THIS RENTAL AGREEMENT IS EXECUTED AT CHENNAI ON 2nd NOVEMBER 2011 BETWEEN Mr.Senthilkumar Muruganandam, residing at 5/3 Aziz mulk 3rd street, Thosand Light ,Chennai-600006 , hereinafter called the OWNER of the ONE PART. AND (1) Mr. Katta P Siddhartha, residing at flat B,87 A First Main Road, Raju Nagar,okkiam thoraipakkam,Chennai-600097, hereinafter called the TENANT of the SECOND PART.
The terms OWNER and TENANT wherever they occur therein, if the context allows, shall mean and include their respective theirs, executors, administrators, legal representatives, successors and assigns: The OWNER is the absolute owner of the premises being residing at 5/3 Aziz mulk 3rd street, Thosand Light ,Chennai-600006, and more fully described in the schedule mentioned premises from 10 months only to be occupied for residential purpose, and OWNER also agreed to let out the schedule mentioned property for 10 months as described in the schedule. NOW THIS RENTAL AGREEMENT WITNESSETH AS FOLLOWS: 1. The rent for the premises is Rs. 14,000/- (Rupees Fourteen Thousand Only) per month exclusive of electric charges, water charges and maintenance. 2. The TENANT shall pay the rent of the every month regularly to the OWNER on or before 5th day of every succeeding English Calender month. 3. The TENANT shall bear Electric charges separately to the E.B. Office and Maintenance charges monthly Rs.500/- only. 4. The TENANT has paid a sum of Rs. 45,000/-(Fourty five Thousand Rupees Only) to the OWNER as security deposit. The said amount shall be refundable to the TENANT at the time of vacating and delivering vacate possession of the premises, after deducting or adjusting any arrears of rent due by him/her. This advance amount shall not bear any interest whatsoever. The whole advance amount should be refunded on the same day of vacating the house. 5. If the TENANT commits any damages to a premises leased to him and damages are to be ascertained at the time of handing over possession and shall be deducted from and out of the said security deposit and the balance amount shall be paid to the TENANT. 6. The OWNER will pay the Property Tax to the Corporation of Chennai and Water and Sewage charges CMWSSB whenever falls due. 7. The TENANT shall use the house only for the residential purpose and not for any other purpose or non-residential purpose. 8. The TENANT shall keep the premises leased out to him in good tenantable condition. 9. The TENANT shall not sub-let or in any other way part with the possession of the said premises to any other party.
10. The TENANT shall permit the owner or his servant agents or workman and any other person so authorized by him and upon prior notice in this regard, to enter upon the said premises at all reasonable hours during the day for viewing and inspecting the condition of the said premises and to the effect such repairs that may in the opinion of the owner by necessary may be carried out. 11. A notice of three months on either said has to be given for vacating of the said premises to vacate before the expiry of the agreement. 12. On expiry of this agreement the TENANT shall renew the lease agreement (or) and over vacant and peaceful possession of the said premises to the owner. 13. It is mutually agreed to by and between the parties that in the event of any dispute arising only the courts at Chennai will have jurisdiction the place where the agreement is entered into. SCHEDULE All that piece and parcel of building premises residing at 87 A First Main Road, Raju Nagar , Okkiam Thoraipakkam , Chennai 600097, or thereabouts.
