Wanted, Wanted, Wanted... its all we hear right now in the Real Estate community - where is the inventory?? Its absolutely staggering the low levels of homes available for sale in the South Bay while the overall demand has appeared to increase. Scratching my head, I invested the time to re-educating myself on the Supply and Demand Theory and yet cant get a clear data indicator to predict a direction of the economy. I routinely run local reports and know there are extremely healthy segments of our area such as the Peninsula product priced over $2.5M and the Manhattan Beach sand section priced above $1.7M however conversely we have very weak areas of the market such as North Redondo in the price range of $450k to $700k which has no visible end to the downward pricing pressure. Luxury product historically leads the recovery so were all looking for the data to make sense over the next few months...

the area now known as the peninsula center on Silver Spur road in rolling hills estates, todays commercial center of the palos Verdes peninsula, has an interesting history. this area was the site of several work camps from the early 1930s through the early 1950s mrs. frank Vanderlip once stated that the wooded hill behind her home in portuguese Bend was planted in semi-arid trees by the civilian conservation corps (ccc). this camp (civilian conservation corp camp #2520) was located in the peninsula center area. the ccc was established as part of the new deal during the great depression. its purpose was two-fold -- conservation of our natural resources and the salvage of our young men. the ccc operated from march 1933 to 1942. the ccc planted over 3 billion trees nationwide during its existence, and many of the trees on the palos Verdes peninsula may owe their existence to the work of the young men at this camp. the camp consisted of unemployed young men, many of which had dropped out of high school. most camps also included an education center to teach math and reading. from the early 1900s through 1945, the peninsula center area was periodically covered by seasonal lakes. in elin Vanderlips memoirs, she states that the lakes were drained in the 1940s and replaced by a detention camp for prisoners, mainly who were there for missing support payments to their ex-wives. an article from the torrance press on September 20, 1951 reporting on the opening and dedication of the newly built crenshaw Blvd. into the peninsula stated its construction was made possible through use of men quartered at county detention camp number 7, located in the palos Verdes hills. the article then went on quoting los angeles county Supervisor raymond V. darby: thus, darby said, we have been able to effect a constructive road project and alleviate the county jail of overcrowding. one source says that this camp was located near the location of the red onion restaurant on Silver Spur road, and may have used the camp formerly occupied by the ccc. the peninsula center became the commercial center of the hill when the original enclosed mall was developed by ernest hahn in 1981, adjacent to the existing peninsula center community shopping center. this mall has seen several different owners, and names over the years including the courtyard mall, the Shops at palos Verdes, the avenue of the peninsula (when cousins properties redeveloped the mall into an open air center in 1997-98), and todays promenade of the peninsula.

written By deniSe Kano although given the name of hermosa by early developers (beautiful in Spanish), the earliest years of hermosa Beach were described as far from beautiful. once referred to as a collection of bare sand dunes, the area was subject to unrelenting wind that whipped across the dunes and made life miserable for even the most resilient pioneer. early settlers traveled west with hopes of dreamy vistas only to find bleak sand dunes and hills covered with barley. Some enterprising folks, however, saw great possibilities and started making plans. Ben hiss, a local entrepreneur and budding real estate developer, provided crucial services for the slowly growing town, and used horses and wagons to deliver provisions over the dunes to townspeople. hiss often received payment in the form of parcels of raw land, and many of the early subdivision maps of hermosa Beach show numerous tracts identified with the name hiss. By 1903, hermosa consisted of five homes, the first one built known as hill house and owned by the hiss family. hill house was located at pier avenue and monterey avenue (then known as Summit avenue), and was similar to most homes built during this time period in that they were wood-frame structures built solely for the practical purposes of eating, sleeping, and staying warm during the cold, wet winters by the sea. John hiss, the first baby born in hermosa Beach, was born in hill house on november 9, 1905, followed by other hiss family members. Ben hiss continued his efforts to build the city and was responsible for organizing a petition for the incorporation of hermosa Beach. in 1907, hermosa Beach became the nineteenth incorporated city in los angeles county. the first hermosa Beach downtown area was considerably quieter than the downtown of present day, and consisted simply of a post office, grocery store, and the Kerwin Bakery and lunch room, all located near the corner of pier avenue and hermosa avenues. the first hermosa pier was built in 1904, made entirely of wood, and extended five hundred feet out into the ocean. the pier was partly washed away during a storm in 1913, and then later torn down completely. eventually, a new concrete pier was constructed and paved with asphalt. the only transportation system through hermosa Beach was the Santa fe railway. although there was no actual railway station, a platform was built seven blocks from the beach on pier avenue (then called Santa fe avenue). the Boardwalk was the first version of the modern-day Strand, and was built in 1908. however, it lacked a sea wall protecting it from the many winter storms, and was rebuilt many times until the first concrete Strand was constructed. Soon, hermosa Beach started gaining a reputation as a blossoming resort town, and in 1910, ocean view lots went for $105 to $350, with just $5 down and $5 per month. residents numbered almost 3,000, and hermosa claimed to be the safest city on the west coast, advertising, 30 miles of paved streets. with the opening of the first Bank of hermosa, and the hermosa grammar School accepting enrollment, hermosa Beachs future looked promising and truly beautiful.

writ ten By: Quinn r oBertS Bobby Swartz holds nothing back when describing the poop deck, a place hes managed for the past five years. it is a dive bar and thats the reason people come, said Swartz. yet, whether its a chilly January day or a balmy July night, one thing has kept locals and even tourists piling into the poop deck since 1957. have you seen the view out in front of this place? Swartz said. it has a lot to do with why people come here and what has kept it in business so long. located at 1272 the Strand in hermosa Beach, which sits right next to the hermosa pier, the poop deck is a rarity in a spot where high prices and long lines are the norm not the exception. with business peaking from St. patricks day to labor day, patrons can enjoy ocean and pier views, rays of sun shining through the windows and a front row seat to people playing volleyball on the sand. Serving just beer and wine and accepting only cash, the poop deck also has only one beer on tap--Budweiser, with Swartz saying it is all they have room for. even with specials throughout the week, its fridays deal that takes the cake. when the first keg of Budweiser comes out for the night around 8:30, each large cup is $1 until the keg runs out. most nights, that happens within 15 minutes of the first cup being poured as people lineup and crowd the bar for service. full of character in every nook and cranny, the poop deck has a large fish tank that runs along the back of the bar, a foosball and pool table and an outdoor patio where people can relax or play drinking games. having the perfect music to go along with the atmosphere, the sounds of Janis Joplin, Jimi hendrix and the eagles reverberate throughout the bar on any given night. the poop deck has even been featured in television commercials and movies from nearly every decade. the bar can be seen in a miller lite commercial from the 1970s and movies such as Bad influence (1990) and Southland tales (2006). and whether youre a regular or tourist just passing through, a piece of poop deck history can always be yours. the bar sells postcards, hats and even t-shirts, which are newly designed every year. where else can you get such cheap beer and have such an amazing view? said Vick carzwell, whos been coming to the poop deck for about 20 years. it is such a chill, local bar.

wounds, it ended up being a great way to find new clients. This was, of course, before the internet; before cell phones or even fax machines were used. When we agents talked about marketing to find a buyer for our listing, the plan was this: a 2 line ad in the newspaper, a sign in the front lawn, and a Sunday open house. Life was simpler for sure. Fast forward to my 25th year in the business and the buzz is all about Twitter, Facebook, YouTube, and Google. Buyers are no longer coming from just around the corner. They are coming from every corner of the Earth. Finding them brings a whole new set of challenges. A bulk of them (62%, per the National Association of Realtors) found the home they bought through agent and broker branding. This really points to agents doing their job finding buyers on their own and bringing them to the properties that are for sale. Surprisingly, only 1% of homes sold were originally discovered from an open house a buyer visited. The balance comes from a variety of sources including, but not limited, to relocation services (similar to SportStar Relocation), print advertisements, the MLS systems, and For Sale signs. Knowing that 62% of the buyers are going to be sourced through a brokers diligence, it is also important to know that a majority of those buyers will not likely be working specifically with the agent you hire to market your home. A listing agents ability to market to the agents in the area becomes as critical to the marketing process as anything they do in their plan for your home. Reaching beyond the walls of local agents and local buyers is where creativity and effort becomes necessary. Whether buyers are coming from 25 miles away, 2,500 miles away or from the other side of the globe, it takes diligence and skill to attract their eyes. With millions of internet sites syndicating your listing automatically, it continually becomes a challenge to direct and focus those buyers eyes on your own home or listings. In addition, the demographics of todays buyers run the complete gambit. Surprisingly, we are seeing more buyers are under 30 years old with the means to buy a home worth millions. There are buyers, 30-50 years old, and others who are in their twilight years. Knowing how to get home in front of all of these buyers while simultaneously appealing to each generation is of the utmost importance. Today there is no question that quality and quantity of property photos online is critical. No matter the generation identifier, buyers spend hours doing research online and the more an agent can offer them up front, the better. Reaching the international market is certainly the hot topic of today. Providing excellent online content to those international Real Estate investors and buyers relocating to the States from overseas is the critical first step to garnering their interest. Staying ahead of the game, be it via technology or otherwise, is imperative to finding the best buyers in the market. Just last week our team implemented a new flying camera to capture a Birds-eye view of a large estate home, offering a view that could not be captured from the ground. The video camera is literally attached to a remote control Quiet-Copter* to ensure that buyers get a full perspective of our inventory from the comfort of their own computer or handheld device on-the-run.
So you are thinking of selling, You hire your favorite real estate agent, what comes next? Where do buyers come from? Well, most assume if you hire Joe Agent, that agent must have a bucket full of buyers that they know and they will simply bring them over and sell the home: a pretty simple process right? Then why does it sometimes seem to take so long to sell a home? Why does your agent never seem to show up with a buyer who actually buys your home? Why do buyers show up and say they wont buy your home because it only has 3 bedrooms and they need 4 bedrooms? Cant they read? If there are so many open houses on my home why hasnt a buyer came over and bought it already? Anyone that has been in the real estate business for more than an hour will tell you if your home isnt sold, it is likely overpriced. With that being said, then why havent the buyers written an offer at their price? Are you that owner that is sitting there wondering: why did I bother putting my home on the market only to deal with all of these hassles? Why cant I just make a phone call to a few prominent agents in
town and tell them to bring me an offer? When I think back to my first day in Real Estate 25 years ago, I actually assumed that buyers just showed up at the office looking for a home. Coming from the retail jewelry business, that is exactly who I sold jewelry to: people who showed up at the store. Well, after about 8 hours in the business staring at the front door of the office, I realized nearly no one walks into the office looking for a home. I quickly learned if I ever intended to represent a buyer or seller then I had to figure out how to go find my own client. I asked my manager at the time where do buyers come from? and he said, Ed, hit the streets. I said, what do you mean? He said, pick a street, knock on the door and ask them if they would like to buy or sell a home. I said, Wont they get mad? He went on to tell me that some do, but if you smile and are polite, (and they dont own a gun or a German Shepherd,) you will be just fine. I spent the next 10 years of my career following his advice. With only two dog bites, one angry bird incident and, fortunately, no gunshot

a giant driveway turntable designed to spin a full-sized vehicle. a circular living room with modular leather furniture. an automated toilet with a lid that rises as one approaches. a pampered, furry feline. if this sounds like the treatment for the latest film spoof about a certain international spy, think again. these are a few of the features that distinguish the contemporary manhattan Beach home that Stu and melita riddle share with their cat, miss toodles. the story of how the riddles built the residence with architect Jim fasola, the creative force behind the landmark home, has as many twists and turns as the plot of a good thriller, minus the daredevil stunts. the riddles searched tirelessly for the perfect lot to build their dream home, but when an ideal piece of land became available, developers often beat them to the punch. a property on manhattan Beach Boulevard came to their attention, however a city regulation that forbade new construction where there was an existing
structure put a damper on the riddles plans. But fate intervened. the owner of the property called me a year later and said he wanted to sell, recalls fasola. Shortly after that, the house on the lot burned down. it was a little suspicious, but in the end Stu and melita got the property they wanted. as if the uncanny timing on the house fire werent dramatic enough, one more hurdle materialized. the city has a new construction ordinance that forbids backing out of a driveway onto manhattan Beach Boulevard, fasola says. So, i had this idea. fasola had worked on a project for actor rodney dangerfield that involved building an oversized turntable for an automobile. fasola created a small-scale model and presented it to the city, which gave him the okay on the project. it was the shape of the turntable that influenced the homes front section, a striking cylinder that provides a refreshing contrast to the neighboring

boxy, 1970s era apartment buildings. fasola credits mid-century modern architect John lautner for the inspiration. hes my favorite architect, fasola says. in particular, the elrod house influenced me on this house. fasola is referring to lautners 1968 futuristic, circular home in palm Springs, which, fittingly enough, served as the setting for several scenes in the James Bond film, diamonds are forever. at 3,500 square feet, the riddle residence comprises a garage at street level with the main living area on the second floor. a third story contains two bedrooms and an oversized office that can legally be divided into two bedrooms. one of the most distinguishing characteristics of the riddle house is the warmth of its interiors. in contrast with the sometimes sterile feel of modernist homes, great care was taken by fasola and his clients to ensure that the house felt inviting and intimate. a palette of orange, amber and ochre tones give each room in the home a warm energy. natural light pours in through multiple windows and skylights, enhancing the rich brown and sepia tones of the Brazilian cumaru wood floors. in the circle-shaped living room, a matte redwood ceiling complements the subtle gloss of the cumaru flooring, balancing the rooms large proportions and giving it a more human scale. tasteful decorative elements throughout the home

create an elegant degree of tension between the modern and the traditional. an ornate murano glass chandelier floats above a spartan, rectangular wooden dining table that melita fell in love with in arizona. She good-naturedly recounts that her impulsive purchase upset an interior designer to the degree that she dropped the couple as clients. the controversial table sits at the juncture where the homes circular front portion intersects with the rectangular rear. Something special has to happen where the circle and rectangle meet, fasola says. it is at this intersection where the home rises to a dramatic, loft-like space on the third floor. in contrast, the back portion of the home is the more intimate, daily living space, a subtle transition from the circular portions formality. on the other side of the couples gleaming kitchen, a breakfast nook with modular, mid-century style chairs looks out on a tranquil, Japanese-influenced backyard. thanks to the upward sloping lot, fasola was able to design the home so that the main living area connects with the backyard. the bedrooms are on top, which is where they should go, notes fasola. a lot of houses in this area are built upside-down in order to get the view. you sacrifice livability because you lose all connection to the ground.
riddle hoUSe
in the summer months, the riddles make full use of their backyard, adhering to the modernist concept of marrying indoor and outdoor space. a water feature and bonsai trees contribute to the sense of tranquility in the garden, which is not without a touch of whimsy. a nursery was going out of business so we bought a giraffe topiary tree, says Stu. now it looks like a poodle. angles and curves make bold statements indoors and out, and a granite kitchen island is no exception. Shaped like a crescent moon, the curve of the island creates visual interest as one moves from the entryway to the back of the house. one of my professors in architecture school said that each building should have an element of excitement, fasola says. this is why we have the point on the end of the island. adding to the novelty is an abstract mural on the wall that spans from the second-floor living space all the way to the third floor where the bedrooms are. entitled Sausal redondo as a nod to the beach cities history, the murals orange, mahogany and slate tones complement the dcor of the house. conceived by a local artist, the process was not without its own sense of dramatic tension. melitas office, located in the third-floor loft space, faces the mural. the artist spent a month of weekends painting the mural, recounts melita. when he first started working on it, i could see him from my office and id think, oh my gosh, if we dont like this, we cant just take it down and put it in a closet. But its beautiful. upstairs, two bedrooms with ensuite baths comprise the rectangular wing of the home. from the peaceful stillness of the master bedroom, its hard to believe that busy manhattan Beach Boulevard is just a few steps from the front door. Brazilian teak floors warm up the second floor, a decision melita does not regret despite having originally lobbied for wall-to-wall carpeting in the bedrooms. melita, a community college online instructor, and Stu, an engineer who works in outdoor advertising, enjoy traveling all over the world. But what they miss the most while theyre on the road is their elaborate master bath. a spa tub spacious enough for two is the centerpiece of the space, which is flooded by natural light from large windows, opaque for privacy. the toilet, which doubles as an automated european bidet, was inspired by the couples international sojourns and could easily fit in a home of tomorrow exhibition. the future, perhaps as John lautner would have envisioned it, is alive and well in Stus spacious circular office, which is a meditation in modernity. from his desk, he enjoys an expansive view of the manhattan Beach pier and palos Verdes. as easy as it is to imagine a character from a Bond film plotting his next move here, the riddles motives are rooted in reality. were lucky to be here, says melita gesturing toward the rooms scenic panorama, and have the luxury of seeing the great blue.

w ritten By: Q u in n r oBertS take asian lattice aesthetics, add a modern twist and what do you get? latticeStix. founded in June of 2006, latticeStix was born out of the idea that sourcing high quality, decorative lattice in the west could become a possibility without costing a pretty penny. and thats exactly what John moffly of latticeStix, which is based in San francisco, has done in the 5 1/2 years since. we have several elements that we hope to reach with our designs, moffly said. we want people to know that there is much more to lattice than just squares and diamonds. we are really trying to use the art form and expand its range. inspired by the time he spent in china during the 1980s and 1990s, moffly creates designs that dont just maintain privacy, but feature geometric patterns in six different architectural styles and can be used as wall art, room and garden dividers and even gate and fence toppers. Such designs are opening up countless possibilities for how designers and homeowners can decorate a specific space. we started out picking our battles and landscape elements were an obvious choice, moffly said. it was then about getting the right designs for the interior and expanding the product. weve moved quite a bit from traditional lattices and really modified traditional chinese motifs. the company is also dedicated to artisanal manufacturing and the idea that niche product manufacturing, through certain business practices, can prosper in traditionally high market costs. a way latticeStix does this is through buying locally sourced wood and using sustainable products. one of the companys suppliers of cedar is located in British columbia, while their biggest supplier of redwood is in mendocino, ca, only three hours north of San francisco. using sustainable wood as opposed to vinyl, latticeStix also uses non-toxic, water based glues and focuses on joinery instead of mechanical fasteners. the companys KitStix freeform trellis with three and four square patterns is only $59, while other lattice structures can run as high as $1,000. we dont depend on the usual forms of framing, moffly said. we are focused on an idea of more modern framing ideas that in turn are more efficient. its those beliefs that continue to have not only the united States, but europe, australia and even the north pole buying into the ideas of latticeStix. we are always considering different patterns and continue to follow where the market takes us, moffly said. the modern part of lattices are really starting to get legs in the marketplace and our designs have followed suit to adapt.
