PROJECT SITE McGinnis Chen (MCA) was on-site at Metro Center Senior Housing on January 24, 2012 for the weekly meeting and for observation of window installation. MCA observed work at Units 111, 112, 121, 122, 131,132, 141 and 142 covering all floors of the structure. MCA made the following observations:
CONTRACTOR (GC)

1. Axis Construction (AC) used double-sided tape at the jamb terminations of the windows. AC GC also created slits in the Vaproshield at the head flashing to accommodate the end dams (Photo 1). MCA noted no issues with this installation at the observed locations. 2. AC installed stucco components at the smaller 2x2 windows in the same manner as the larger windows (Photo 2). MCA observed the proper use of the bibbed Vaproshield at the window sill with no exceptions taken.

3. At Unit 122, a synthetic trim piece was utilized between separate window assemblies. MCA observed that the width of the gap between these two objects varies as the gap is wider at the top of the window (Photo 3). MCA does not anticipate any performance issues related to the varying gap width. MCA suggest that the Ownership review this condition to ensure that meets the Clients aesthetic requirements. 4. Unit vents were properly installed and GC is detailing the stucco components as developed AC by the project team during the mock-up process (Photo 4). 5. Units 141 and 142 feature taller windows than those at the lower floors. These locations have four windows separated with synthetic trim pieces. GC has properly installed the vertical trim AC piece as a continuous member. However, the horizontal trim pieces are butted flush against the vertical trim and may inhibit drainage of water. The horizontal trim pieces should be cut back approx from the vertical member to allow for drainage at the window sill below (Photo 5). 6. At Unit 141, the ventilation cap of the window assembly appears to not be fully sealed against the window frame (Photo 6). A representative from the window manufacturer should observe this condition and provide a recommended solution. 7. MCA observed the installation of the weather resistive barrier (WRB), rainscreen and stucco components at the window sill of Unit 142. The installation appears to be in conformance with the design intent as resolved during the mock-up process (Photo 7). 8. There is a gap between the WRB and casing bead at the jamb of the window head where the WRB has been cut short. At all future locations, GC should terminate the WRB as close as AC possible to the casing bead to prevent this condition since the full overlap of the WRB onto the metal is needed to properly direct water drainage from the wall (Photo 8).
