THIRD OF CONTRACT

OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Renewal of Contract of Lease, made and entered into this ~ J" ~x.'?> day of ______ 2011, at Makati City, Metro Manila, Philippines, by and between: Spouses KENNEDY B. SARMIENTO and BUENA C. SARMIENTO, both Filipinos, of legal age, with address at 244 Apitong Street, Ayala Alabang Village, Muntinlupa, Metro Manila, hereinafter collectively referred to as LESSORS; andPEDRITO VILLAPANDO, Filipino, of legal age, with address at 2625 Rockefeller Street, Makati City, hereinafter referred to as LESSEE. WITNESSETH: WHEREAS, the Parties entered into a Contract of Lease dated 18 February 2008 for a period of One (1) year to commence on 1 March 2008 and expire on 28 February 2009. WHEREAS, the Parties entered into First and Second Renewal of Contract of Lease dated 15 January 2009 and 12 January 2010, respectively. NOW, THEREFORE, for and in consideration of the foregoing and of the mutual covenants herein contained herein, the LESSORS have let and by these presents, do hereby let the Leased Premises unto the LESSEE, and the latter hereby accepts the same by way of lease under the same provisions, terms and conditions, mutatis mutandis, as the said Contract of Lease and First and Second Renewal of Contract of Lease except for the following: 1. The Parties agree to renew the terms and conditions of the said Contract of Lease for a period of One (1) year to commence on 01 March 2011 and expire on 28 February 2012. 2. The LESSEE shall issue Twelve (12) post-dated checks to the LESSORS as payment for the lease rentals from 01 February 2011 to 31 January 2012 in the amount of Thirty Three Thousand Pesos (P33,000.00) per month, to be dated on the 5th day of the said months and payable to Buena C. Sarmiento. The one (1) month advance rental shall remain as advance rental to be applied to the rental for the last month of the renewed term of this Lease.
