Hertz Investment Group

Hertz Investment Group is a national real estate investment company for high end,
prestigious buildings and office parks. The company specializes in the
acquisition, marketing and management of prominent buildings around the country
such as high rise office buildings, prestigious market centers, historical
landmarks, luxury hotels, popular theaters, large retail centers, and even multi-
family residential properties.
History
The Hertz Investment Group was founded by Judah Hertz who was born and raised in
the state of New York. Hertz began his real estate strategy and success in the
1970’s when he started to purchase dilapidated buildings in the SoHo warehouse
district. He quickly made an investment turn around by repairing the old
buildings and replacing them with trendy, well built lofts. As he finished their
renovations, he sold them as they became in high demand.
After quickly developing and reinventing the New York area, Judah Hertz moved on
to the South Florida Miami area and bought up condo buildings. His renovation of
condos in Miami didn’t last long when he moved on to the Los Angeles area. His
move to Los Angeles created an ultra real estate portfolio. His portfolio quickly
contained a 3.5 million square foot office building and it became his company’s
main base.
New Orleans Real Estate Development
In August of 2005, Judah Hertz announced his plans to sell his Los Angeles
holdings and move to the New Orleans area. He would keep a house in Malibu, but
his sights were now set on the Louisiana city. His love for the new city would
bring the real estate company’s main headquarters to New Orleans instead of Los
Angeles.
His investment beginnings in New Orleans started in 2003 when he purchased a
twenty seven story office building named Poydras Center. That same year, Hertz
decided to continue his New Orleans investment by buying out other buildings in
the area namely the Dominion Tower and New Orleans Shopping Centre.
In 2005, he added to his city landscape and bought out two more properties. LL&E
Tower in May and the Texaco Center were added to the Hertz portfolio. The
investments added to the real estate mogul’s land with a total of 2.5 million
square feet in a 9.5 million square feet commercial land market.
New Orleans is not the only city that Hertz invested in real estate. He also
bought one million square foot in Tulsa, Oklahoma and another 1.5 million square
feet in Pittsburgh.
Although the company holds office space and large offices in multiple states, as
of 2005 Hertz Investment Group is focused on the New Orleans area. His thirty six
months of buying massive property in the New Orleans area has made him the leader
in real estate holdings in the area. Judah Hertz has spent $155 million in
investment property and $38 million of that money came from his own pocket.
Strategic Investments
The Hertz Investment Group has prided itself with strategic investments in an
array of valuable property for renovation. Its acquisition of property is
evaluated and renovated for a profit. The company focuses on property that can
give a return investment, but it also considers the benefits of better
preservation and upkeep of historical land.
Hertz Investment Group quickly buys property that can potentially have market
value. Its key motto is the proper investigation and evaluation of land that can
revitalize its home city. The renovation of Wiltern Center, the Oviatt Building,
and the Park Plaza Hotel in Los Angeles brought the company a financial gain, but
it also helped bring added value to the city.
