TENANCY AGREEMENT BETWEEN SIEW NYOOK SEN NO. 27, SEMPALIT,27600 RAUB, PAHANG DARUL MAKMUR.

& PARAMASPARAN A/L KANAGASABAI LOT NO. 6289, GERAI SEMPALIT, 27600 RAUB, PAHANG DARUL MAKMUR. PERIOD: 15 APRIL 2012 UNTIL 15 APRIL 2015

AGREEMENT
THIS AGREEMENT IS MADE ON THE 15 DAY OF APRIL 2012 between Mr Siew Nyook Sen I/C No. 5300711-06-5387 of No.72, Sempalit, 27600 Raub, Pahang (hear in after refer to as the FIRST Party) of the FIRST PARTY Mr PARAMASPARAN A/L KANAGASABAI, I/C No. 60091-06-5319 of No. 101, Gerai Sempalit, 27600 Raub, Pahang Darul Makmur. (Hereinafter refer to as a the SECOND PARTY) of the other path. AND WHERE AS THE FIRST PARTY has obtained full permission from the register owner of H.D (D) 1089, Lot No.PT 6289 of Mukim Gali, state of, Pahang, to act as their representatives for this agreement. AND WHEERE AS THE FIRST PARTY agrees to let out the whole lot of this piece of land measuring 4356 sq.ft. as shown in the photo copy of the LAND TITLE (hear in after referred to as the SAID LAND) and the SECOND PARTY Agrees to rent this whole lot piece of LAND from the FIRST PARTY upon the terms and conditions here in after appearing. WHERE BY IT IS AGREED as follows:1. THE FIRST PARTY let and the SECOND PARTY shall rent the said LAND for a term of thirty six month (36) commencing from the 15 day of April 2012 until 15 day of April 2015 at a monthly rental of Rm700.00 (seven hundred only). Option: 24 month (2 year) flexibility 2. THE SECOND PARTY HERE BY CONVENANT WITH THE FIRST PARTY as follows:a) To pay a sum of Rm 1400.00 (Ringgit Malaysia one thousand four hundred only) as deposit and one month rental in advance, upon the execution of this agreement. The aforesaid deposit shall be refundable by the FIRSTY PARTY to the SECOUND PARTY, without any interest of any kind, less any amount outstanding owing to the first party. b) To keep the said LAND clean and free of all rubbish of any kind during the duration of this agreement. c) To obtain all relevant licenses and to indemnify the FIRST PARTY at all time, against all legal action, claims, and fine and or any other action so arises from any party or parties.

3.8 All cost, stamp duties, solicitors incidental to this agreement shall be borne by the FIRST
PARTY. 3.9 This agreement is binding upon the heirs, successors in title executor and trustees and personal representatives of both parties. IN WITNESS WHERE OF the parties have hereunto set day and year first above written.
