONTRACTOR Will be responsible for the detailed design and installation of the entire electrical services to the building and make reference to the requirements as shown on the associated drawings. He will also be responsible for the following: 1 2 3 4 5 Serving all notices to the supply authority including all fess and charges associated. Marking all circuit inside distribution boards. Earthing the entire electrical system and all associated equipment in accord with IEE regulations and to the satisfaction of supply authority. Testing of all circuits and associated equipment and the replacement of all defect equipment where required. Certificated where required will be the sole responsibility of the electrical sub contractor including: All associated costs Final position of all equipment and power sockets will be as strictly required by the client. CONTRACTOR WILL ALLOW FOR COSTS INCURRED IN THE CONNECTION OF A SUPPLY CABLE FROM POWER MAINS TO THE CONSUMER UNIT INDICATED

HEATING Heating system will be L.P.H.W type supplied from separate oil/gas/coal fired boiler situated at location indicated on drawings. Installation will be carried out by a registered heating installer and will comply fully with all requirements of C.I.B.S.E. The specialist contractor will be responsible for the detailed design and installation of the entire system and will include testing and adjustment as required to ensure the system fully complied with all requirements. HEATING SYSTEMS Shall be installed as specified on appropriate drawings and thermostatic control valves will be fitted to 90% of all radiators where room thermostats are not specified. The contractor will determine the extent of new heating required in relation to this work. PLUMBING All plumbing work installed will comply with latest water regulation N.I 1991 no 50. Sanitary fittings will carry water authority approval. UPVC waste and sanitary pipes and fittings will comply with BS4514 and lengths at supported centres as detailed in table 13 of BS5572. S.V.P will be supported at max 1800mm lens with boss connections fitted in these locations. All SVPs will be carried min 450mm above eaves and max. 900mm above any window within 1000mm of pipe end and terminated with a wire cage terminal to BS416. All pipe work will comply with BS5255 and waste traps to BS3492. Provide to bathroom and en suite sanitary ware by ARMITAGE SINKS and include for inset whbs. To formica face vanitory units. Include for chrome lever taps to units and thermostatic mixing valve set to both showers and mixer taps to kitchen. SHOWER UNITS Where installed will be to clients specification unless otherwise on notes. All shower units will comply with required plumbing standards and waste systems will be provided with rodable access to the shower waste trap. All shower units will be supplied with a thermostatic mixing valve set by MIRA or equal. Cold water supply will be in accord with C.P. 310.

WINDOWS AND GLAZING Powder coated aluminium windows shall be formed in extruded aluminium section and must conform to BS4833, BS4873 and BS1474. Glazing units shall be double glazed 4: 12: 4 section. Windows shall be tested for wind resistance etc. under BS6375 part 1 and certification for compliance with the BS to be supplied. DOUBLE GLAZING UNITS Shall comply with BS5173 and fixings shall be generally in accordance with BSCP6262. Glass shall comply with BS592 part 1 and part 2, and where mounted at or below 900mm above floor level will be laminated or safety glass.

PAINTING AND DECORATING Will comply with requirements of BS6150 and BS5493 for protection of iron and steel against corrosion. All priming and knotting will comply with BS 2521, 2523 and 1336. All exposed and decorative woodwork will be painted generally with 2 no. coats undercoat and 1 no coats finish after priming and preparation. Varnished surfaces will be rubbed down dusted and stopped prior to application of 1 no. coat sealer HVA 222 International varnish reduced 25% with GTA 004 thinner and finished with min 3 no. coats International HVA 033 varnish. External walls will be decorated with best quality exterior grade masonry paint applied on primer coat to specified colour.

FRONT PORCH Formed in brickwork to match existing chimneystack on concrete found as detailed on drg.01 complete with arch opening on 3 no sides. New walls to be tied to existing with FIRFIX S/S wall ties at 225 vert. Crs. Provide for installation of recessed down lighters to underside ceiling at porch. Install new handrail and balustrade to prch. Roof to match existing at first floor window. QUOINS Provide for installation of new concrete facing quoins to front and rear of building as shown on drg. 01 & 02. Where required cut back locally existing render finish to allow for installation and install as required by manufacturer. Make good to all areas upon completion. LIGHTING Provide and install to locations shown on drg 01 & 02 lighting units from THORN range. Recessed E. FACT MICA S. RANGE S/S CLEAR GLASS SURFACT MTS. 15mm lens with stainless steel ring. MSSC 15 and gasket 50 WATT PAR 16 CAT. NO. MSG 50 all set in 300mm gravel surround. All to be supplied via. sub. surface wiring laid in P.V.C conduit laid min 450m below surface and operated from solar switch with manual override switch mounted in main building. At ceiling to porch provide and install 6 no.. RECESSED DOWN LIGHTERS FROM THORN RANGE. E. FACT MICA S RANGE 50 W. PAR 16 MSC 50 CLEAR GLASS 15mm with gasket and S.S ring MSC 15. All to be operated from wall mtd. Solar switch with manual override located in kitchen. POWER Provide supply to water feature pump from main dist. Board taken sub surface in P. V.C conduit laid min 450mm below ground level and install water pump. Pump type ATLANTIS 850 G.P.M. 250 V. PUMP complete with feed control. HARD LANDSCAPING At patio extension radius cut back ex. Conc. pavia and garden area and prepare area to accept new hard surface and water feature all formed in natural stone. Install natural random Yorkshire paving and random Yorkshire square sets from Castlefield range all set to comply with makers instructions. DECORATION Prepare entire building to accept new exterior quality paint finish to selected colour and texture.

REPLACEMENT WINDOWS, DOORS AND OPENINGS New frames to conform to B.S requirements as laid down in standard spec. section of this document ref page 14 section 11.1 and made from best quality Hardwood (Mahogany) or uP.V.C section. Replacement frames to be as detailed in this section. All sizes to be confirmed by contractor and confirmed by Contract Administrator prior to ordering. Where required all ex. Openings to be adjusted to allow for installation of new units and cavity work make good where disturbed. Make good to all trades where disturbed and prepare all surfaces for redecoration. Form 2 no 500 x 500mm access openings to roof void at main building.

Mechanical ventilation to all bathrooms, kitchens, shower rooms and utility rooms to afford 60 L/sec air discharge. GLAZING Provide laminated safety glass to all window areas below 800mm and below 1500mm to all doors, all conforming to BS6206. Provide safety glass to side panels within 300mm of any door. FIRST FLOOR 25mm t/g flooring on notes size timber joists at noted crs. Set onto wall plates and secured with galv. Straps at 1.5m crs built into blk. Wk. And to gable walls with 30 x 5 galv steel straps at 1.0m crs and taken over 3 no members to provide lateral restraint. ROOF STRUCTURE (CONSTRUCTED) Roof to be formed with blue/black fibre/cement slates or conc. interlocking tiles on 39 x 25 tan. battens on 3 ply felt on rafters as noted crs. Birdsmouth over purlins and wall plate. Provide longitudinal bracing to positions indicated on section and roof plan. ROOF TRUSS DESIGN To BS5268 pt 3 to include all bracing supports and ties required by manufacturers and include: Tile battons. Longitudinal bracing. Rafter diagonal bracing. Web chevron bracing. Lateral web bracing. Contractor to provide design details of all roof truss members prior to erection. TANK SUPPORT To C.P. 112 pt 2 1973 to form part of roof structure and include 600mm wide timber catwalk surround. Provide 5 x 35 galv. Steel straps at 1.2m crs built into brickwork and spanning over 3 no members at floor to wall abutment. Install bridging pieces between floor joists set at 1.2 crs: staggered pattern from timber section as noted. FIRE DETECTION Install L.X fire alarm system to ground floor area to comply with BS5839 pt 1, complete with sounder system. Install to all escape doors thumb turn opening E.O.D. Install emergency lighting to comply with BS526 pt 1. Install illuminated exit signage to comply with BS5499 pt 1 to all final exit doors. All to be completed by specialist sub-contractor. HOT WATER STORAGE Hot water storage systems will be fitted with a thermostat to shut off heat supply when storage temp is reached, and shall be linked to the space heating controls to switch off when the heat is not required.

FOUNDS Concrete strip foundations set to depth to suit local ground conditions and to satisfaction of Building Control inspection. Generally 600 x 225 under cavity walls, 450 x 225 under single walls. All of 1:24 mix 35 N/concrete. D.P.Cs By Hyload or equal set 150mm above highest ground and vert. at revels, where installed all D.P.Ms will be 1200G. Visqueen type taken up and bonded to D.P.c with min. 350 overlap. Provide vert D.P.C to all reveals. SOLID FLOORS 75mm sand/cement screed on 50mm rigid polystyrene insulation mat on 1200 G Visqueen. D.P.M taken up and bonded to D.P.C with min 100mm. Overlaps laid on 100 conc. slab on 150mm blinded and compacted hard core fill. CAVITY WALLS Formed with 102mm dense conc block or select facing brick outer leaf and 100mm insul. WALL TIES Galv. steel wall ties at 450mm, vert. and 450mm horr crs and 225crs at corners and revels all to comply with BS1243 set into mortar beds. WALL PLATES 100 x 50mm wall plates on cement bed and ties to blk. Work with 30 x 5mm galv. Straps bent twice to lap wall plate and built 600mm into blk, work at 1.5m crs. STRUCTURAL TIMBER All structural timber to be S.C.3 or S.C.4 grade, pre-treated against infestation and rot with approved preservative. All timber window frames where specified will be VAC. VAC treated and will be stamped DRY or K.D. SPACE HEATING Provide thermostatic control valves to all radiators and room heaters and insulate all H.W pipes with min 40mm th insulation material. DRAINAGE Drainage to be 100mm uPVC laid to falls and set in pea gravel or equal. Provide conc. lintol over where drains pass below walls and encase in concrete. Surround where drains pass within 1.0 of building line. STORM DRAINS 1.100 fall

FOUL DRAINS Provide 38m dia wastes from sink bath and basins and removable rodable trap to showers. Provide double seal traps to all first floor sanitary fittings. All S.V.Ps in 100mm dia with cage terminal connected to sewer system. INSULATION Provide to roof void min 200mm fibre glass quilt laid between joists or 100mm rigid insulation sheet fixed between rafters with min 50mm vent gap to lower face of roof felt. At sloping roof design provide polyurethane boar with termal cond. Rating of 0.025 w/mlk. VENTILATION Roof void ventilation by way of Glide vale Soffit vents to provide min. equivalent of 25mm cont. gap and where specified install roof mounted vent tiles/slates at approx 1.5m crs. All double glazed unity to provide min 1/20 floor area. Opening lights to each double glazed frame unit. Ensure a min 8000sq.mm ventilation to each room is provided by trickle vent system. INSTALLATIONS WINDOWS Where required adjustments to ex. Openings to allow for installation of new window units to be formed in cavity construction using 2 no. layers insulation block keyed to ex. Work maintain ex cavity, existing internal and external wall finishes to be cut back to provide clear access to new work. Make good to reveals upon completion and prepare to accept new plaster and render finishes to reveals ref. Separate sheet on frame sizes. Install as required new H.W internal cill boards 25mm x 150mm x length.
