30 Day Guarantee Rules & Eligibility
The 30 day period will start from the date that a complete application is received at Home Loan Center, Inc. dba
LendingTree Loans and will end on the date that the loan documents are ready for closing.
A complete application is defined as:
1. An accurately completed Form 1003 (Uniform Residential Loan Application);
2. Receipt of your appraisal deposit;
3. Complete income documentation (see below);
4. All pages of a recent asset statement (if requested by Home Loan Center, Inc. dba LendingTree Loans); and
5. All required signed authorizations (see below).
Resetting the start date:
The 30 Day Closing Guarantee (Guarantee) start date may be reset in the following circumstances:
1. Actual appraised values less than 90% of the borrowers estimated value at application;
2. Information on your loan application is inaccurate;
3. Loan term changes requested by the borrower; or
4. Loan term changes required by Home Loan Center, Inc. dba LendingTree Loans due to underwriting
requirements.
Eligibility:
Only loans funded by Home Loan Center, Inc. dba LendingTree Loans are eligible for this Guarantee.
The following loan programs are not eligible for the Guarantee:
1. FHA loans;
2. Loans requiring subordinations of existing mortgage loans;
3. Loan applicants who have disputed credit lines;
4. Properties requiring repairs or re-inspection;
5. Purchase transactions with an escrow period running longer than 30 days from the date of application; or
6. Purchase transactions in which escrow close date has been postponed by a party other than Home Loan
Center, Inc. dba LendingTree Loans.
Requests for additional client documentation must be provided within 48 hours.
In the event the loan documents are not ready for closing within the 30 day period, a $500 lender credit will be
provided at closing.
Income Documentation means the following:
1. Employee: 2 years W-2 and 30 days paystubs
2. Self employed: 2 years 1040s (tax returns)
3. Fixed Income: previous year 1099, current year award letter and recent bank statement
Signed Authorizations include the following:
1. Form 4506-T (Request for Transcript of Tax Return)
2. Borrowers Authorization to Release Information
3. Appraisal Authorization
4. HUD 92900A (if applicable)
5. Lock Agreement (if applicable)

Best Deal Guarantee Rules & Eligibility
We guarantee we can meet or beat any interest rate and Adjusted Origination Charges AOC (shown in Box A of
the Good Faith Estimate (GFE) offered by another Competing Lender (CL). The CL must provide you with a valid
2011 GFE for the same loan product and loan term. Such GFE must also show a lower interest rate AND lower AOC
being charged at closing. Offer only available through 12/31/2011. Offer may be withdrawn or changed without
notice before your submission of the CLs GFE. The Best Deal Guarantee (Guarantee) is subject to the following
rules and restrictions:
1. You must have submitted a completed Refinance loan application through us.
2. The CLs GFE must be from a funding lender (not a mortgage broker) and must be dated the same day or
later than the date of our GFE.
3. You must contact us at 1-888-866-1212 and provide a copy of the CLs GFE within 24 hours of receiving such
CL GFE. We reserve the right to contact the CL to confirm the legitimacy of the offer.
4. We will analyze the CLs GFE to confirm that the CLs offer meets the above requirements and provides an
interest rate and AOC that are BOTH lower than the ones shown on our GFE. If so, within 3 business days of
receiving your request and the CL GFE, we will determine whether we can match or beat the CLs offer. If
we can match or beat the CLs offer the Guarantee is void.
5. If we cannot match or beat the CLs offer, then you must close a loan with the same CL and provide us with
both a copy of the signed Note, and final HUD-1 Settlement Statement showing that the loans interest
rate AND AOC (from line 803 of the HUD-1) were both lower than disclosed on our GFE (the Required
Documentation). The closed loan must be on the same terms and for the same loan product as reflected
in our GFE and you must close the loan with the same CL within 60 days of requesting the Guarantee.
6. If you qualify, we will send you a check for $1000 approximately 6-8 weeks after submission of the
Required Documentation. All Required Documentation, along with a phone number and address where you
can be reached, should be sent to 163 Technology Drive, Irvine, CA 92618.
Additional restrictions apply. The Guarantee: (1) only applies to refinance home loan products, but does not
include FHA, or 2nd Trust Deed loan products; (2) cannot be combined with any other promotional offer or
guarantee; (3) is void if you have already locked in your rate with a lender before completing your loan request.
Nothing herein is or should be interpreted as an obligation by us to make a loan. Loans are subject to credit and
property approval. Rates and terms are at our sole discretion and are subject to change without notice. Hazard and
other insurance may be required.
Customer for Life Guarantee Rules & Eligibility
If you have closed a loan with Home Loan Center, Inc. dba LendingTree Loans on or after January 1, 2010, we will
pay your lender origination fee for all future loans closed with Home Loan Center, Inc. dba LendingTree Loans up to
$2,000 per loan.
A lender credit equal to the amount of origination fees but not greater than $2,000 per loan will be provided at
closing.
Eligibility:
Borrower must have closed a loan with Home Loan Center, Inc. dba LendingTree Loans on or after January 1, 2010
and must qualify for a new refinance or purchase loan.
