ho doesnt dream of a 10-minute commute, or even walking to work? The benets of living in an urban area are manifold, from increased cultural and artistic offerings to a shorter commute and more job opportunities. Here are some of the top reasons to build your home in a metropolis, along with guidelines and tips to keep in mind as you choose the perfect plan for city living.

Location, location, location


The most attractive reason to move to the city is certainly convenience. If you live within the city, there are no tolls to pay, no bridges to cross, and often no trafc to ght, especially with public transportation as an option. Housing expert Professor Avi Friedman, whose new book is entitled Narrow Houses: New Directions in Efcient Design, agrees: We spend ve years of our life driving. Why not use that time for something more enriching? Urban centers are full of restaurants, theatres, art galleries, and more. Living nearby makes it easy to take advantage. Hospitals and schools are also closer.

Easier, cheaper, greener


With less driving comes less fuel consumption, and all the economic and environmental benets that entails. The building process is likely to be less expensive and wasteful too: in contrast to rural areas, utilities are usually already in place in urban zones, and theres probably less need for grading and lot preparation. Trash collection and recycling are already in place. Urban building may even bring unexpected treasure: if youve got a lot occupied by an old teardown, you may be able to salvage and recycle building materials such as vintage ooring.

Its all about quality of life


Not to be overlooked: the community aspect of living in a city and the paradigm shift that represents. Baby boomers are looking at things differently, asserts designer Mike Studer. In past decades, even up to 10 years ago, he says, The big thing was mom and pop and 2.5 children. We ignored the cities. Now, boomers and young professionals, or indeed anyone big on freedom, are rediscovering urban living and ignoring precedent. Its about individuality and nding what works for you. Studer notes that people are now developing an appreciation for everything, from the amenities of a city to wide-open acres. Or as Eric Schnell (design director for Alan Mascord Design Associates) puts it, People have gotten back to whats really important.

The Estates at Wiedemann Mansion in Newport, Kentucky were designed by Studer Residential Designs to appeal to professionals who desired luxury homes within easy reach of urban amenities. Clearly, there is a compelling case for making your new home in the city. Yet just as urban life is different from suburban living, building in a metropolitan area carries its own set of considerations, from more restrictive building guidelines to smaller lot sizes. However, with some thoughtful planning and the right home design, you can overcome these obstacles and create your dream home in your chosen environment.

Do your research
Before you begin building, its absolutely vital to check with your city or county government, as well as any neighborhood associations, to learn about local regulations. For example, many urban areas have policies limiting the size of your house or the percentage of your lot that can be built on. Ordinances may be in place to protect the historical look of the neighborhood, meaning, for instance, that your new home must have a Victorian facade to match the other homes on the block. Restrictions may also affect garage location and landscaping. Its wise to

Smaller lot sizes are simply a fact when building in most densely populated areas. Try to see beyond large square footage as the primary indicator of luxury in a home. Think of a Porsche, Friedman counsels. Though its small, youre really paying for advanced engineering. When it comes to the concept of homes and size, We are reinventing luxury. Home designers are leaving out single-use rooms and excess square footage in favor of elegantly efcient layouts with upscale amenities. This is a more personalized approach to home design. Are you unlikely to use a formal living room? Look for a layout with a multi-purpose great room instead. Or jettison a separate dining area in favor of a study that can become a guest room as needed. The object is to create a home that will perfectly t your lifestyle, with usefulness being more important than square footage.

Tricks of the trade


Smart design can make a small space feel much bigger. Some of Friedmans favorite visual tricks include placing a window at the end of a corridor or designing bedrooms to be entered from the corner, both of which draw the eye to the longest part of that space. Need more room? Think creatively. Friedman notes plenty of smart, if unconventional, storage places. The area near the ceiling is often empty space, including above and around door frames. Use space under the stairs as a powder room or small study. Or do what city dwellers have been doing for centuries: build up, not out.

Expand vertically and enjoy versatility


Three- and four-story plans increase the amount of living space available without widening the homes footprint. Besides tting a small (and potentially less expensive) lot, this type of arrangement offers quite a bit of versatility in layout. The lower level often holds the garage and a room or two, but you

could also choose a basement for this level or below (if appropriate to your climate) that can be nished into an extra bedroom suite for a live-in parent or older child. Best of all, if your budget is tight during construction, leave this area unnished and complete it at a more opportune time. The next level up usually features living spaces like the kitchen and living room. To maximize your space and increase the feeling of togetherness, look for a plan with few interior walls. In most new plans a great room replaces the rarely-used living room and serves as a center for both family life and entertaining, and is often completely open to the kitchen. When it comes to sleeping space, most people now prefer having the master suite on the main level for the sake of convenience. However, Schnell says he has some clients who prefer the traditional upstairs location. A lofty bedroom arrangement may also provide a greater feeling of security in an urban neighborhood where crime may be a concern. Alternatively, opt for what Studer calls an upside-down house, one in which living areas occupy the top oor so that everyone can enjoy the cityscape (this works particularly well for a lot with a view). If you choose this type of plan, consider adding an elevator for ease of movement from oor to oor, or even just leaving room for one. In the homes that Studer designs, stacked closets leave room for installing an elevator shaft later.

Create a rooftop paradise or private side yard


One added benet to building up is a superior view, especially in a hilly city like Cincinnati or San Francisco. Take advantage of the vantage point with a rooftop hideaway, an excellent way to augment backyard space. What could be more enticingly urban than sunning yourself on a rooftop deck? When you think about outdoor living space, consider also where your neighbors windows face: a side yard can provide more privacy than a backyard and may even be a better choice for maximizing sun exposure, depending on your lots orientation and the heights of surrounding buildings.

When in Rome
While choosing your homes facade, respect the style of your new neighborhood. As previously discussed, there may be regulations in place that require you to choose a certain historical style or even a particular paint scheme for your home. Whether these norms are codied or not, strive to

choose a style thats appropriate to the locale. Or as Studer puts it, You are the guest. When designing a home, Our main goal is to make it look like its been there forever. This approach makes sense; why not try to preserve the local avor that attracted you to the neighborhood to begin with? This is easier than you may think. Many home plans now come with multiple options for the exterior style. For example, the same oor plan may be available with your choice of a southern, Mediterranean, or Craftsman facade, so you can adapt your favorite layout to any neighborhood. Or, modify to match your style. Modication is a great option for making changes to a planfrom adding a bathroom to a full exterior makeoverthat lets you alter nearly any design for a reasonable fee. Once youve chosen your plan, youll need to decide which package to order. This isnt as daunting as it seems. It comes down to two questions: do you plan to modify the design, and how many sets do you need. Follow the simple steps below to determine which package is best for you.

How Many Sets Will You need?

A CAD le is a digital copy of your home plan on CD ROM. This format is the easiest to modify, allowing for extensive changes. Includes copyright release for making unlimited copies. A Reproducible Master is one set of house plans printed on Vellum, Sepia, or Mylar. Designers can make changes directly on the master copy. Includes copyright release for making 10 to 12 copies (on average). A PDF is a scanned set of house plans delivered in electronic format via email. Designers can make changes directly on the PDF document. Includes copyright release for making unlimited copies. Can be emailed directly to you and distributed electronically to your builder and sub-contractor, eliminating shipping costs and processing delays. Printed on bond paper, the 8-set package is the most likely format needed to build most new homes. It is illegal to modify or copy a bond set. These plans show the layout of each oor of the house. Rooms and interior spaces are carefully dimensioned, doors and windows located, and keys are given for cross-section details provided elsewhere in the plans.

In addition to the front exterior, your blueprint set will include drawings of the rear and sides of your house. These drawings give notes on exterior materials and nishes. Particular attention is given to cornice detail, brick and stone accents or other nish items that make your home unique. Depending on the home you choose, your order may also include:

3. Front Perspective
The artists sketch of the exterior of the house gives you an idea of how the house will look when built and landscaped.

4. Foundation and Basement Plans


This sheet shows the foundation layout including concrete walls, footings, pads, posts, beams, bearing walls, and foundation notes. If the home features a basement, the rstoor framing details may also be included on this plan. If your plan features slab construction rather than a basement, the plans shows footings and details for a monolithic slab. This page, or another in the set, may include a sample plot plan for locating your house on a building site. Additional sheets focus on foundation cross-sections and other details.

Large-scale views show sections or cutaways of the foundation, interior walls, exterior walls, oors, stairways, and roof details. Additional cross-sections may show important changes in oor, ceiling, or roof heights, or the relationship of one level to another. These sections show exactly how the various parts of the house t together and are extremely valuable during construction. Additional sheets may include enlarged wall, oor, and roof construction details.

6. Floor Structural Supports


Floor framing details come with plans that have basement and/ or crawlspace foundations. Each includes spacing, direction, span, and specications for oor joists. Beam and window headers, along with necessary details for framing connections, stairways, or dormers are also included.
