HUDCC Socialized Condominium Architectural Design Competition Background Information Project Site: Pag-IBIG Fund property in Sucat, Muntinlupa

City, Metro Manila Lot Area: 12,744 sqm (including a right of way provision measuring 4,091.38 sqm) Rationale of the Competition The HUDCC Socialized Condominium Architectural Design Competition is a joint endeavor of the Housing and Urban Development Coordinating Council (HUDCC), Home Development Mutual Fund (Pag-IBIG Fund), and the Philippine Institute of Architects (PIA), along with the other Key Shelter Agencies and Government Financial Institutions under HUDCC. The competition aims to come up with a feasible design for a government socialized condominium project in the project site by eliciting design entries from architectural students in the Philippines. The competition can be a venue for new technology in building design, especially for the construction of socialized housing for Filipino low-income earners. The winning design may be used not just in the above-mentioned project site but also in future projects between the housing sector and its partners like the local government units (LGUs) and other group housing proponents. It will be a year-long competition, to be launched at the opening of the Housing Fair 2011 on September 30, 2011, at Mega Trade Hall 1, SM Megamall, Mandaluyong City. The winner will be announced a year later, in time for the Housing Fair 2012. Competition Rules

who are in their third to fifth level in school. The competition runs for one (1) year. It will be launched by Vice President and HUDCC Chairperson Jejomar C. Binay at the opening of the Housing Fair 2011 on September 30, 2011. The winner will be announced at the opening of the Housing Fair 2012. Interested participants should fill-up the registration form and submit this to their corresponding school representative. The participants are encouraged to use new technology in building design which must be approved by ITECH. The design entry should consider that each finished dwelling unit will be sold at P400,000.00. The dwelling construction cost should not exceed P360,000.00 per unit, at most P20,000.00 per square meter. Land and development share is pegged at P40,000.00 per dwelling unit plus Funding Share. The design entry should have a provision for elevators for buildings with a minimum of six dwelling storeys. Each dwelling unit should have a minimum floor area of eighteen (18) square meters, excluding loft area. Each dwelling unit should contain toilet & bath and kitchen, as well as delineated spaces for sleeping and entertaining.

9. The design entry should have a minimum number of 700 dwelling units, broken down to

400 family dwelling units with loft type provision for mezzanine floor and 300 couple dwelling units single floor type. 10. The design entry should comply with the required parking ratio of one (1) parking space for every eight (8) dwelling units. 11. The design entry should comply with the open space required percentage of 30% open space and 70% buildable area. 12. The design entry should include a waste disposal system and water treatment facilities. 13. The design entry should also comply with the minimum design standards and requirements of the Implementing Rules and Regulations for BP 220, Socialized Condominium Projects. Details of the General Design Parameters and the Drawing Requirements are contained in the Competition Kit available for free with the Competition Secretariat and in participating schools. 14. The top design entries will be accorded first, second, and third place recognitions, along with cash prizes amounting to P50,000.00 for the first place winner, P30,000.00 for the second place winner, and P20,000.00 for the third place winner. The total prize money of P100,000.00 will be put on escrow account during the duration of the competition. 15. The top design entries will eventually become properties of HUDCC. DESIGN REQUIREMENT P400,000.00 per unit: Condo unit: Twenty Thousand per square meter Land Share: Forty Thousand per Family Unit + Funding Share (HUDCC Res. No. 1 dated December 11, 2008) Conformity to Comprehensive Land Use Plan / Zoning Ordinance / National Building Code. Residential condominium projects shall preferably be located in areas zoned as or appropriate for residential uses. Pag-IBIG Property (Sucat, Muntinlupa, Metro Manila) with a total area of 12,744 sqm, with a Right of Way provision for the rear properties. Any structures currently built on the lot will be demolished; thus, the project designer has freedom to come up with a design for the whole property. Family Dwelling Units: 400 units loft type provision for mezzanine floor Couple Dwelling Units: 300 units single floor type Area Planning, Site Preservation, Easements and Circulation (see Annexes for details) Building faade, windows fronting streets, and/or balcony shall not be used for laundry drying purposes. Roof top may be used for this purpose. (see Annexes for details) Garbage Disposal Facilities per dwelling cluster is required.
