CHAPTER I: INTRODUCTION TO SERVICES

DEFINITION OF SERVICES: Services are economic activities that create value and provide benefits for customers at specific times and places as a result of bringing about a desired change in or on behalf of the recipient of the service. - Christopher Lovelock

A service is any activity or benefit that one party can offer to another which is essentially intangible and does not result in the ownership of anything. Its production may or may not be tied to a physical product. - Kotler, Armstrong , Saunders & Wong

Thus, it includes all the economic activities whose output is not a physical product or construction is generally consumed at the time it is produces and provides added values in forms such as convenience, amusement, timeliness, comfort etc that are essentially intangible concerns of its first purchaser Almost everyone agrees that service is intangible but which goes on to produce tangible results or output. Those activities that provide time, place, form or psychological utilitarian benefits are called services.

CHAPTER III: INTRODUCTION TO THE HOUSING & CONSTRUCTION INDUSTRY

AN OVERVIEW: The housing and construction sector is a major kick-starter for the economy. For Every one investment in housing, nearly 290 industries in the building material sector get activated, besides the core manufacturing sector constituting cement, steel and bricks. The consequent employment opportunities generated are of the order of nearly 750 man- years. Thus one can achieve a three-in-one solution of employment generation, economic development and human development through investments in housing. In India the growth of the urban population in the past decade indicated the higher growth for metro cities. There are 8 mega- cities (population 4 million plus) and 23 metropolitan cities in the country, which are expected to increase to 40. There are also 300 large towns (0.1 million) and 3,396 small and medium towns (less than 0.1 million). With economic liberalization and expected higher economic growth, the rate of urbanization in India in the coming decades id likely to increase. The demand for new housing during the period 1997-2002 was gauged at 8.8 million dwelling units. With booming suburbanization, the construction industry has received a shot in the arm and has attracted huge investments. Tertiary services like home, finance, insurance etc are also riding this wave of demand.

HOW CAN HOUSING & CONSTRUCTION BE CONSTRUED AS A SERVICE? A house is unarguably a good investment and has all the characteristics of a good service: tangibility, touch and feel, quality as well as ownership. But during its construction as well as its usage there is a huge component of service, which ranges from being highly skilled, professional to low-skilled. It is this aspect that necessitates a formal study of the services in the housing and construction industry. Housing has large value as well as large employment generation potential for services. Services in the housing sector take place in the three following phases of construction: In the planning stage, before the construction. During the construction. Post construction, during usage of the house and managing the housing colony after its completion.
