Chapter I

The Problem and its Background

Introduction

This chapter is divided into six parts, namely, Background of the study,

Statement of the Problem and Hypothesis, Theoretical Framework, Scope and

Delimitation, Definition of Terms, and Significance of the Study

. Part one, Background of the study. In this part, it describes what the study

is all about and why did the researcher choose this kind of study.

Part two, Statement of the problem and Hypotheses. In this part, it

expresses the problem of the study and the Hypotheses.

Part three, Theoretical Framework. In this part, it has the research

paradigm and the independent and dependent variables of the study.

Part four, Scope and Delimitation. In this part, it limits the coverage of the

study.

Part five, Definition of terms. In this part, it tells the definitions or meanings

of some words in the study.

Part six, Significance of the study. In this part, it tells the significance of the

study to teachers, parents, and students.

Background of the Study

There will always be a good or better lot or home. There are a lot of things

to define a residential lots. There are some particular residential lots and lands

that are expensive. You would wonder sometimes why is it expensive than the

other lots and lands.

Every seller wants his or her home to sell fast and bring up a good or

better price. Does that sound good to you? It is not luck that makes that happen.

There will always be “how and why” it is like that.

This research aimed to determine the level of satisfaction of the Villa

Allegria residents. It will give some tips to help you find and buy the perfect

residential lot.

Statement of the Problem

This research aimed to determine the level of satisfaction of the Villa Allegria

residents on the services offered by HDL Developer. Specifically, the study aimed

to answer the following questions:

1. What is the level of satisfaction of the Villa Allegria residents on the

services offered by HDL Developer when grouped according to gender?

2. What is the level of satisfaction of the Villa Allegria residents on the

services offered by HDL Developer when grouped according to

occupation?

3. What is the level of satisfaction of the Villa Allegria residents on the

services offered by HDL Developer when grouped according to economic

status?

4. What is the level of satisfaction of the Villa Allegria residents on the

services offered by HDL Developer when grouped according to when

taken as whole?

Hypothesis

1. There is a difference on the level of satisfaction of the Villa Allegria

residents on the services offered by HDL Developer when grouped

according to gender.

2. There is a difference on the level of satisfaction of the Villa Allegria

residents on the services offered by HDL Developer when grouped

according to occupation.

3. There is a difference on the level of satisfaction of the Villa Allegria

residents on the services offered by HDL Developer when grouped

according to economic status.

4. There is a difference on the level of satisfaction of the Villa Allegria

residents on the services offered by HDL Developer when grouped

according to when taken as whole.

Theoretical Framework

This study is based on the concept of the level of satisfaction of the Villa

Allegria residents on the services offered by HDL Developer may relate to some

variables such as gender, occupation, and economic status. It is believe that

there is that a relationship between the said variables singly or in combination.

Scope and Delimitation

This study is limited to a descriptive analysis of the level of satisfaction of

the Villa Allegria Residents on the services offered by HDL Developer. This

paper, following the scheme quantitative research, used the researcher’s made

questionnaire to gather data.

This research determines the level of satisfaction of the Villa Allegria

residents on the services offered by HDL Developer, in Roxas City. The data

were gathered in the month of February 2007.

Definition of terms

For better understanding of the study at hand, the following terms defined:

• Occupation- in this research it means the profession of a person,

specifically a doctor, a engineer, a businessman, and many others.

• Gender- it means the classification by which words are grouped as

feminine or masculine.

• Economic Status- in this research it means the income that is

earned every year and will classify what family he or she belongs

to.

• Satisfaction – in this research it means act of satisfying or state of

being satisfied.

Significance of the Study

The significance of this study to students is that they will know what it

would take to be good developer. If one day they wanted to become a developer

they will know how to develop their subdivision.

This is also significant to the parents. If they own a wide lot, they will know

how to sell it to a developer. Sometimes they could ask for partnership to a

developer in a particular branch like HDL Developer. They would know how to

satisfy their residents in their own subdivision.

This study is significant to the teachers. They could teach it in Economics

because if you only know a lot is an asset. They could teach it how to prepare

and satisfy the buyer.

Review Related Literature

Corporate Profile of HDL

HDL Construction and Development Corporation was registered in

Securities and Exchange Commission on June 09, 1995. Its purpose is to

engage in general construction business in line with its thrust to enter into

government and private contracts particularly but not limited to development of

subdivision and mass housing projects but general horizontal and vertical

construction works. The corporation was issued a Contractors License by the

Philippine Contractors Accreditation Board (PCAB) on October 10,1996 and at

present holds a Category “A” in the General Building and General Engineering

Classification.

The management and staff of HDL Construction and Development

Corporation were the people responsible for the mother corporation’s, Carmela

Valley Agricultural Corporation (established in 1978), for becoming a leader in

mass housing projects in Negros Occidental since the late 1980’s. With these

expertise in mind, the President of CVAC, Mr. Hernan R. Lopez, Jr. have

entertained the idea and was encouraged to set up an independent construction

and development firm, knowing very well that it has a captured and built-in

market in various subdivision construction projects of HDL itself and of its sister

corporations and affiliates aside from the mother company, Carmela Valley Agri.

Corp. (now Carmela Valley Corporation). These companies are: Dolmar Prime

Corporation, Rona Lending Corporation and Terra Bella Holding Corporation.

Mr. Hernan R. Lopez, Jr. being the president and majority stockholder of

the spin-off Corporation and having acquired an extensive experience in

subdivision and housing development, who have undertook procurement and

acquisition of various construction equipment and have hired qualified

engineering staff in the course of his business as subdivision owner and

developer, finally decided to form this separate corporation primarily to develop

and construct all his projects with the vision to eventually engage also in

contracts with other private and government entities. Thus, HDL Construction

and Development Corporation was established and presently has in its portfolio

inventories of real estate properties which are being developed for development

into socialized, economic and upscale housing projects. These properties are

located across the Metro Bacolod Area and spread in various cities and

municipalities of Negros Occidental and Iloilo provinces in the Western Visayas

Region. In the province of Negros Occidental, HDL has projects in Escalante

City, Cadiz City, E.B. Magalona, Silay City, Talisay City, Bacolod City, Bago City,

Hinigaran, Binalbagan and Kabankalan City. In Iloilo province, HDL is active in

Leganes, Oton and Pavia. Studies are being made to expand its operation in

Roxas City in Capiz province.

At present, HDL staff and management personnel also undertakes the

development of the land inventories and existing subdivision projects of its sister

corporations, on various locations in Negros Occidental.

HDL in its operation expansion has also expanded its equipment

inventories by upgrading and purchasing annually various additional construction

heavy equipments and complimentary support delivery, service transport, plants

and light equipments. To ensure efficient equipment operation, its vast Central

motorpool and maintenance department are manned by qualified staff and

experienced mechanics personnel.

Aside from the pool of equipments for its development works, HDL also

operates sand and gravel aggregate and filling material quarries. It is also

involved in the concrete products manufacturing of concrete hollow blocks and

reinforced concrete culvert pipes. Furthermore, HDL operates its own rock

crushing plan and premixed concrete batching plant for the ready-mix concrete

supplied to its various development projects and also for sale to other developers

and contractors.

With the above activities it is involved in, and with the booming

construction and real estate industry now in Negros Occidental and Panay

Island, HDL Construction and Development Corporation have finally fulfilled its

goal to become one of the leaders in the construction and property development

industry, when Mr. Hernan R. Lopez Jr. was awarded by President Gloria

Macapagal Arroyo herself on December 10,2003 the first “Kbalikat sa Pabahay

Awards 2003” as the Leading Developer in Economic Housing for Region VI at

Malacanang Palace, Manila.

Methodology

Research Method

This study aimed to know the level of satisfaction of the Villa Allegria

residents on the services offered by HDL Developer. It aims to know how

satisfied the residents on the services offered by HDL Developer.

Descriptive Statistics is a statistical procedure concerned on describing

the characteristics and properties of a group of persons, places, or things. It also

involves gathering, organizing, presenting, and describing data.

This study uses the (Researcher’s made questionnaire) Questionnaire

method, to gather the data. It uses a sampling technique, which is the

convenience sampling, to get the respondents to answer the researcher’s made

questionnaire and also to gather the date and information.

The distribution of the Researcher’s made Questionnaire for the

respondents to answer will be from the second week of February up to the last

day of February, that is, by using the Convenience Sampling in order to get the

data or information.

Respondents

The respondents are 17 Villa Allegria residents. They were able to answer

the researcher’s made questionnaire on February 2007. The researcher used the

purposive method to choose the respondents.

Instrumentation

The Researcher’s made questionnaire had only seven questions

evaluating the level of satisfaction of the Villa Allegria residents on the services

offered by HDL developer.

The format of the questionnaire is divided into two parts. First part, it asks

about the personal information’s such as the respondents name, economic

status, gender, and occupation. Part two, the questionnaire proper ask about the

respondent’s level of satisfaction of the Villa Allegria residents on the services

offered by HDL developer.

The respondents were asked to choose by encircling the indicated

numbers from 1-4, which explains 1(yes), 2(partly yes), 3(partly no), and 4(no).

Procedure

The researcher asks the sales agency manager of HDL Developer (Roxas

branch) if he could use some of the residents to be the researcher’s respondents.

After the approval letter was sign he then, distributed his questionnaire. After that

the questionnaire was distributed the respondents answered the researcher’s

made questionnaire.

The researcher gathered, selected, checked, and tallied the answers

based on the scoring system used in the study. The total raw scores of the study

were interpreted using an Arbitrary Scale constructed by the researcher below:

Statistical tool

The descriptive statistics used are the following:

- Descriptive counts and average ratings are to determine the number of

respondents and the average of the respondents’ response about the

topic, “The Level of Satisfaction of the Villa Allegria Residents on the

Services Offered by HDL Developer.”

- Mean. To determine the average responses of the respondents.

The Level of Satisfaction of the Villa Allegria Residents on the services offered by

HDL Developer when group according to occupation is “very highly satisfied” with

services offered by HDL Developer. All the list of occupation on table 3 shows

that they are “very highly satisfied” on the services offered by HDL Developer.

The Level of Satisfaction of the Villa Allegria Residents on the services offered by

HDL Developer when group according to Economic Status is “very highly

satisfied”. Both economic status that has an annual income of P140,000 and

above and P89,999 and below are “Very highly satisfied” on the services offered

by HDL Developer. Those who has an economic status that has an annual

income of P90,000 to P139,999 are “highly satisfied” on the services offered by

the HDL Developer.

Chapter 5

Summary, Conclusions and Recommendations

Summary

This study aims to verify the topic “The Level of Satisfaction of the Villa

Allegria Residents on the Services Offered by HDL Developer.”

Specifically, the study seeks to find the answers to the following questions:

1. What is the Level of Satisfaction of the Villa Allegria Residents on the

services Offered by HDL Developer when grouped according to gender?

2. What is the Level of Satisfaction of the Villa Allegria Residents on the

services Offered by HDL Developer when grouped according to

Occupation?

3. What is the Level of Satisfaction of the Villa Allegria Residents on the

services Offered by HDL Developer when grouped according to Economic

Status?

4. What is the Level of Satisfaction of the Villa Allegria Residents on the

services Offered by HDL Developer when grouped according to when

taken as whole?

This study used Descriptive Statistics using Descriptives and comparing

means as procedures in selecting purposively the respondents.

They were 17 respondents taken from the entire Villa Allegria residents.

These 17 respondents are then classified according to gender, occupation, and

economic status as well as taking them as a whole.

The data obtained from this study were referred to some statistical

treatments such as the mean and the descriptive counts.

Findings

The findings of this study were:

1. When grouped according to gender the Villa Allegria residents are very

highly satisfied on the services offered by HDL Developer. Both male and

female residents are very highly satisfied on the services offered by HDL

Developer.

2. When grouped according to occupation the Villa Allegria residents are

very highly satisfied on the services offered by HDL Developer. Residents

of different occupation are very highly satisfied on the services offered by

HDL Developer.

3. When grouped according to economic status the Villa Allegria residents

are very highly satisfied on the services offered by HDL Developer. Those

residents that have an annual income of P140,000 and above and 89,999

and below are very highly satisfied on the services offered by HDL

Developer. Those residents that have an annual income of P90,000 to

P139,999 are highly satisfied on the services offered by HDL Developer.

4. When grouped according to when taken as whole the Villa Allegria

residents are very highly satisfied on the services offered by HDL

Developer.

Conclusions

Based on the findings, the following conclusion is made: the Villa Allegria

residents are very highly satisfied on the services by HDL Developer. Whether it

would be a male or female, or any kind of economic status, and or in any kind of

occupation the residents are very highly satisfied on the services offered by HDL

Developer.

Recommendation

• The Villa Allegria residents are very highly satisfied on the services

offered by HDL Developer. It is recommended that they should

continue doing what their doing.

• The HDL Developer should apply this kind of services to all their

subdivision that they will or had developed.

• HDL Developer is a great developer. They should develop more

subdivision so that more residents will be very satisfied.
