25386554 Hereinafter referred to as THE LICENSOR (Which expression unless repugnant to the context or meaning thereof shall mean and include his legal heirs, successors and representatives) PARTY OF THE FIRST PART AND MITHUN BANDIVADEKAR AGE 30 YEARS, OCCUPATION; SERVICE R/AT SHRI VYANKETESH TRYMBOLI NAGAR, LINE BAZAR, KOLHAPUR CELL NO. 9226557245 Hereinafter referred to as THE LICENSE (Which expression unless repugnant to the context or meaning thereof shall mean and include their legal heirs, successors and representatives) PARTY OF THE SECOND PART WHEREAS: a) The Licensor is the owner of the 32/1. Sahajanand Society, Behind Gandhi Bhavan, Kothrud, Pune 411038 comprising of 1 Single Room hereinafter referred to as the said premises. b) The Licensor was desirous of giving the premises for the residential accommodation has approached for temporary period of 11 months i.e. 1/2/2011 to 31/12/2011. c) License being in need of the premises for Residential accommodation has approached the Licensor for permission to use the said premises period on leave and license. So this agreement for leave and license is executed on the terms and conditions hereinafter contained.

NOW THEREFORE, THIS AGREEMENT WITNNESSTH AND IT IS HEREBY AGREED AND DECLARED BY AND BETWEEN THE PARTIES AS FOLLOWS: 1) The licensor hereby grants leaves and license to the licensee to use and occupy the said premises for a period of 11months for use as Residential purpose accommodation by the licensee 2) For removal of doubts, it is hereby declared that there is no intention between the parties to create any lease or tenancy in favor of the licensee or any other person .the licensee hereby agrees to remove himself and his/her articles and quite, vacant and deliver possession of the licensed unless renewed for a further period 3) The licensee shall pay to the licensor Rs.4500/-(Rs .four thousand five hundred only )including society maintenance charges per month toward compensation for use of the said premises of the of no or before 1to 5th day of every month 4) The licensee shall deposit Rs 15,000/-(rupees fifteen thousand only ) by cash with the licensor of the security for observing the various terms and condition contained herein the said deposit shall not carry any interest & shall be refundable to the licensee immediately on vacating & over handing over the possession of the said premises to the licensor. 5) At the end of the said period of 11 Month the licensee shall be entitled to seek renewal of this agreement on the same terms and condition here by ,except condition relation to the payment of compensation ,which may be revised to a sum mutually agreed upon . 6) The licensee hereby covenants with the licensor as follow: a)To keep the interior of the said premises in good condition During the period of the license and be responsible for the ordinary maintenance . Not to make without the prior consent of the licensor and doors of windows or other fixtures and fittings therein . b) To pay the Electricity charges as per the Electrical Reading Directly to MSEDCL during the period in which the license continuous in force c) Not to assign , transfer , sub let or part of the possession of the said premises to the third party during the continuous for this license . d) To permit the licensor or his/her duty authorized agent to enter the said premises and inspect the said premises to ensure that it is being maintained as per the terms and conditions therein. e) To deliver to the licensor on the expiry of the license or any renewal thereof, vacant and peaceful of the said premises . 7. The Licensor hereby covenant with the licensee as follows: a) To carry out all major or heavy repairs work, which may be, required to be done during the period of this license or a May renewal thereof. b) To bear, pay and discharge all present and future rates, taxes, assessment, duties, ceases whatsoever imposed or charged upon the said premises by the Municipal Corporation or any other concerned authority. PROVIDED ALWAYS AND IT IS HEREBY AGREED AND DECLARED BETWEEN THE PARTIES AS FOLLOWS:

a) The licensor shall at any time during the subsistence of this agreement have the right to terminate ,the license if breach on any of the conditions therein contained have been committed by the licensee provide that the licensor has observed the licensee with a writer notice specifying the nature of the breach and at the end of the period of 30 days of being served such notice the breach continues unspecified. Upon such termination of the license the license agreed to handover immediately vacant and peaceful possession of the said premises to the licensor and the licensor shall forthwith return the security deposit money to the licensee. 1. b) It is not intended by the licensee to create any right title or interest in respect of the said premises in favour of the of the licensee and the licensee shall have no right to transfer the benefit of this agreement to any other party. c) The licensee shall also any time during the subsistence of this agreement have the right to terminate this licensor shall forthwith return the deposit money to the licensee. d) It is agreed by and between the parties that the cost of damages if painting expenses after possession to the said premises shall be borne by the licensee. e) Both the licensee as well as the licensor shall have an option to terminate this agreement by giving 1(one) months notice in writing to the other side their intention to do so Fan Nos. Tube light Nos. IN WITNESS WHEREOF THE PARTIES HERETO HAVE EXECUTED THIS AGREEMENT AND THE DAY MONTH AND YEARS FIRST HEREIN ABOVE WRITTEN .
