February Property sales were 3, down -25.0% from 4 in February of 2011 and -25.0% lower than the 4 sales last month. February 2012 sales were at their lowest level compared to February of 2011 and 2010. February YTD sales of 7 are running -36.4% behind last year's year-to-date sales of 11.

Prices
The Median Sales Price in February was $225,000, down -34.3% from $342,500 in February of 2011 and down -20.0% from $281,250 last month. The Average Sales Price in February was $261,667, down -37.1% from $416,250 in February of 2011 and down -12.2% from $298,020 last month. February 2012 ASP was at the lowest level compared to February of 2011 and 2010.

Inventory & MSI


The Total Inventory of Properties available for sale as of February was 134, up 11.7% from 120 last month and up 30.1% from 103 in February of last year. February 2012 Inventory was at highest level compared to February of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The February 2012 MSI of 44.7 months was at its highest level compared with February of 2011 and 2010.

Market Time
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for February was 92, down -33.8% from 139 days last month and down -4.2% from 96 days in February of last year. The February 2012 DOM was at its lowest level compared with February of 2011 and 2010.

Selling Price per Square Foot


The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The February 2012 Selling Price per Square Foot of $156 was down -10.3% from $174 last month and down 4.9% from $164 in February of last year.

The Selling Price vs Original Listing Price reveals the average amount that Sellers are agreeing to come down from their original list price.
