Twenty First Architecture is a different kind of practice for a different kind of world. We strive to achieve design excellence on all projects, but architecture today is not about a building in isolation. Equally important is how it works for its occupants, how it is made, its environmental impact and how it relates to and interacts with its location. We live with our developments, taking them from feasibility through site assessment, master planning, design, interiors and space planning. We use the latest technology, materials and construction techniques to design and build contemporary developments, but we also embrace the cultural, social and historical context of our sites, which guides our choice of the materials and technologies needed to create appropriate architecture, now and for the future. We are creative, but were also commercial. We work closely with developers, designing and completing schemes that will maximise their return and minimise their risk. When it comes to architecture, the bottom line comes from design.

Founded by experienced architects Richard Diamond and Paul Keenan and based in central London, Twenty First Architecture is a vibrant practice with experience of all types and scale of development. ARCHITECTURE From vast urban master plans through civic new builds, refurbishment, browneld redevelopments to listed building restorations and interiors, we are experienced right across the architectural spectrum. SPACE PLANNING We conduct extensive analysis, including monitoring the space and its uses, and run a series of workshops with management and staff on how to get the best from their new environment. SUSTAINABILITY We ensure that whilst our developments improve quality of life for their users today, they will not cost future generations. We look at how we can minimize the environmental impact of developments during construction and throughout their life. TECHNOLOGY We adopt an integrated new technology policy. From presentation to production, all our work is in digital form, allowing efcient monitoring and management of jobs. But it is not just in design where we utilise new technologies, we are constantly looking out for new materials and modern methods of construction.

Westminster, London Prime Residential Development - 65,000 sqft 88 St Jamess Street is a refurbishment of an important 1904 Norman Shaw Grade II* Listed former Royal Sun Alliance Headquarters at the end of Pall Mall adjacent to St Jamess Palace.The project is to convert the building to permanent / fractional apartments and a Private Members Club accommodating restaurant, bars, private dining / meeting rooms, gym and a golf simulator suite. Kensington and Chelsea, London Prime Residential Development - 9 Family Townhouses This is a remarkably tight urban site set in the backwaters of a very desirable west London residential area overlooked by existing, well designed 19th century terraced housing. Project executed while Directors of Harper Downie Ltd. The solution is to respect the rights of light and the sense of overlooking issues and set the base level of the 9 houses down beneath grade. This achieves off street, naturally ventilated car parking, while allowing the living areas of the villas to be raised in a piano nobile. A considerable amount of thought has been given to the layout of the development, taking into account neighbourly constraints

Clapham, London Residential development This project involved signicant remodeling of a multi-occupancy house back into a family home, including the creation of an entire new lower ground oor level, new roof structure, re-building of the rear ground oor extension and extensive remodeling and renovation. The design philosophy combined sensible retention of original features with minimal & clean lined simplicity throughout. The scheme includes a large family living space to the rear of the ground oor including relaxation, high specication kitchen & dining separated from the rear garden by a full width full height glazed sliding door assembly. Marylebone, London Listed Townhouse Conversion Single family residence Completion April 2010 This project entails the conversion of a Grade II Listed Edwardianised Georgian townhouse from three split-level maisonettes into a single occupation family home. Our design philosophy is one of rehabilitation and restoration: remedying the effects of previous alterations, returning the building to its original splendour, whilst reconguring the layout to meet the needs of today. Planning and Listed Building Consent were successfully negotiated for the installation of a new passenger lift within the middle of the building and the creation of a rooftop terrace. The Historic Building Consultant is Peter Riddington of Donald Insall Associates.

Mayfair, London Prime Residential Development This high-end residential scheme, in the heart of Mayfair, provides an appropriate civic inll piece that completes the rich urbanity of the Square and adds to the architectural homogeneity of its neighbours. It also stands proudly as a building in its own right. The existing building dates from the early Twentieth Century. It was conceived, designed and constructed to the standards and expectations of the era. Camden, London Residential development - 20 apartment rets The project consisted of the comprehensive redevelopment and ret of 20 serviced apartments in Butlers Wharf, The apartments have been provided with a new portered entrance, high quality internal nish, with new kitchens, bathrooms, full AV system throughout, bespoke joinery and modernist classic furniture. Camden, London Residential development - 34 apartments The proposals involve the redevelopment of 25 apartments and the creation of 9 new residential units,through the reconguration of existing space together with sensitive inlling and extension to the existing building. The proposals also seek to provide increased amenity space within the development and represents an opportunity to improve efciency within the existing building. Mayfair, London Mixed Use Development -Ofce, townhouse & 2 mews houses The scheme comprises two interconnecting period fronted buildings arranged over basement, ground and four upper oors. These were comprehensively redeveloped behind the attractive red brick facades to provide high quality ofce accommodation offering a mixture of large open plan oor plates (through an extension to the rear of the lower three oors) and period rooms. In addition, there is a further modern extension to the rear, housing two mews houses with residential parking and frontage onto Grosvenor Hill. Clapham, London Mixed-use development 63 Old Town / Grafton Square was a vacant browneld site, with the exception of four existing terraced units, bounded by a rich and varied urban morphology. Harper Downie were appointed to take a fresh approach to this important urban project in light of the feedback received on a previous scheme from the planning and conservation ofcers, local residents and businesses who live and operate adjacent to the site. The development includes the refurbishment of the retained facades and extension of 53-59 Old Town together with the construction of new buildings comprising residential accommodation and commercial uses, underground car parking and the creation of public and private open space. Project completed while Directors of Harper Downie Ltd. The project was awarded the Evening Standard New Homes Award for the Best New Development in the Affordable Homes Sector, 2009.

Clapham, South London Residential development The site consists of a plot of land of approximately 0.2 hectares in area, currently occupied by a Grade II Listed Drum Tower that marks the surface entry/ exit point for a World War II air-raid shelter. The site has a substantial opening to Balham Hill with an opportunity to reinstate a more traditional urban street pattern along this frontage more in keeping with the existing context.The facades will use a limited palette of materials with clean details to enhance the quality of the streetscape and provide an elegant contemporary and well considered design that is contextually responsive and respects and retains the listed structure. Wandsworth, London Mixed-use development Commissioned by Ipsus Developments to redevelop this difcult urban site, adjacent to the busy thoroughfare of the South Circular. This site is bounded by arterial roads and listed buildings, which constrain the developments options greatly. The scheme, which commenced on site in July 2006, comprises residential units with commercial and retail units at ground level and a two-storey underground car park. Farringdon, London Residential development - 27 apartments (13 affordable) 71-91 Kings Cross Road is a new-build residential development on the site of a former Texaco petrol lling station. The development provides 27 high-quality residential apartments and duplexes with landscaped gardens to the rear and private terraced areas and balconies at the higher levels. The building is divided into two components, split at the apex in the road, which separates the Housing Association allocation from the private treaty units. Wandsworth, london Mixed-use development - 65,000 sqft This expanse of Upper Richmond Road is occupied by very ordinary 1960s ofce buildings which were erected to inll a major bomb site. The scale and use of the existing building fails to generate a sympathetic, human feel with virtually no street activity after ofce hours. In keeping with many similar projects within the ofce, the design concept involves sculpting and layering the existing frame to provide new housing within a more sensitive form and facade. The proposed building will provide an active commercial frontage onto Upper Richmond Road at street level employing a large scale glazed shop front set on a formal stepped approach. Islington, London Mixed-use development - 13 new-build apartments Matthias Apartments is a redevelopment of a Texaco petrol station site into 13 new-build apartments, a communal garden and commercial premises to the ground oor. The four storey building consists of a brick facade with regular formed openings providing either full height glazing or recessed balconies to the apartments. The third oor roof level is clad in a grey aluminium rainscreen system responding to the existing surrounding Georgian slate roofs. The project was nished on time and to the budget. Battersea, London Residential development - New-build 4-at block and 10 houses Located in the heart of Battersea, South-West London, Cabul Road is a new luxury 14-unit mews development, comprising four apartments and ten houses with garages. An imaginative contemporary solution for a site beset with site constraints, the two and three-bedroom houses provide variations on a loft-style house typology with open living accommodation on the rst oor and external amenity and sleeping on the ground oor. RBKC, London Mixed-Use - 5no. apartments and commercial oorspace The scheme proposed comprehensive redevelopment of the site, to provide anew high-quality mixed-use development of 5no. prime apartments with a mixof residential unit sizes, all with private amenity space and retention of 50% of the existing commercial oorspace, was proposed. The professional team undertook detailed analysis of the site and its constraints and prepared a design which carefully addressed these, in particular the close proximity to adjacent neighbouring properties. Redevelopment of the sit offered an opportunity to improve the quality of the streetscape, to reintroduce a residential use, to help contribute to the housing needs of

Edinburgh Residential development 22 Corstorphine Road is a refurbishment of an existing Victorian Villa block set within large landscaped gardens in the West Murrayeld Conservation area. The development involves demolition of crude 1960s wings to either side to provide 4 high-quality residential apartments within the main Villa block with 2-storey new build Townhouses as wings to either side of the main villa. A single storey newbuild house will be built to the rear of the gardens with views over the main Villa. The new build Townhouses are designed as a contextual response to the setting of the existing stone Villa whilst using traditional materials in a modern manner. Clapham, London Residential development West Road is a high quality new-build residential develpment comprising two four-storey semi-detached luxury houses. The accommodation is distributed over lower ground, ground, rst and roof level with private courtyards and gardens at lower ground and ground oors. The design is a contemporary interpretation of the Victorian villas within the surrounding Conservation Area, whilst aiming to introduce the more modern concepts of open plan and indoor/ outdoor living. Sanderstead, South Croydon Residential development - 11 apartments A Planning Application was submitted in June 2009 for the demolition of existing buildings and the construction of a new residential building comprising 8no. 2-bedroom and 2no. 1-bedroom apartments, including the formation of a new vehicular access and parking provision. Our proposal seeks to provide a modulated and ordered facade, grounded on a strong plinth, which sits well on the natural banking of the site.The design is contextual and vernacular with a modern and contemporary approach.

Balham, South London Residential development Our design response seeks to maximise the opportunities on the site whilst minimising the effects on adjacent properties and in many cases improving the quality of the environment for its neighbours. The proposal will be a contemporary interpretation of the neighbouring houses. It seeks to maintain, continue and reinforce the existing nature of the street and the consistent spacing between houses. The proposal pushes the mass of the building to the northern boundary of the site, enlarging the perceived amenity space between the new and existing buildings along Fernlea Road whilst reinforcing the street frontage and rear amenity spaces. Hitchin, Herts Residential - 38no. apartments and 8 houses Planning was approved to develop the former bus garage into a new residential development providing a range of housing. Designed as two distinct elements with an inll block to the front of the site along Fishponds Road and a larger block providing a mix of accommodation to the rear the scheme has been developed to create a balance between density and meaningful open space, to take a design led approach to massing and elevational treatment. The intention was to capture the spirit of the traditional Victorian terrace in a modern idiom, using materality, Proportion and conguration to achieve a sensitive elevational treatment which is not out of keeping in the area.

Hitchin, Herts Residential - 14no. apartments and 15 houses Due to changing nancial conditions a new application was requested for this site. It is proposed to provide four distinct elements with an inll terrace to the front of the site along Fishponds Road, two lots of terrace houses running into the depth of the site and a 4 storey including a mansard roof apartment building providing a mix of accommodation. The facades will use a limited palette of materials with clean details to enhance the quality of the streetscape and provide an elegant contemporary and well thought design while respecting the local context.

Brent, London Residential - 21no. apartments A comprehensive redevelopment of the site, to provide 21no. 100% affordable housing units, is proposed. This will incorporate a mix of residential unit sizes, all with private amenity space and share of a communal garden. In order to respond to the scale and character of the locale, it is necessary to break down the length of the site, and hence the mass of the building, into a form that addresses the dominant pattern and rhythm of surrounding terraced housing. The proposals will lead to the creation of a high-quality residential environment and an attractive housing development within the borough, addressing housing need for family homes and low income families. The project won the New Dwellings Category at the Camden Building Quality Awards 2009.

Camden, London Residential development - 40 apartments The proposal seeks to demolish the existing building on the site and develop a single gateway building which responds sensitively to each boundary. The building height on Approach Road is limited to ground plus four and ve with a top oor setback to replicate the form and massing of Reynolds House. There is no setback at the corner to create a positive strong element with the white oating box, that announces the axis and park entrance. This proposed layout will aid in re-establishing a strong denition of the public realm by redening the relationship the building has with the streets.

Camden, London Residential development - 13 apartments & 3 mews houses The development consists of high-quality residential apartments to Chalk Farm Road and 3-storey mews houses to the rear, each with private amenity space. The apartments, which enjoy views of Camdens spectacular Roundhouse Theatre opposite, oat over a single ground oor commercial space shielding the rear mews block and private landscaped courtyard from the street. The scheme has been designed to provide a contextual urban response of appropriate mass, height and texture in order to address the prominence of the theatre opposite and to enlighten the Chalk Farm hub. Clapham, London Residential development - 27 apartments of mixed tenure Clapham Park Road is a redevelopment of an existing ofce building close to Clapham Common, South London. The existing building has been stripped back to its concrete frame. A new steel frame at the third oor and set-back fourth oor have been added. The exterior of both new and existing areas have been clad in white insulated render, allowing the existing building to be thermally upgraded whilst providing a continuous facade between the contiguous elements, with intermittent Douglas Fir cladding panels and framing to the ribbon windows. The professional team undertook detailed analysis of the site and its constraints and prepared a design which carefully addressed these, in particular the close proximity to adjacent neighbouring properties. Redevelopment of the site offered an opportunity to improve the quality of the streetscape, to reintroduce a residential use by extending the adjacent terrace, to help contribute to the housing needs of the area and to add buildings of strong architectural merit to this central urban site.

The concept of the ofce design centres around a social piazza space of multifarious purpose in the heart of the oorplan, from which the open plan ofce spaces, meeting suite and staff areas radiate. A controlled series of joinery elements dene the various areas and help to distinguish Skanskas unique brand, whilst maintaining a uid open plan creative environment. Varley Halls Campus, Brighton Student Accommodation Against a stellar cast of participating architects, Harper Downie accomplished second place in this competition to redesign the Varley Halls student housing campus in Brighton, working alongside landscape architects Gillespies. Positioned on a sloping site, the existing buildings fail to address the lush rolling landscape or views and are nearing the end of their life expectancy. The concept was to redress this in masterplanning terms and make use of the topography to benet the sites ecology and the sustainability of the development, simultaneously harnessing modern energy efciency techniques within the built environment and utilising them as an education tool. The manufacturing process of Intermodal Buildings would be similar to a car assembly plant. The construction and adaptation of the container is the primary engineering process. The container will then be tted out sequentially by required trades, before quality assurance and compression to a standard container size. The unit is then ready to be shipped globally. The completed and shipped container would be delivered to site, laid out on a prepared jig, opened to its designed size and pinned in position prior to hoisting into location. The versatility of the product renders it suitable for many applications, such as hotel rooms, student housing and apartments.

Based on standard shipping container sizes, units can be expanded on site to provide an almost limitless range of room sizes suitable for many building types. As the system is based on the container unit, it can be stacked up to 8 storeys high without any further engineering, and up to 15 storeys with simple engineering solutions.
