CONSTRUCTION AND DEVELOPMENT EXPERIENCE General Consulting Services, Inc., 2004-Present Chief Consultant, Owner - Responsible to owners on, industrial, commercial, mult i-family and luxury residential jobs. Take projects from inception permitting to occupancy. Assemble the design development teams and supervise them through the permit process and work up the owner's budget and construction cost estimate. H ire the general contractor and supervise the GC during construction and through to occupancy. Major recent projects include $4.6 million construction of new off ice headquarters, assembly building and renovation of large machine shops for Ma rkey Machinery Inc. and the $750,000 renovation of Ralph's Deli and Grocery in d owntown Seattle. W.G. Clark Construction, Seattle, WA 2006 Senior Project Manager - In charge of setting up the $45 million RFP for this 20 4 unit condominium. Played a key role in developing the project budget, AIA A107 General Contract, and setting up the activities and cost for the general condit ions. Attended owner/contractor meetings, and owner/contractor/architect meeting s. Directed and worked with project engineers to set up the job offices. ConDev Inc., Seattle, WA 1992-2004 Construction Manager/President - Responsible for the complete operations of this general contracting and development firm, with extensive work in commercial and residential. Provided multi-family general contracting, owner consulting, and renovation. Com pleted hundreds of restorations.

Accountable for complete P&L. Supervised the work of the controller, two to fiv e superintendents, a marketing manager, and two estimators. Participated in buyo uts and scheduling. Handled all aspects of the design and development of a 102-unit mixed-use retail community in Burien. Awarded $8.5 million in bond cap financing from Washington State Housing Finance Commission. Worked with the City of Burien and obtained a ll permits and licenses and negotiated a 70-year ground lease. Hired all consult ants and engineers to complete the design through the building permit process. S old the project profitably to a major developer. General Pacific Constructors, Seattle, WA 1985-1992 General Manager/President - Founded this company with a mission to bid and negot iate municipal, commercial, multi-family, and tenant improvement projects in wes tern Washington. Typically supervised a controller and five superintendents with workforce of 30 to 50. Completed numerous key projects including the Des Moines Public Library, the Port of Tacoma Fishing Fleet Marina and Net Shed Storage, U .S. Coast Guard Support Center, North shore School District Transportation Cente r, and the 56-unit Westwood Court apartment complex. Mountain Pacific Company, Seattle, WA 1981-1985 Construction Manager/President - 1984-1985. Managed the design development, perm itting, and construction through to occupancy of municipal, commercial, and mult ifamily projects. Work included site acquisition, due diligence, design developm ent, hiring and scheduling consultants and engineers, permitting, and negotiatio ns with contractors. Scheduled the entire process, monitored construction, negot iated change orders, and coordinated the completion of construction including oc cupancy with tenant improvements and the move in. Property Manager - 1981-1982. Acted as the property manager for Washington Manag ement Company with two property managers reporting to me for 750 apartments and condominiums, for private sector, HUD, and housing authorities. Also managed 300 ,000 square feet of retail and office space in Washington and Oregon. Significan tly improved profitability through better oversight of projects, capitalizing on multiple use buyouts, and strengthening the company's overall organization. Century Construction, Seattle, WA 1974-1981 Superintendent, Special Projects Manager, Project Manager - 1977-1981. As Projec t Manager worked closely with the owner on the Sixty-01 project while converting 770 apartments to condominiums. Managed one project Superintendent with 70 cons truction and maintenance employees to complete this unique, award-winning projec t. Managed construction of the Beacon Hill United Savings & Loan branch, complet ing it in 90 days flat. Acted as Superintendent on a 36-unit apartment and as As sistant Project Manager of a 300-unit design-build family housing project for th e U.S. Navy. From 1974 to 1977 came up through the ranks as a journeyman carpent er and carpenter foreman.
