This achieves off street, naturally ventilated car parking, while allowing the living areas of the villas to be raised in a piano nobile. Clapham, London Residential development This project involved signicant remodeling of a multi-occupancy house back into a family home, including the creation of an entire new lower ground oor level, new roof structure, re-building of the rear ground oor extension and extensive remodeling and renovation. The design philosophy combined sensible retention of original features with minimal & clean lined simplicity throughout. The scheme includes a large family living space to the rear of the ground oor including relaxation, high specication kitchen & dining separated from the rear garden by a full width full height glazed sliding door assembly. Marylebone, London Listed Townhouse Conversion Single family residence Completion April 2010 This project entails the conversion of a Grade II Listed Edwardianised Georgian townhouse from three split-level maisonettes into a single occupation family home. Our design philosophy is one of rehabilitation and restoration: remedying the effects of previous alterations, returning the building to its original splendour, whilst reconguring the layout to meet the needs of today. Planning and Listed Building Consent were successfully negotiated for the installation of a new passenger lift within the middle of the building and the creation of a rooftop terrace. The Historic Building Consultant is Peter Riddington of Donald Insall Associates.

Clapham, London Mixed-use development 63 Old Town / Grafton Square was a vacant browneld site, with the exception of four existing terraced units, bounded by a rich and varied urban morphology. Harper Downie were appointed to take a fresh approach to this important urban project in light of the feedback received on a previous scheme from the planning and conservation ofcers, local residents and businesses who live and operate adjacent to the site. The development includes the refurbishment of the retained facades and extension of 53-59 Old Town together with the construction of new buildings comprising residential accommodation and commercial uses, underground car parking and the creation of public and private open space. Project completed while Directors of Harper Downie Ltd. The project was awarded the Evening Standard New Homes Award for the Best New Development in the Affordable Homes Sector, 2009.

Islington, London Mixed-use development - 13 new-build apartments Matthias Apartments is a redevelopment of a Texaco petrol station site into 13 new-build apartments, a communal garden and commercial premises to the ground oor. The four storey building consists of a brick facade with regular formed openings providing either full height glazing or recessed balconies to the apartments. The third oor roof level is clad in a grey aluminium rainscreen system responding to the existing surrounding Georgian slate roofs. The project was nished on time and to the budget. Balham, South London Residential development Our design response seeks to maximise the opportunities on the site whilst minimising the effects on adjacent properties and in many cases improving the quality of the environment for its neighbours. The proposal will be a contemporary interpretation of the neighbouring houses. It seeks to maintain, continue and reinforce the existing nature of the street and the consistent spacing between houses. The proposal pushes the mass of the building to the northern boundary of the site, enlarging the perceived amenity space between the new and existing buildings along Fernlea Road whilst reinforcing the street frontage and rear amenity spaces. Hitchin, Herts Residential - 38no. apartments and 8 houses Planning was approved to develop the former bus garage into a new residential development providing a range of housing. Designed as two distinct elements with an inll block to the front of the site along Fishponds Road and a larger block providing a mix of accommodation to the rear the scheme has been developed to create a balance between density and meaningful open space, to take a design led approach to massing and elevational treatment. The intention was to capture the spirit of the traditional Victorian terrace in a modern idiom, using materality, Proportion and conguration to achieve a sensitive elevational treatment which is not out of keeping in the area.

Camden, London Residential development - 40 apartments The proposal seeks to demolish the existing building on the site and develop a single gateway building which responds sensitively to each boundary. The building height on Approach Road is limited to ground plus four and ve with a top oor setback to replicate the form and massing of Reynolds House. There is no setback at the corner to create a positive strong element with the white oating box, that announces the axis and park entrance. This proposed layout will aid in re-establishing a strong denition of the public realm by redening the relationship the building has with the streets.

Islington, London Mixed-Use - 5no. apartments and commercial oorspace The scheme proposed comprehensive redevelopment of the site, to provide a new high-quality mixed-use development of 5no. apartments with a mix of residential unit sizes, all with private amenity space and relocate the existing commercial oorspace, was proposed. The professional team undertook detailed analysis of the site and its constraints and prepared a design which carefully addressed these, in particular the close proximity to adjacent neighbouring properties. Redevelopment of the site offered an opportunity to improve the quality of the streetscape, to reintroduce a residential use by extending the adjacent terrace, to help contribute to the housing needs of the area and to add buildings of strong architectural merit to this central urban site.

Wandsworth, London Mixed Use Redevelopment A dense redevelopment of a former public house site, the scheme comprises of a new public house for the Youngs brewery franchise, a restaurant and 14 apartments enclosing a raised landscaped internal courtyard. The practice was employed to take the extant planning permission and rework it to maximize the schemes potential. This was achieved while working within the constraints of the planning condition sign-off regime, providing an additional 1,000 sqft of accommodation, enhanced facades and reduced build costs.

Planning Consent was obtained through Appeal for the works, which included the refurbishment of the retail unit below. The build process was relatively complex, due to years of neglect and subsequent decay of the the building fabric and structure, to upgrade it to current regulations, offering generous space standards and providing a calibre of home betting the growing demand for high-quality homes in the area. Full planning and Listed Buildiing Consent was granted in Feb 2008, which included permission for additional storeys to the roofscape. Much of the accommodation is contained within spectacular historic rooms, which will be enhanced with modern interventions and servicing. The original Chapel will be a multi function space for weddings and conferences for up to 140 people with 2 additional wood panelled rooms catering for a further 200 persons. The massing of the remaining blocks takes it que from the historical context and the need for connectivity of land to water - city to river. A sharp reduction in the scale and height of the other buildings creates drama and reinforces the towers role as a marker. In these buildings elegance is achieved through narrow plan forms giving light, rened elevations to the Watkiss Way and river sides of the site. The horizontal emphases has been carefully articulated through vertical modulation and sensitive elemental language. The Balderton Street project offers c.100 bedrooms with a mixture of suites up to 45m2 and the remaining with an average size of circa 30m2; a large restaurant and bar on the ground oor of c. 7,000sqft; 4 / 5 conference rooms, mainly in the basement, with the largest able to accomodate around 130 people for banqueting; and a spa area incorporating private treatment rooms, gym and some wet facilities. Westferry, London Mixed-use development Salter Street is sited immediately adjacent to Westferry DLR station and offers an opportunity, alongside the adjacent West India Dock Road development, to form a cluster that will help to augment the prominence of the station. The facade to Salter Street itself is orientated towards Canary Wharf which also mitigates overlooking issues to the opposing development. St Pauls, London Ofce development This 16,115 sqft ofce development, for Skanska IDs UK agship ofce immediately adjacent to St Pauls Cathedral, was created from base-build shell and core condition. The concept of the ofce design centres around a social piazza space of multifarious purpose in the heart of the oorplan, from which the open plan ofce spaces, meeting suite and staff areas radiate. A controlled series of joinery elements dene the various areas and help to distinguish Skanskas unique brand, whilst maintaining a uid open plan creative environment. Harper Downie are currently designing a second phase refurbishment, to allow the ofce space to be realigned with the growing and evolving needs of the company. The scheme proposes extensions to the top and rear of the building and provides upgraded ofce space and a refurbished entrance on Northdown Street. The oorplates have been redesigned to improve efciency, relocating the service core and stairs have been combined in order to reduce circulation within the oorplate and provide for access to the two new upper oors. The proposal is to increase the mass of the building up to 5 storeys with an extension at roof level comprising two additional oors. The new roof levels are of contemporary design complementing the hierarchy of the original front faade.

West End, London Ofce development The brief for the redevelopment of this existing 32,000 sqft 1980s ofce building included the interrogation and design of the following areas: entrance/ reception area, circulation cores, basement space, overhaul of existing ofce oors, elevational treatment and a possible extension at roof level.A series of solutions were proposed to upgrade the existing building fabric and quality of its oorspace, to increase the oor area and improve its efciency by creating a rooftop extension and redesigning the cores. Islington London Student housing This refurbishment of a classical post war Bauhaus style building, which rst opened in 1948 for commercial premises and used more recently for education purposes, has a new life supporting 157 self-contained student apartments for the nearby City University. Learning facilities are incorporated with ground oor commercial tenancies and concierge. The majority of accommodation is contained within the existing ve-storey tiled historic facade. A contemporary aluminium-clad roof top extension and green roof, designed to integrate within the context of adjacent roof tops, houses 15 of the apartments. Varley Halls Campus, Brighton Student Accommodation Against a stellar cast of participating architects, Harper Downie accomplished second place in this competition to redesign the Varley Halls student housing campus in Brighton, working alongside landscape architects Gillespies. Positioned on a sloping site, the existing buildings fail to address the lush rolling landscape or views and are nearing the end of their life expectancy. The concept was to redress this in masterplanning terms and make use of the topography to benet the sites ecology and the sustainability of the development, simultaneously harnessing modern energy efciency techniques within the built environment and utilising them as an education tool. Rotherhithe, London Mixed-Use Development The site has the potential for at least 130,000 sqft of residential accommodation, providing a suitable mix of private treaty and affordable housing as well as provision for external amenity. This can be achieved within a height of seven storeys, with a split between tenures, employing separate blocks arranged over a podium deck.The site can also accommodate 20,000 sqft of commercial class B1 space at lower ground level therefore providing at least the equivalent of the existing commercial development. The site can provide for a development that will have inherent architectural qualities, and one that will respond appropriately to both central government and local authority planning criteria. The manufacturing process of Intermodal Buildings would be similar to a car assembly plant. The construction and adaptation of the container is the primary engineering process. The container will then be tted out sequentially by required trades, before quality assurance and compression to a standard container size. The unit is then ready to be shipped globally. The completed and shipped container would be delivered to site, laid out on a prepared jig, opened to its designed size and pinned in position prior to hoisting into location. The versatility of the product renders it suitable for many applications, such as hotel rooms, student housing and apartments.

Based on standard shipping container sizes, units can be expanded on site to provide an almost limitless range of room sizes suitable for many building types. As the system is based on the container unit, it can be stacked up to 8 storeys high without any further engineering, and up to 15 storeys with simple engineering solutions. Cladding can then be simply attached depending on the climate and end user. The only limit to the size and scope of a project is your imagination!
