Our target customers will be the ones who travel, but want a change oI
pace Irom the traditional hotel stay. It might be the corporate traveler,
who may preIer the bed and breakIast inn to a hotel when it is
convenient to their destination. For leisure travelers, the bed and
breakIast inn may be the destination in and oI itselI as it is located near
popular or desirable vacation spots.

A cottage located in Vasant Kunj, south delhi, 10 minutes Irom the
Delhi airport and adjacent to the Ioreign embassies is the intended Ior
use as a Bed and BreakIast.

Back to home combines the world class comIorts with Iriendly home
stay atmosphere. With the usual services we also provide airport
transIers, help with itinerary, tour guide, daily transports and pleasure oI
Iree amenities such as high-speed wire-less internet, in-house coIIee/tea
and many more. We also arrange Ior wellbeing activities such as yoga,
ayurveda, panchkarma massages etc.

The long term goal oI the Back to home Bed and BreakIast is to become
the best choice speciIically in Delhi and also in India. We plan to be
more than a great Bed and BreakIast, we plan to create an environment
oI pampered luxury that surpasses the standard Iare Ior Delhi. We plan
to create an expanding our exposure via internet.

Occupancy, revenue and room rate projections are validated by
extensive research conducted. The research played an important role in
determining the Ieatures and amenities.

The rewards oI being a Bed and BreakIast host include meeting people,
adding income, gaining independence and an enjoyable way oI liIe, and
perhaps, restoring an old building. The business can give you great
satisIaction as it grows into a valuable investment. As a host, your

General overview of the -usiness

Back to home will be owned by Akanksha Bharadwaj and it will be her
responsibility to maintain and comply with other legal requirements.

The property intended to be used will be named as ack to Home`.
Request Ior registration Ior a 5 room accommodation has been made to
the Government oI India, Ministry oI Tourism (H&R division) under the
Incredible India Bed and BreakIast` establishments.

The property was selected on the Iollowing basis:

There are 5 spacious rooms with double-bed having plenty oI storage
space, well appointed, Iully Iurnished, spotlessly clean, with marble
Ilooring, air conditioned and with en-suit bathrooms, round the clock
security and 24 hours service. Each oI the 5 guest rooms has a private
bathroom with shower, in which 3 oI them has whirlpool tub, one room
will Ieature Iireplace, and Iurther details are mentioned in the industry
analysis and the marketing plan.

Bed and BreakIast patron can enjoy ample common area, large dinning
room, and sitting room with quality Iinishing and Iurnishing including
many antiques, a baby grand piano, Iireplace and a varied section oI
reading material and games. Sitting areas will be comIortable and well
lighted. Guests can also enjoy outside seating, either on a deck, terrace
or in the scheduled backyard.

A Iull breakIast will be served that will be included in the room rates.

Located in Vasnt Kunj, South Delhi a very posh area is an historic
residential neighborhood oI Delhi. The cottage is not very old, built in
1999 and is in best oI conditions with regard to maintenance and
amenities.

There are 5 spacious rooms with double-bed having plenty oI storage
space, well appointed, Iully Iurnished, spotlessly clean, with marble
Ilooring, air conditioned and with en-suit bathrooms, round the clock
security and 24 hours service.

Landscaping is well craIted with holly, Iig, tulips trees as well as
numerous rose and camellia bushes. Also on the grounds is a stone and
mortar patio with path leading the main house.

Location

The property is located in South Delhi, a very elite area in Delhi,
situated at a central location Irom all the heritage buildings, museums,
old bazaars and popular restaurants. Some oI the attractions include
Humayun`s Tomb, Lotus Temple, Raj-path, !residential !alace, Delhi
GolI Club, Laj-path Nagar, Greater Kailash Markets, Khan Market,
Lodhi Garden, Indira Gandhi Memorial museum, CraIt museum,
Akshardham Temple, National museum, Central Cottage Industries

Recognizing that an owner-innkeeper on the premises and the
warmth oI that individual are two qualities that B & B guests look
Ior, this will be a high priority. Attitude, appearance, and
proIessionalism are key goals.

Iacility: The inn will be maintained in a manner beIitting a Iirst
class lodging establishment.

!RMTIN AND ADVERTISING

!u-lic Relations and !ersonal Selling !rogram

Building strong credibility within the community is always helpIul.
Guests needing accommodations will be reIerred by people living
in the area. The inn's location in a residential neighborhood will
also generate activity Irom Iriends and relatives looking Ior
accommodations in close proximity.

Community public relations will include the Iollowing:
O Support community programs by becoming a member oI the
Chamber oI Commerce, Better Business Bureau, and Convention
& Visitors Bureau. The inn will also be made available as a
meeting place, as it includes not only a large dining room, but a
parlor that can be closed oII.
O Marketing the inn through local media. This will also extend to
regional, state, and national coverage. A Ireelance writer has
already expressed interest in developing a series oI articles about
the inn as it progresses. This writer has been published in a number
oI magazines, including India Today.
O Cooperating with area business. !ersonal calls will be made on
area businesses, especially restaurants, other inns and recreational
Iacilities.
O Contacting private citizens. The immediate neighborhood will be
notiIied via Ilyer. The Ilyer will announce the arrival oI the inn and
promote it as an alternative to hotels Ior visiting Iriends or
relatives.
O Answering inquiries promptly. !eople who make inquiries are the
most promising potential customers. All inquiries will be handled
promptly and with the inIormation requested.
O Use oI Travel-Freelance-Guidebook Writer Lists and Media Kit

A media kit that will contain the Iollowing basic materials:

O !hotographs oI the exterior and interior oI the inn
O Detailed description oI the house and rooms

An attractive brochure is an important tool Ior any marketing
program. There has been a lot oI attention given to the selection oI
images and copy that will represent Back to Home in an accurate
and inviting manner. A graphic artist will be hired to design the
inn's logo. A tri-Iold brochure, with a separate rate and policy card,
is being developed Ior mailing purposes and rate displays.

usiness Cards and ther !romotional Items

A relatively inexpensive way to promote the bed and breakIast is
to incorporate the name and logo oI the inn on business cards,
stationery, envelopes, and rate/policy cards. !roIessional looking
business cards can help establish credibility and create interest in
the business.
The name and logo oI the inn will also be used on note cards,
Ieaturing a pen and ink or water color drawing oI the inn and
grounds. These cards will be packaged and available Ior sale.
Also being considered as a means oI heightening the inn's visibility
is using its name and logo on polo-style shirts. This would help
guests remember the inn, create interest outside the Metropolitan
area, and generate additional income.

Reservation Services and Travel Agents

B&B Reservation Services will be an invaluable asset during the
start-up months. There are several in the South Delhi location
which will, Ior a membership Iee and commission on rooms
booked, screen guests, handle deposits, and provide some
publicity. One oI these agencies has submitted a proposal where
they will, in addition to providing these services at no charge Ior
six months, also act as consultants.

Travel Agents are an additional resource that will help attract
guests Irom outside the state. The inn will be listed in INNVIEWS,
The Travel Agent's Guide to Unique Accommodations. This guide
Ior agents includes a geographically arranged section that provides
a detailed description oI each inn, including rates and policies, and
highlights local points oI interest.

The inn will also be listed with INNRES, a Travel Agent's
Reservation Service that includes a toll-Iree number and Ieatures
personalized bookings, rather than use oI an airline reservation
system.

These services will be necessary during the Iirst year oI operation
to compensate Ior limited word-oI-mouth reIerrals and guidebook
activity. AIter the Iirst year, each service will be careIully
reviewed to determine which, iI any, will be continued.




Chapter 6
Management Summary

Back to home will operate as an owner-occupied business. Salary Ior the
Iirst year oI operation is indicated on the !ersonnel table. This salary,
though low, is reasonable considering that major living expenses will be
covered by the business.
!ersonnel Requirements
The services oI two Iull time innkeeper cum housekeeper will be used
during the Iirst year oI operation. A two person team will be used as
needed during the week to accept reservations, check guests in and out,
supervise the housekeeper, and prepare and serve meals. It is estimated
that innkeeping services will be required approximately two days a week
during the months oI January through June, November and December
and three days a week July through October.
A housekeeper will also clean the inn and do laundry. Other individual
will be used as needed. The housekeeper will work weekdays only
during the slower months, while some weekends may also be required
during the busy season.
Services will increase as occupancy increases. Some assistance in Iood
service may also be required on a limited basis during the third year.
Chapter 7
Financial Feasi-ility

Financial plan:

Back to Home will be 10,00,000 Rs. !roject, sourcing Rs 5,00,000
as a bank loan and Rs. 5,00,000 as selI investment. The term loan
oI Rs. 3,60,000 will be paid in 36 installments , Rs. 10,000 as
monthly installment.Amount oI Rs.1,40,00 will be payable on
