1/3 RENTAL AGREEMENT This Rental Agreement is made and executed at Bangalore on 15th day of June2010 (15.06.

2010) by and between: SMT. THERESSA. W/O. AROGYASWAMI aged about 42 years, Residing at 6th cross,T.C.Palya,KR Puram Bangalore:560036, Hereinafter called as the lessor (which expression shall mean and include wherever the context so requires admits his heirs, executers, representatives and assigns) of the ONE PART:

Hereinafter called as the lessee (which expression shall mean and include wherever the context so requires, admits his heires, executors, Reprentatives and assigns) of the OTHER PART. WITNESSES AS FOLLOWS: Whereas the lessor is the absolute owner of the First floor, consisting of 1bedroom hall & kitchen, at 6th Cross, T.C.Palya KR Puram Bangalore 560036 Which are more fully described in the scheduled written hereunder and herein after referred to as scheduled property Where as the lessor as agreed to grant a rent of the said premises to the lessee under the following terms and condition. 1. DURATION: The duration of the rent shall be for a period of 11 (eleven) months only commencing from 15/06/2010 and is subject to renewal thereafter under mutually agreed terms and conditions by the the lessor and the lessee with an enhancement of 5% in the monthly rent for every 11 months 2. RENT: The monthly rent of Rs.2300/- (Two thousand Three Hundred only) payable by the lessee to the lessor for the scheduled property shall be paid every month within 5th day of subsequent month. 3. ELECTRICITY CHARGES: The lessee shall pay the electricity charges separately to the concerned department regularly as per the usage considering meter reading 4. INTERNAL MAINTAINCE:The lessee shall maintain the scheduled Property in a state of good order and condition and . 5. shall not cause damage or disfigurement to the scheduled Property thierein always expecting fair wear and tear.

LIABLE FOR DAMAGES: It is agreed that any damages caused by the lessee in the scheduled property shall be made good by the lessee Promptly. 3/3

PAINTING: The lessee shall paint the scheduled Premise while vacating. SUB LEASE: The lessee shall not be entitled or permitted to assign,underlet,sub let the scheduled premises or any part thereof or part with possession of the demised property or any part there of to anybody whatsoever. DEPOSIT: The lessee has paid a sum of Rs 10000/- (Ten thousand only) by the way cash to the lessor as security deposit the same amount of the shall be refundable by the lessor to the lessee without any interest at the time of vacating the scheduled premise TERMINATION OF LEASE: Giving One month notice in writing may terminate this agreement by either party.
