Aleut was on the verge of losing contract with State of California. Realigned resources. Established and enforced work standards. Drove customer rating from 62% to 75% in six months. Earned a 13% performance award increase. Drove subsequent ratings to 86% (an additional $350K in award income per year). Turned around key account. California had lost confidence and was not awarding AFM improvement projects. Rebuilt the project team. Restored credibility. Progressed to win an average of 120 projects per month, ranging in value up to $1.3M per project. Logged high customer satisfaction and an average of 27% gross profit. Supported rapid growth. AFM was tasked with manage 60 additional courts and 2.2 million more square feet of buildings. Created a transition plan. Implemented a fast paced recruitment process. Built a team of 42 field staff (HVAC Technicians, Stationary Engineers and Maintenance Technicians). Met all contractual obligations. Created a comprehensive PM program. Inventoried all equipment, established service standards and frequencies and built a work order data base based upon scheduled frequencies. Implemented the plan (350 work orders per month) and then scaled it back to only critical areas in the wake of the States budget crisis. Improved quality. Disatisfaction as per customer survey was at a minimally acceptable 70%. Identified a lack of quality control at the field level as a key cause. Implemented a self-audit program. Drove satisfaction scores to 99%+ and was a key to winning further performance awards. Kept pace with growth. Golden 1 was adding 8 to 10 new branches yearly. Developed design and material standards and protocols. Enabled the organization to expand rapidly while keeping related costs well under control. Met all operational goals and consistently came in 5% or more under budget. Controlled costs. Established accounting processes and procedures for the forecasting, budgeting, accounting, and reconciliation of an average of $1.5M in occupancy income and expenses, $1M in operating expenditures and $30M in capital expenditure projects. Responsible for the administration, and fulfillment of a $40M contract with the State of California for the professional building operations and services management of over 70 buildings in 2.3 million square feet of courthouses. Team of 52, budget of $40M Manager - Facilities / General Services The Golden 1 Credit Union 1987 to 2006. Directed five supervisors and 22 associates within five departments including Facilities, Building Maintenance and Services, Purchasing, Warehouse and Mail Operations, Security, and Graphics Production. Provided services to 68 branches, 250 ATM sites and administrative headquarters statewide. Served as Project Manager of all capital projects for new acquisitions, remodels, relocations of facilities, and purchasing of furniture, fixtures, or equipment. Staff of 22, budget of $15M in this $2B credit union. Earlier roles at Golden 1 Credit Union progressed from management trainee to loan officer.
