TENANCY AGREEMENT

This agreement is made this 1ST day of December, 2010 between the SUDESH A/L SUPPIAH (NRIC NO. 710708-01-6099 of No. 117, Taman Mutiara, Jalan Sungai Abong, 84000 Muar, Johor, (hereinafter referred to as the Landlord) on the one part and SUBRAMANIAN A/L KUPUSAMY (NRIC NO. 771111-01-5535) of No. 236, Jalan 13, Taman Bintang Emas, Bukit Pasir, 84300 Muar, Johor, (hereinafter referred to as the Tenant) on the other part. The Tenant is desirous of renting the Landlords premises known as No. 151, Jalan Permatang 8, Taman Permatang Pasir, Bukit Pasir, 84300 Muar, Johor (hereinafter referred to as the said premises, and the Landlord is agreeable for the Tenant to run his business in accordance to the terms and conditions specified hereunder :-

TERMS AND CONDITIONS

1.

The Tenant would be responsible for the payment of the utility bill for electricity and water consumption for the said premises which amount has to be paid/settled promptly without any accruing arrears and paid bills to be forwarded to the Landlord for record.

2.

The Tenant is responsible to apply for and obtain any permit or licence necessarily needed for the running of the business for which the Landlord would give full assistance as and when necessary.

3.

It is hereby also agreed between the Tenant and the Landlord that the Tenant shall pay a sum RM600-00 (Ringgit Malaysia Six Hundred) only to the Landlord of which a sum of Ringgit Malaysia Three Hundred (RM300-00) as refundable deposit and a sum of RM300-00 (Ringgit Malaysia Three Hundred) as rental to be paid upon execution of this Agreement.

The monthly rental of RM300-00 is to be paid to the Landlord on or before the 1st day of each month without fail.

5.

The Landlord shall provide the Tenant with fixtures and fittings as existing in the said premises for use in the business which is to be returned to the Landlord in its original condition on the determination of this Agreement or if the Tenant ceases business.

6.

The Tenant shall be responsible to clean and keep clean the said premises and surrounding area at all times and ensure that all fixtures and fittings in the said premises is kept under proper security and the Landlord shall not be responsible for any loss thereof.

7.

The Tenant is required at all times to adhere to and not contravene the laws set and in force by the relevant authorities from time to time.

8.

Any notice required to be given under this Agreement shall be in writing and any notice to the Landlord shall be deemed to be sufficiently served if addressed to the Landlord and left at or sent by registered post to the address herein stated

and any notice to the Tenant shall be deemed to be sufficiently served if addressed to the Tenant and sent by registered post.

9.

The Landlord shall give the Tenant and/or the Tenant shall give the Landlord two (2) months written notice in the event of termination of this Agreement.
