SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the Agreement) is made by and between Golden Oldies LTDA. DBA Casa Sirena, Las Catalinas Costa Rica, (Homeowner) and Michael Silva (Guest) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is located at: 17 Paseo del Mar, Las Catalinas Costa Rica, 50304 The property is furnished and fully equipped including daily maid service. 2. Rental Party: The rental party shall consist of Guest and the following persons: Michael Silva, 52, Terra Silva, 22, Nicholas Silva, 22, Annie Cazorla, 36, Kristin Damazio, 22, and Robert Hewitt, 31. 3. Maximum Occupancy: The maximum number of guests is limited to 10 persons. An additional charge or $200.00 per person per night for guests in addition to 10 will be assessed. 4. Term of the Lease. The lease begins at 1p.m. on January 7, 2011, (the Check-in Date) and ends at 12:00 p.m. on January 15th. (the Checkout Date). 5. Minimum Stay: This property requires a one week minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 7 days, the guest will be charged the Full Weekly rate. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else on the property to abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

8. Rental Rate and Fees a. Deposit: A deposit of $5,085 is due by September 23, 2011. The deposit is non-refundable and applied toward the rental fees. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. The full time maid for the home is Evelyn. Evelyn only speaks Spanish but she is very friendly and helpful to communicate your needs or complaints to the homes management. b. Rental Rate. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% if cancelled 30 days prior to the Check-in Date 0% if cancelled Less Than 30 Days prior to the Check-in Date 10. Insurance: We encourage all renters to purchase traveler insurance. 11. Payment: Acceptable payment methods are [personal check or wire transfer]. Exhibit A RENTAL RULES

1. Smoking is NOT allowed inside the residence. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. The home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order. 5. Only use appliances for their intended uses. 6. Pets are NOT allowed. 7. Housekeeping: There is daily housekeeping service. Linens and bath towels are included in the home, daily maid service is included in the rental rate. We provide beach towels. We have two sets of beach towels. The beach towels located in each bedrooms bathroom or closet (large linen, light brown and white striped beach towels) are for the pool and patio area only. The blue colored beach towels located in the powder room and the laundry room are for use on the beach. There is a $40.00 charge for lost beach towels. It is not permitted for linens or any household items to be taken from the home. 8. Jacuzzi: [No children under the age of 14 permitted in the hot tub at any time without adult supervision]. When using the Jacuzzi, remember there is a certain health risk associated with this facility. Use at your own risk. Instructions will be given as to how to heat the Jacuzzi. The Jacuzzi must not be left on and only heated before use. Allow up to one hour for full heating. 9. Water and Sewer: The home and community is on well and sewer systems. The water is clean spring well and considered safe and delicious for drinking and all uses. The home also has a water purifying system for all potable water at the home including exterior shower and water supplies. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages for the repairs. 10. Air-conditioning and lights: We request that you recognize and use ecological and financial responsibility in the use of air-conditioning. During the day if you are not spending time in the home or in a bedroom please turn the A/C switch on the thermostat to off. The rooms cool down within minutes of turning the thermostat back on. The same for indoor and outdoor lighting. Please be aware of the unnecessary use of lights and turn them off when leaving a room. Please be aware to turn off all exterior lighting in the morning.

11. Electric blinds: Casa Sirena is equipped with electric privacy blinds for all doors and windows in the downstairs living area and Great Room. Please do not let children operate or play with the blinds. All of the bedrooms are also equipped with electric blackout roll down blinds. Please have an adult operate the blinds in the bedrooms for the children. When operating all of the electric roll down blinds it is important to keep an eye on them to make sure they are free from catching drapery, furniture or any other object that may cause them to catch or bind. The blinds operate very smoothly and a little care and control will keep them from becoming damaged. 12. iPhone and iPods: Each room is equipped with an iPhone and iPod player, alarm clock, charger. It is simple to figure out how to use them. Feel free to bring your IPods to listen to your own music while staying. 13. Outside shower: Please use the outside shower to rinse off before entering the pool and Jacuzzi. Please use the outside shower to rinse off from the beach before entering the home.
